    I can vouch for Thach's wisdom on what he shared, it's very true....Buying/Selling shopping centers up to 2007 was similar. Rough neighborhood, high crime, high cap rates. 11% plus due to turnovers of tenants not making it, bad neighborhood causing lots of upkeep, good cash flow w/ the right tenants mix. Pristine neighborhood, low cap rates, equivalent to 5 yr CD's. Due to lack of available land for new development, near zero churn, and appreciation shoots up faster "during low rate environment, NOT high rate". Gangland/drug infested/homeless/graphitti areas w/ poor school system, don't bother, you will get attacked on your own lot (serious, I told this guy peeing on my prop to GTFO and he threatened to stab me, almost made me do the unthinkable to him). Best scenario: high traffic, destination driven locales w/ solid working class plus some upper mid class residents w/ low crime rates, best fixer upper you will ever find, if you find them. Put on auto pilot once all work is done, beautiful cash flow, and appreciation is an upside/gravy....

    Bought my first home, rented it a year here in California. Bought three more rentals with that refi. Then refied those and bought 9 more rentals. Now I’m wrecking the market but I got to eat. Someone got to pay 4k for a rental home

    I'd love to collaborate and help provide value to your mentorship. I am 32 and scaled to 90 units without partners. With apartments, I as I get more cash flow, it forces appreciation which is exactly why I invest in small apartment complexes.

    Thach, should I sell a hawaii condo that will not appreciate much but the cash flow is really really good? I think you covered this but i still want to hear from you. However, I had to buy this condo cash in order to get the good cash flow so a chunk of my money is tied up in this condo.

      You have to look at your market and see what has home gone up in value in the last 10 years and in the last few decades. Also look in your area to see what area have low rent and what area have high rent when you look at those two category you will find out what area I’ve got appreciation and good high rent for Cash Flow
