It's a good way to show younger Singaporeans that if you work smart and save hard, you can by pass the HDB route and get a private property at a young age! I bought my first unit in 2013, got a 2bdrm condo, and paid $770,000 for it (resale in heartland, apparently the price was considered high) but when you mentioned yours was $690k and a studio, I compared how property prices has sky rocketed within that 6yrs despite cooling measures in placed. It only gets more and more expensive in Sg and harder for the younger generation to get their own property without financial aid from their parents.
Singapore is really expensive for housing and cars! But we also can have nutritious meals from US$2-3 and they're everywhere in our hawker centres. Thanks for commenting! Gave me a video idea 😄

I think Singapore condo price is reasonable, VS Shanghai and HK, they are really crazy, no swimming pool, no gym, while cost is much higher than Singapore(almost double I mean average price in city)
Had you been able to qualify for HDB , would u still choose to get a condo? I waited until 35 to move out lol. On groceries for a single, buy hardy foods that can last a bit longer. Carrots, brocolli are good choices. You could half-cook them and then freeze it too. Or pasta is easy to make as well.. just use ready made sauces.
I think I would have gotten HDB if I qualified. Condos are really expensive and I don't use the facilities that much. Might strongly consider selling and buying resale once I reach 35
Informative vid! :) Actually I stayed near the train track on level 11. Just one multi storey car park in the middle. It wasn't that noisy sometimes we just close the window. when one view the apartment can go during day and night time to see the difference

When it’s time to buy your apartment, you just need to pay about 25% of the total price, which is called a downpayment. The rest can be borrowed from the bank, and you pay them back on a monthly basis. This is a mortgage loan, and since you do not have to pay the condo in full, it will likely take you far less than 30-40 years. When you work each month, some of your income is put into your CPF account which you can also use towards paying for your property in future. This will become clearer as you formally enter the workforce when you are of age, so don’t worry too much about the home-buying process for now. Instead, focus on scoring well in school and exploring extracurricular activities that you are good at. Good grades and skills help you to unlock options such as earning more money in future or finding a job that you like. Congrats on your impressive ability to save despite your young age. Keep up this good habit and continue to be curious about personal finance.

im not sure how much your income, but given that amount you paid, guess u earn pretty good income, but again im not sure how many years is your installment, sometimes i wondering people work so hard to pay entire life till even after retirement, when it is all paid, u all basically enjoying your shelter but the property that worth 1.5m in next 30-40 years then just simply given freely to your children perhaps when you have one. i would not waste so much money on just a property when you said u merely spend 5k on furniture bla2.... here in malaysia u can simply get a HDB kind of flat for mere SG50k then renovate a bit like SG10K and then just put all nice furniture and then u can still stay the same, still drive your car, or MRT....probably by next 10 yrs, if u have a decent stable income, u can just pay off everything, and your retirement will gets easier...probably u can buy a better car, travel more, or save more and retire early

Hi, I just helped my son buy a condo/ 1 bed room (48m2) that will be ready in end 2023 & 10-15min drive to Orchard. He is 22 now & 2nd year in NUS . I believe that if he is to wait until he gets enough money to buy, it will be like you chasing for the price....He did not want it as he prefers to get things by himself but I convinced him successfully in the end. The same amount of money may not be able to get a 1 bed room in 8-10 years time. In future, he has choices either change to a bigger condo or a BTO. I just wanted to help.

Hi Seth, love your advice on living under your means when it comes to purchasing a property. Do you have any advice on what’s a prudent amount one should be spending on renovation (e.g. % annual income or % of property price)? I am expecting a place soon and it comes as a bare unit, without any finishing so unfortunately the renovations is going to cost way more than the $5k you spent ;( Given it is my first home, I have aspirations on how to make it my dream home but at the same time, the practical side of me wants to ensure I do not go all out on splurging on renovations.
If I were to do it I'd get a few quotes to compare. Useful to get recommendations from friends. At the end it's quite a subjective thing because it's very design based so different IDs will have wildly different prices, experience, and workmanship. To cut costs you can come up with your own designs and hire contractors on your own but you'd need to do all the coordinating work. Also contractors need to be micromanaged to get you the look you want. Otherwise you need to pay a premium for an ID to do it for you

Sorry for the late reply as I had missed your comment. I think there are just too many things that can be a red flag and it differs for each individual. Personally I tried to evaluate the place I was buying by viewing it more times and also neighbouring units/developments just to have a sense of what I was getting into.
I'm on the fence on this actually. Freehold feels more comforting, but leasehold is more practical. For the same price you get bigger unit and/or better location. And I think freehold projects are just going to be rarer and in less desirable locations so might not have much choice eventually.

Just sharing.. for curtain sometimes we take them down 6 months or only during CNY. Put inside the washing machine. After washing these curtains, select tub cleaning. (But im guessing there might be ppl who dont use washing machine for curtain or solely for clothes) or maybe you can try search for curtain cleaning services online too :)
That's a really great question. It's an option I will explore more seriously when I’m about 34+, which is in about a years’ time. Might start shopping for resale units next year 😄
Cooking is an important life skill. If you can’t cook, you are pretty much stuck to living in places like Singapore or 3rd world countries . The other thing is that it’s harder to eat healthy, as you cannot control what others put in your food…. Nowadays many women don’t cook either, so don’t assume finding a wife who can cook will be that easy.
Quite easy to find affordable and relatively nutritious meals in Singapore so cooking isn't that necessary. I can make simple stuff so not entirely helpless in the kitchen =D
Dun expect wives to cook la. Every weekend, l and the children look forward to dad's cooking. Fantastic food! I dun know and dun like to cook, my hubby cooks wonderful food! Yummy!👍😜

Depending on your age, I'd rather a cheaper rental option of $700. Save up till you're 35 and get a 2 room HDB BTO.

As far as small crowded countries go I think prices are fairly reasonable la still takes a bit of effort to save up for :)

You can still buy a resale HDB after selling off private property without waiting. I am considering getting a resale HDB if I sell my current condo.

30 months wait applies to BTO or resale PLH. For the usual HDB resale, just need to sell within 6 months of the flat purchase.

I don’t believe so. The whole point of having the loan-to-value limit is so that homebuyers can’t overborrow. So at least 25% must be paid upfront

Just sharing.. for curtain sometimes we take them down 6 months or only during CNY. Put inside the washing machine. After washing these curtains, select tub cleaning. (But im guessing there might be ppl who dont use washing machine for curtain or solely for clothes) or maybe you can try search for curtain cleaning services online too :)

Foreigners have to pay 20% (!!) Additional Buyer's Stamp Duty on top of the Buyer’s Stamp Duty. PRs have to pay 5% ABSD on top of the BSD.

That's a really great question. It's an option I will explore more seriously when I’m about 34+, which is in about a years’ time. Might start shopping for resale units next year 😄

Cooking is an important life skill. If you can’t cook, you are pretty much stuck to living in places like Singapore or 3rd world countries . The other thing is that it’s harder to eat healthy, as you cannot control what others put in your food….
Nowadays many women don’t cook either, so don’t assume finding a wife who can cook will be that easy.
Quite easy to find affordable and relatively nutritious meals in Singapore so cooking isn't that necessary. I can make simple stuff so not entirely helpless in the kitchen =D
Dun expect wives to cook la. Every weekend, l and the children look forward to dad's cooking. Fantastic food! I dun know and dun like to cook, my hubby cooks wonderful food! Yummy!👍😜
