  • Our New homestead building project is underway once again. In this episode, I cover the basics of venting a roof system to avoid condensation problems that lead to black mold and mildew. Also, answering some the FAQ for building your own cabin or homestead.
    Homesteading off the grid and on the mountain certainly has its challenges but there's no place we'd rather live. We restored the old camp and transformed it into a cozy home for ourselves, then we cleared more land, built a workshop and greenhouse and in spite of the challenges of living on ledge -we succeeded in creating an abundant garden. Little by little we're reaching our goals of having a self sufficient homestead.

    I will try to keep this as brief as I can because I like talking too much LOL just wanted to say thank you so much for you explaining things the way you do you've taught me a lot I can't read that good and it's hard for me to get information and I thank you so much for what you do and taking the time to explain stuff I never did know why they put that little thin piece of Styrofoam up on the bottom of the roof it never occurred to me why now I know it's very important so as I build my 10x12 room to live in I know that I need it and I appreciate you so much I hope you're still doing good can't wait to see your next video take care

    I've been forced to pay these prices for lumber for my current projects I've had going and its hitting me hard I don't believe now that these established prices will ever return to what they were , thanks .

    Appreciate the tips. We're off grid, slowly clearing land. We are working when we have money to complete jobs or buy things. We're hoping to build a small house. Living in a travel trailer right now on our property & my husband installed bubble foil under the vinyl (he use to be a flooring installer 28 years) -- I talked him into the bubble foil after watching your videos. We have so much to do & it's overwhelming! Hubs still works so we have only so much time around our property, for now. Thanks for your videos. Keep well!

    Yup, you sound like me and my neighbors. Now that the snow has melted, we can see all the work we have to do, that we don't feel like doing. It takes awhile for the sap to rise, Boss, but it will.

    I just had a new metal building built. I wanted a workbench in it, and didn't like having to pay the outrageous price for lumber these days. Had some oak trees in the back yard that were standing dead. I had thought about dropping them & using them for firewood. Then I got the idea to take them to a saw mill. Took 6 logs there, and had them cut to 1x6, 2x4, and 2x6. Also had him cut enough 4x4's so I could use them for the legs. He charged me $225.00 to mill them, figured out an average price for all the lumber & it cost about $2.50 per board, and after I built the workbench, I've still got a lot of left over lumber for future projects! Plus some of the lumber is spalted!

    Yup! I have seen this new bubble foil in Alaska too and its no good! Looks like I have to special order Reflectix in now but its worth it! The best part of having a long checklist of things to do is the satisfaction of watching it get knocked out one by one! 😁 Venting a roof properly is worth doing multiple videos on! At least nobody could ever tell you that you should have mentioned it! 🤨

    WOW! great VIDEO! If I may: Another advantage of the bubble foil over the roof rafters in the thermal break, isolating the cold rafters in the winter and the hot rafters in the summer from bringing their respective condition into the interior. You mentioned adding 3/4 in strapping for air space creating additional insulation.. From what I have read reflective foil must not make contact with the set rock. It needs the 3/4 inch gap.. If the sht. rock is laid right over the foil it looses its ability to reflect and becomes one with the sht. rock. Keep um coming brother!

    I remember buying 2x4x8 studs at Lowes for about $3.50. Now ...$8.25. OSB 7/16 was about $7.50 per sheet. Now ....$50.90! I'm with you. I wont buy at these outrageous prices. Everyone needs to recycle as much as they can.

    Here in Central Florida I use the same technique with the egg crate styrofoam to vent the roof also insulate with foil paper insulation. We have built a 10 by 20 Puppy Palace having a gambrel roof Aloft on each side with a ceiling fan in the center. Ceilings having Pine 1 by 6 tongue and groove. We air conditioner and Heat with a mr. Cool 12000 BTU. mini split

    We do not have almost.... almost any frost. We do have rain. Lots of it. So I use a 4 foot over hang. I know it sounds like a lot but it helps take the water away from the siding of the building. Man I am so happy I do not have to worry about frost or snow or shoveling snow. No issues with cold like that where we are.
    Great project. Life is about making projects happen. Man I wish my younger days would have included framing work. I had to become self informed. Man where were you when we were building our house here in Chile?
    We have to make sure all those vents are netted over to keep bats out. Bats are a real problem in roofs here. Love the bubble foil idea. We have been using this as well. We insulate our 750 liter hot water storage tank with bubble foil. We make all our own hot water with our in stove water tank /serpentine that in some states in the former USA are illegal. It really makes great hot water.
    We are seeing lumber prices go up as well but most of our lumber is sourced straight from small saw mill guys.

      Bats will get into every crack and crevice here too and so will the mice. I'll be using 1/4" hardware cloth beneath the ridge vent etc. I hate the damn mice if you haven't noticed that haha :-) Cheers :-)

    Thank you for the lesson on condensation.
    About 16 years ago my parent's separate garage was struck by lightning and caught fire.
    Because they saw it happen and a few quick thinking measures. The damage was really limited to the attic storage space.
    Antique Christmas and seasonal decorations.
    I did the demo and remodeled it.
    There is a warning not to use Paper Faced Insulation in the roof rafters.
    If fire starts below the flame runs right up the paper.
    It acts like an accelerant.
    Be careful.
    Be careful.

      I'm pretty sure I'll be using the Roxul in the roof which is actually fireproofing insulation. It's great stuff.

    That is really coming together nicely. I feel the SAME about the pricing but I've been saying it 1 1/2yrs now and am afraid I'm going to have to bite the bullet as they say.       We bought most of the material when it dipped down to almost where it was before covid but now it's gone nutty again. I need some 2x4s but I may have to buy rough cut.

    Boss, I can't tell you how many fellow construction workers I know that are CLUELESS about how to vent a roof system. And when the condensation starts showing up in all it's ugly ways, they always blame it on a leaky roof. Knuckleheads!
    Anyway, enjoyed the video. I like watching your construction techniques and the overall progress of a big project. Keep on keeping on, you're a great couple and make a terrific team!

      Thanks Tom and I've witnessed the same scenarios as you just described. No vents in the roof and they blame the roofer...

    Old man winter finally loosening its grip back here in Wisconsin too. Headed up to the cabin with the fellas to get a few interior walls studed up and insulation placed in the rafters. Great to be back at it even though there is a lot of work to do here too!

    Started excavation work on my property in WV after holding off for a year . Hopefully lumber prices drop this summer. I also refuse to pay these prices but I really feel like I Have to get out of Jersey ASAP

    Again rewatching this video is interesting, you guys didn't build a new cabin, but you could live in that garage no problem. And I wonder if the bubble foil issue has gotten better. You can get loads of bubble foil from the dumpsters of trucking companies, it is used for insulating certain loads and they just toss the various pieces of bubble foil in a dumpster.

    Good building tactics there. That room should be warmer in the winter and cooler in the summer with the addition of the Reflectix layer and dead air space.
    If it's not going to be supporting anything with a high PSI weight load, after compacting the crush and prior to the vapor barrier, would it help lock everything together a little more to dust the surface with some sacks of cement, dampen it and then just let it cure beneath the plastic?
    The place is looking fantastic. You should (wait for it)... celebrate the unwrapping of the floor with a big steak for dinner, and extra cookies for the kids, and a second glass of vino.

      I was toying with the idea of using stone dust for the final layer and possible mixing cement into it. I figure the stone dust would be easier to level and compact.

    Wisdom from experience. Every time I think I understand different aspects of a home building process something comes along and knocks me for a loop. You often point out something that I had not considered as a potential problem (down the line or years later). Your insight is invaluable.
    See I have been contemplating where my next home is going to be or look like. I currently live in a townhouse community. Something I had not considered before buying this property is all the blasted red tape and decisions by the HOA that would affect my personal enjoyment of where I live.
    HOA fees have doubled since I moved here 19 years ago. As it stands now that is now almost 2K that is gone. No interest and money that I cannot use. I think I can better use that money then they can. It will mean that I will have to do more house maintenance but I can minimize that to a certain degree by making better ground cover decisions. I know that I will be getting a late start on this I will turn 67 in July. But living in a smaller community may not have all the bells and whistles that a larger city has to offer but then the tax base doesn't have to be as large too. More of my money going to someone else's pocket.
