      I'll suggest you create a diversification strategy because building a good financial-portfolio has been more complex since covid.     I know a person who stayed on rent in a 2bhk in our society for 5 years. Later he purchased 3bhk recently. One thing I have understood is that he did pay extra but he didn't hurry in buying real estate. He was satisfied and knew all the pros and cons. He knows each and everyone in the society. You can understand what I am trying to say here.

    I agree with you sir, but f&O agar sach me kharab hai to aaj ghanshyam sir, shakti sir, abhishek sir, subhasish sir, jaise traders nhi rahte. Trading me 5-10 % log paisa banate hai, govt job me bhi 4-5 % logo ka hi hota hai. To f&o kharab kaise hua.

    Agree with all of them but first one !! First of all with new projects there is always risk of project getting delayed and we all know how efficient our legal system is . Second - the premium in Price you pay for ready to move house is often gets recovered by i. No TDS 2. Savings in rent because of early possession

    Sectoral funds are great if u know where to invest reason being not everyone can appropriately allocate enough in order to directly buy equities and diversification among various mkt cap in the same sector is a good thing according to me.
    that's why I bought TATA Digital India fund now NIFTY IT is down 28% it's bound to go up expense ratio is only 0.34%

    I completely relate to your real estate advice my mama is builder for Lodha so we had some information on very early construction, so my uncle purchased very initial very initial flat for around 2Cr and till launch the flat was for 3.5-4 cr and now it’s worth around 4.5 Cr

      4.5 cr milega nahin aaj ki date main if he wants to sell it therfore market value is the price which the buyer is ready to pay not the one which the seller always demands

    Hi pranjal I would like to add one point regarding Real estate. Buying in real estate in initial phase of construction would cost a person less but its risky too because developers do default or dont construct the project in stipulated time. Inspite of RERA.

    Buying real estate during launch is very very risky. Many builders do not complete the project on-time and our hard earned money gets stuck.
    Yeh advise bhi do bhaiya

    For general public FnO is bad but if you use it correctly, it's better than investing directly in index fund.. Because with options selling you can at least earn something even if market stays there only... Also we can sell far away calls for existing shares.. But it all depends on risk management and greed... Sabko 1000 ka 1crore banana hai FnO se to wo log to marenge hi...

    Regarding real estate one thing many content creators ignore is the risk of investing in projects at launch. There are many horror stories of projects not getting completed even by developers with a good reputation.

    Very well explained, but Sir Brezza attracts 50% tax (28% GST + 22% CESS) because Brezza's engine is 1.5 ltr and to avail the Tax Benefit, a petrol car's engine should be upto 1.2 ltr only... That's why Brezza is a little bit more expensive than the Nexon, maybe MSIL is cutting on their own profits to keep the car prices competent enough...

    I will never go for under constructed property. Otherwise running after the builder for possession will become liability for next 10-20 yrs.

    I don’t completely agree with the view on under construction properties, I feel it’s extremely risky in current volatile market scenario. It feels risky even in a city like Mumbai then I can imagine about tier2 cities.

    My takeaways:
    1) Agar ghar khareed rhe ho toh uss project m khareedo jaha abhi sb ghar na sell hue ho otherwise aap uske peak price pr usko buy kr rhe hoge
    2) Car 4 meter se choti lo because tax m bhot fark aa jata h and aap 3-4 lakh rupay bcha skte ho
    3) Balanced mutual fund aur sector mutual funds se dur rho kyoki balanced fund m expense ratio jyada hota h aur sector funds se dur rhne ka ye logic h ki waha agar apko pta hota ki konsa sector chlega toh direct hi uss sector ke top 5 stocks lelo

    Very nice learnings.. Specially after so many videos already. You still have something or the other to give.. I learnt about real estate, and Man, i just loved, literally loved how you took out on some mutual fund decisions. That was sexy.. Specially the thematic.. People tend to follow for green energy for next 5 years, or gold theme fund for long term.. But instead i can create my own bucket of stocks too. Anyday stocks would give me more returns

    I m not in agreement of buying the under construction property.
    Buying ready property has following benefits
    1. U start saving rent if u move in or u can rent out ultimately u will reduce ur EMI
    2. U don't have hv to go through uncertain pain of waiting for handover
    3. U can visit with electricity plumber etc with veryy cheap rates u will get excellent advice from them on construction quality
    Lastly property is all about finding the best deal, one will always find distress seller, u just hv to b patient

    Amount we spend in rent and intrest come same as the premium price we pay for ready possession flats, also under construction property attracts more GST as compared to ready possession

    My father bought a flat with his retirement money just during possession. That was 4 years ago, now he's looking to sell it for 30% discount, that too excluding middleman fees.

    I have some change of views regarding your 2 point that's car. For Indians like house sentiments are associated with car, which cannot be restricted to sub 4 meter, I am not telling here to stretch the budget to buy big car or take car on full loan. There is a solution for that also, top end of sub 4 meter and entry to mid level of 4 meter cost almost same, for ex top end i20 and creta entry level is same price, I am ready to compromise on some feature go for entry or mid level rather going for top end of smaller car
