Great video! I’ve been living here in Lad Prao for the past 3 years and I love it. Your prices were very accurate. It’s all about timing. I stayed in a local style condo for about 2 years payed 8,000 BHT/Mo then a friend of mine asked me to rent out one of his condos in a fancy building and he only changed me 10,000 BHT. Many people don’t believe what I pay. With the incredible views, full service gym, and infinity pool it’s really hard to beat.
I lived in Chokchai 4 for many years. When the monorail construction started around 2017, the traffic became terrible. What used to be a 10 minute bus ride to the MRT started taking 25 minutes or more and coming back in evenings was pretty grim as well, there were oft times I’d get out and walk instead. I always liked those bars outside of Phahon Yothin MRT, one of my favorite local places to drink. Just before the first lockdown in 2020, an Indy Market opened in Chokchai 4 as well, some good food and drink options there, I think I prefer to the new Talat Rotfai at Rama9. Nice to see FatCow get a mention, great burgers and a wide selection of craft beers.
I've walked up Chok Chai 4 and vowed to be back with a camera, I will be doing Lat Phrao Road Part 2 to Bangkapi so that'll be a longer walk than this video but can't wait!
This brought back some wonderful memories for me. I stayed at The Quarter hotel which appears briefly in this video, had a wonderful 9 weeks there. And you're dead right when you say going down the little side streets you can find some even cheaper condos and apartments, I was offered an apartment for just 4,500 baht per month, absolutely crazy. I also dined in the Fat Cow, food was great. I've only been back in England for 3 weeks and I'm missing Thailand so much, but I have plans to return later this year...to stay for good :) .
@Gold Shine I think it was down Soi 5 but I can't be sure. I went for a wander down the side streets and a Thai lady who spoke quite good English said she had an apartment for rent for 4,500 and asked if I'd be interested. For that price I can only imagine what condition it was in.
Great video again Pat. I was in the Legacy condo Soi 8 from 1997-99. Going "into town" was a leap of faith in terms of the journey time involved both ways. Your content is like reading a book chapter each time for people who are long term residents here, really excellent research !
I'm an American from N.Y. I'm 66 & have never been to Thailand, but I have immersed myself in 100's of videos from housing, food, transportation...& one thing that I am convinced of is that I want to live among the native ppl. Love the idea of no tourists. You are talking to me buddy. Great video!!!
Great video! I stayed near the corner of Lat Prao and Ratchada for 6 months when I first moved to BKK in 2017. Hard to communicate with the locals but made my way eventually.
I lived in Ratchada Pavilion in 2006 for a year. Interesting area and a lot happens in the sois around Chankasem Uni, bars, pubs, live music. Ratchada 36
I rented an apartment at lLadprao from mid 90's till about 2010.(when I couldn't take the traffic anymore 😁) 54 (choc chai 4) then 37 (powana)LOVE the place .So many memories ,and the best friends ❤️
Enjoy your videos very, very much. I’ve been going to Thailand yearly for 20 years, every six months the past few years before COVID hit. My Thai wife (we met in the US) have a family home in Nong Khai. For me , the wisest decision has been to seriously study the Thai language. It’s made life more easier, and interesting, to mix with the locals. Your historical pieces are very informative, thanks much. Your presentation and the way you narrate are excellent. I appreciate all the work involved in making your interesting videos. Thanks much.
I rented a room with my wife-to-be when we first moved in together around September 2015 in a place called Pawana Mansion in Lat Phrao 41. We were there for 3 months before moving to a larger condo in Huai Khwang. Lat Phrao certainly was different but I was quite happy living there, especially since I was with my new "love". I remember trying to buy food at the nearby Phaowana Fresh Market but having virtually no Thai language and their English was approximately zero-to-none. I used to ride the local motorcycle taxis to Lat Phrao station but now there is a new station right next to that market. My wife did an English course at Wall Street English in Union Mall just next to the Phahon Yothin MRT station. I went there with her many, many times so knew the area well. There used to be a small night market in the paved area outside Union Mall where I would often be expected to buy trinkets for the darling. :) I miss those days. Covid sucks!!!! Thanks for the video. I really enjoyed reminiscing.
Very helpful as ever. Last week I went walking through the three parks around Chatuchak and decided to head over to Lat Phrao for a recce afterwards to suss out bars and food etc. Then lo and behold I remembered this video a few days later and watched it again. Everything made sense. Like so many videos a great educational resourcing tool.
Good one I lived there over 20 years ago and could only dream of a train line there. Its a great area and does not take too long getting home late at night by taxi and so many local pubs and eateries no need to always to "Suk". Once those lines are open it will open up all sorts of possibilities and much cheaper living as people spread out due to ease of mass transit options.
Great coverage Pat. I wish you continued your way up Lat Phrao to reach Bangkapi market for example. Although I live adjacent Lat Phrao, on Ramkhamhaeng, Lat Phrao remains my favourite place because it's always alive and somehow unique. Thank you Pat for your effort.
I will be doing that stretch of Lat Phrao Road in a video soon, it's quite long but there's so much and I'll be going down Lat Phrao 122 and Chok Chai 4 too.
Awesome vid. I just spent 2 weeks at the Quarter Ladprao walking around those same streets. A super interesting area is Duang Kaeo village. A very very lively area...a bit removed from the MRT...which i believe adds 3 points to the "local area" scoreboard.
Thanks for the tips, but that's pretty remote compared to Lat Phrao! Glad you had a good time at the Quartier, I saw that building before when it was a cheap student accomadation block then it took a year to convert.
I have a Cambodian Girlfriend who lives out there in Minburi, I was one of the few Farangs in the area except for the teachers who worked at the international school.... Takes a long time to get into BKK but should be much quicker when the new pink line opens
Thanks John, next up is Minburi, quite a far flung part of Bangkok, many asked me to do the video so I finally got there. It was more eventful than I imagined.

We usually stay soi 1 Lat Phrao at a small hotel when we are in Bkk..we liked it for the food and shopping and relatively close to Chatuchak market..Never checked into the condo rents but appear quite reasonable..we don't live in Bkk anymore but this area is definitely one we like to come back to and will go again if the World ever gets back to normal again..lol
Top video mate. I've never really explored there much. I love my lil area of udomsuk. Very underated. Central bangna 5 minutes away, massive market, bts, loads of restaraunts and also udomsuk walk is a good evening out.
Cheers mate, places like this and Udom Suk aren't posh enough for the flashier expats who are into the gaining face thing so that keeps the w*nkers away. Which is fine by me!
i lived in Bkk 91-92 as a student, started up in a thaistyle room at soi Wattana wong Prattunam that i rented from a thai mate for 1000 baht, a shared thaistyle toilett outside ;) then i upgraded to an apartment in soi Bunprarop, Ratchaprarop tower mansion, that one costed about 4500, the amazing thing is that when i checked the price now, 30 years later its about the same, 5900 for 28 sqm, prices on rentals have not moved as much as everything else (price of beer )
This is my neighborhood. I've seen changes in the past 50 years. Soi 1 is actually my Soi. It connected to many Sois with tons of restaurants and food stalls. Soi 5 is also connected to Soi 1. These have been used as a short cut out to Pahonyothin 24 and Ratchadapisek rd
I know those interconnecting sois well, I live in Ratchayothin and always cut through to Soi 15 or Big C and also to Soi 1. I worked at SIBA college for a few years which was very convenient as well.
Pat causing mischief no never !!!!! 😂😂 you cracked me up peeling the stickers … nice area still has the old charm and living with the locals I will look at the tube maps more carefully now 😎
Lat Phrao, always liked the area and the vibes, it's very straight forward, one main road with sois off each side, unlike On Nut which is scattered all over the place.
Hope you well Selwyn, we've been almost neighbours for a while yet never bumped into eachother, pretty sure our paths will cross soon, look forward to it! Take care.
5:30 ... lightproof curtains ... provide deeper sleep. I can't stand the light 6 'oclock in the morning. Sounds like you are night active as well. So much more peacefull (and my hometown Berlin never sleeps)
Great 👌 video 👍 reminded me that time, I was living for 4 months in this extremely busy area! And first time I found an apartment with 3 months agreement! That was amazing 😍
@@BangkokPat Oh, really??? that's nice to hear! However here in Chiang Mai, still most of the land lords request 6-12 months agreement((( only 1 place is available for shorter time, kind of paradise for backpackers and digital nomads for 110 USD per month. By the way, any ideas about the new video for special visas for Digital nomads? I recently heard there suppose to be some special visa for digital nomands in Phuket.
Pat, since we are doing all this confession, did you confess? No, I don’t mean the things you did when you were in grade school. I mean about the things you were thinking about doing when you first discovered Pattya. Go ahead, my son, don’t be ashamed. You are not alone. By the way you have a new subscriber.
12,000 Thai Baht = $360.47 US Dollars. This was the upper end of rents that Pat listed. In the metro area where I live in the US, rents are well over $1,000 USD for a crappy, 1 br apartment! Not San Francisco or NYC either, just anytown USA, you will pay this much for rent in most of the U.S. now. Lat Phrao is about 8 miles north of Nana Plaza, so a short hop on the MRT gets you to all the action. Amazing.
Great upload. Thank you. My mate lives in Lat Phrao but I’ve never really been there of an evening. You certainly are a rascal showing the #fahkinaroi food cart hahah
Didnt get as far as our place on the corner of Chok Chai 4 overlooking the Yellow Line station. Really looking forward to the Yellow line completion as the traffic on Lat Phrao Rd has been unspeakable, in fact glad we are in the UK while its being finished. Still waiting for someone to answer the mystery of how Chok Chai 4 got its name :) If you want to cover that area you would be welcome to shoot from our 18th floor, you can see the whole road and monorail towards Bangkapi.
I have been around Chok Chai 4, and wandered around the back roads, that road is a fine specimen of 1960s Bangkok with all those shopnouses intact, and I made a note to return. I plan to do Ratchada to Bangkapi part of Lat Phrao Road. It's not as salubrious as the other part but it's getting there. I lived in Ratchada Pavilion for 2yrs in the 2000s, and rode the MRT the day it opened, fun days. I may well take you up on your offer of filming from your place.
This is Chatuchak district, not Lardprao district. Many foreigners call it Lardprao because it's near Lardprao Road and the mall around there is called Central lardprao, but every place you reviewed is in Chatuchak district and several Km from Lardprao district. Lardprao doesn't begin until after around Lardprao soi 40 and Chokchai 4.
I didn't say it was Lat Phrao district, I know it's in Chatuchak district...that area is known as being called Lat Phrao. Ask a few locals. Trust me I researched this.
@@BangkokPat Alright. I just didn't hear you mention Chatuchak district at all like "areas around Lardprao Road in Chatuchak district". If you go on DD property looking for places by district, if you type "Ladprao", none of these condos will show up. You have to type "Chatuchak" to see listings for these condos.
I'm part of the "wanting to live among the locals" crowd, but, at the risk of sounding ignorant, do the "locals" desire to have a farang living among them? (Great video, by the way, Sir Pat.) "Gasping for more beer"...priceless! Thank you, Rex Preston STONER Paris-FR
@@BangkokPat True. I live among the "locals" here in the suburbs of Paris and they find me « Très charmant » !! I don't know why, but they do! Thanks again.
As a Thai. I'm not bothered by it, but. When we saw foreigners hanging abouts, naturally us Thais got curious like... "why are they here? Do they have a Thai wife? Are they on vacation?" And personally as an aggrophobic introvert i'd add... "Please, don't look at me. Please, don't speak to me. Please don't say hi to me", but. Well, that's what i think of most people even to a fellow Thai anyway.
Great wit Pat - how does that go down in Thailand? Such variety in rental prices. I stayed at a hotel over the river once, near Wutthakat BTS I think, which had a great outdoor pool attached. Be nice to find a condo with this kind of arrangement. But my big quest is always to find the best value breakfast. Do you know a hotel that does a great buffet to non patrons for say 250-300bt? Or maybe just a cafe. closing credits sounds were starting to sound like JTQ - I saw them at the Town & Country in the early 90's. Many thanks
Most of my wit is lost on many people except a handful who do get the Brit type humour. The confession bit I made up on the spot, actually was gonna spin some historic tale about the church but forgot the details! All new condos have pools nowadays so there's no worries about that, some are doing short term rental deals. If you make deals with owners or the condo office directly it's much better than doing it via Air BnB because many condos aren't keen on those arrangements and you'd be pretty much on your own if things go wrong, like you forget the key. I don't know any hotel buffets at that price to be honest but you can get a decent breakfast in most places at that price. My mate at The Stay Cafe in Victory Monument does a deal on the weekends for buffets/sets if you like that sort of thing 199-299.
I am thinking of relocating away from where I am in BK due to a pending large construction project coming soon. But my issue is that when I went hunting for a new place, so many would not rent to foreigners. I am just south of Lat Phrao and was looking a short distance from Ramkhamhaeng University where I am near now. It was easy when I first looked 2.5 years ago. But now I am running into roadblocks.
@@BangkokPat it’s difficult to choose really. Yes , budget is of course important. I have rough idea what I’d like. But beggars can’t be choosers and I hear rents will increase. I don’t want a mansion .. ha .. ideally 30sq m ish upwards and 10/12k b p month .. with access to MRT/ BTS. shops, markets , street food etc..
Some are quite cheap I’ve seen but not sure of block / areas. Will take my time deciding. I’m catching up on some of your videos. And watched again ones on ‘Losing Face ‘ and the one where you were at the airport ..
It's interesting that "Lat Phrao" has come to define areas along the MRT and Lat Phrao Road, but "Lat Phrao" proper is actually about 7 or 8 km to the northeast of the Lat Phrao MRT station. Isn't this area actually Chom Phon and Phromphan? It would be interesting to know how "Lat Phrao" became the name that everyone wants to use, similar to condos in Talad Phlu that are named "Sathorn," when that is also so many kms away.
I think it's because of Lat Phrao Intersection and start of Lat Phrao Road, and of course Central Lat Phrao, all of which are in Chatuchak district. Chomphon is a sub district of Chatuchak.
Pat, we need the secrets of Bang Kra Chao (aka the green lung), lots of local Thai life going on there, see if you can find out a few things in the neighbourhood 😁
@@BangkokPat start at the Bhumibol Bridge and go in from there, there’s the floating market at the weekend and the big park, plenty of cycling etc then get a boat back across to Klong Toei or wat Bang Na Nok.
Thanks for the information. As I watched I could see the hotel I would like to stay at on my trip there across from union mall. Glad to hear that the area is short on tourist long on good places to eat and drink. Stay well.
That part of Lat Phrao is near to a lot of transport links but Lat Phrao Road stretches as far as Bangkapi which is quite a distance, and that part is also referred to as Lat Phrao!
Chok chai si market is the best I used to live above in a lumpini condo in lat phrao this is the cheapest neighborhood to live in and the transit is efficient. I would take a bus to the mrt it was never an issue.
I like that area, rough and ready but charming, it's a bit shadowed now with the new MRT line down Lat Phrao Road but there's a station right there now...or rather next year sometime...
@@BangkokPat thanks pat if I decide to come back I will look into staying in this area again for the long run seems like the best option right now other parts of bkk are really expensive now I’ve heard
Had a house with garden 10 min walk👣 from (soon to open🙏) Pawana yellow line Y2 station for 30yrs. Grow our own mangos. Few condos and fewer farang up here. Neighbours include a pilot, doctor and a general. A haven of tranquility💤 but property prices are low✅. Yellow line from Pawana Y2 to Samrong Y23 will partially open in July this year? Cough. The legs to Ratchada Y1 where you made this video and extensions onwards to will open 'later'. Yup. Developers are closing in.
You never know the exact dates but the official MRTA site says it's about 90% overall completed, which is hard to believe. It'll first open from Samrong to Si Rut on Srinakarin Road then the rest later.

Pat causing mischief no never !!!!! 😂😂 you cracked me up peeling the stickers … nice area still has the old charm and living with the locals
I will look at the tube maps more carefully now 😎
Lat Phrao, always liked the area and the vibes, it's very straight forward, one main road with sois off each side, unlike On Nut which is scattered all over the place.
Another great video Pat. Keep it up my friend. Hope I can run into you again sometime for some catching up.
Hope you well Selwyn, we've been almost neighbours for a while yet never bumped into eachother, pretty sure our paths will cross soon, look forward to it! Take care.
I enjoyed the video very informative. Thanks for sharing the knowledge.
Thanks very much!
I subbed man. You put out a lot of awesome content
Thanks very much Nick. Glad you've found the channel!
5:30 ... lightproof curtains ... provide deeper sleep. I can't stand the light 6 'oclock in the morning. Sounds like you are night active as well. So much more peacefull (and my hometown Berlin never sleeps)
Great as always, I always learn a lot in your videos.
Cheers Jeff, that's a great area to be in.
Really enjoy your insight to all the interesting places in BKK away from farangs.
Thanks Daryl.
Took a walk around that area recently waiting for the missus. I was indeed the only farang in the village. Keep up the good work.🍺👍
Cheers. There's a couple of nice places down Soi 8 that wouldn't look out of place on your channel mate.
The only one in the vill-age.
Great 👌 video 👍 reminded me that time, I was living for 4 months in this extremely busy area! And first time I found an apartment with 3 months agreement! That was amazing 😍
Thanks Michael, many places do shorter term lets nowadays, they used to be quite strict in the old days but they are a lot more flexible now.
Great video Pat, really enjoy the videos on different areas, perhaps you could put them all in a playlist!
Thanks Graham I will amend the playlist to be easier to find the areas.
🎉 great vid great info
Pat, since we are doing all this confession, did you confess? No, I don’t mean the things you did when you were in grade school. I mean about the things you were thinking about doing when you first discovered Pattya. Go ahead, my son, don’t be ashamed. You are not alone.
By the way you have a new subscriber.
Hmmm, why would I need to? Those days were hazed by a cloud of booze so I couldn't remember if I tried.....
Cheers mate, worth a trip on a friday night but the music is loud. pathe is fine though.
Didnt get as far as our place on the corner of Chok Chai 4 overlooking the Yellow Line station. Really looking forward to the Yellow line completion as the traffic on Lat Phrao Rd has been unspeakable, in fact glad we are in the UK while its being finished. Still waiting for someone to answer the mystery of how Chok Chai 4 got its name :)
If you want to cover that area you would be welcome to shoot from our 18th floor, you can see the whole road and monorail towards Bangkapi.
I cant get my head around Farang that dislike/hate other Farang. Personally, I only dislike assholes! Love your work Pat. 👍
It takes a certain type I think but maybe it's the ''get off my land'' syndrome
@@BangkokPat Probably right mate. A bit sad really!
Thanks for another good video.
Thanks, a very good area indeed.
Once again, thanks for sharing 👍 😊
Well done, Pat! Another brilliant upload.
Thanks Steven.
@@BangkokPat I am unable to use "buymeacoffee" to send some appreciation your way. Do you have another method?
Thanks, going futher down in a video? Thinking around the mall and so on. Loved the video as always
I will do that as a Part 2, to the mall via Town in Town/Chok Chai 4
@@BangkokPat Thank you, we bought a condo in the Origin. Cant wait to use it. Thanks
Another great job 👏🏼
Thanks J.
The soundtrack made me reach for my all time Asian movie soundtrack "Lost in Translation"...particularly "Lost in Kyoto"...
Good point but I doubt it bothers them much, they'd be more curious as to why a foreigner would want to live amongst them I suppose.
I think you will find they don't care that much about you.
This is where I used to stay whenever I was around.
Good area for sure.
Great video! Thanks
Cheers Nick!
Good area.. thanks for showing us.
Thanks Jim.
Another good video Pat, thanks.
Thanks Charlie.
I must confess the confession bit absolutely brilliant reminds me of Ronnie Barker humour
Thanks! I made it up on the spot!
I need to explore Bangkok properly, cheers Pat 🍻👍
Lat Phrao is a great place to begin!
Pat so that was you who removed the sticker from the MRT map - I missed my appointment at immigration as a result! All good.
@@BangkokPat sounds ideal, just before getting a bus/minivan to huahin 👍
@@harrypalmer1 Yes that track is rather 90s acid jazzy. I was a fan of JTQ, Love the life, see a brighter day, their instrumental tracks, good band.
Great work Pat...
Cheers Johnathan!
thx always informative
Thanks Alain.
love the videos pat ,i wonder if you could do one on bangkoks rubbish , i would be interested in knowing where it all goes
Thanks Ian, would love to but that would mean hanging around a lot of rubbish and rats, I could take some cats for protection of course.
Cheers again Pat,,,
Thanks mate.
We have to get you up to 50k subs, mate. You do such good work.
Let's hope so but I'm dipping into the pool of a small number of potential fans of my type of videos.
Odd, that is. I think it's because they are either racist or think its too much hassle communicating.
Lat Phrao Intersection is a meeting point between people. Because traveling is very convenient from every district in Bangkok.
This area is where I be staying when I visit bkk .. not too far from my friend who lives nearby 🙏. Another good video Pat!
It's a good place to hang, you'll see.
@@BangkokPat ok good I hope
@@BangkokPat thank you Pat
That's a jungle worth doing a video on, but I may get lost. I briefly covered it in my early video about the river.
@@BangkokPat start at the Bhumibol Bridge and go in from there, there’s the floating market at the weekend and the big park, plenty of cycling etc then get a boat back across to Klong Toei or wat Bang Na Nok.
Best chanel on Thailand hands down
But where in BKK does Pat live?
Penthouse suite at the Oriental?
I live near to Ratchayothin, an area I've always been back to a few times.
The Oriental penthouse is about 23,000 Baht a night I heard.
Great video Pat and great area to live 👍
Cheers Paul, it definitely could be. Any word on the Irish pubs vid mate?
@@BangkokPat maybe over songkran
I wonder if ECC you mentioned is the same ECC I worked for back in the mid 1980s
I don't think Big C was there in the 80s. ECC was, somewhere....
7:55 well done!
Thanks for the information. As I watched I could see the hotel I would like to stay at on my trip there across from union mall. Glad to hear that the area is short on tourist long on good places to eat and drink. Stay well.
Glad it was helpful, Quartier hotel is a decent place and the MRT station is about 50 metres away.
Very enjoyable.
Thank you very much.
for some reason I thought that Lat Phrao was near "downtown"
I was surprised to find out it was not one time when I took a taxi ride there
That part of Lat Phrao is near to a lot of transport links but Lat Phrao Road stretches as far as Bangkapi which is quite a distance, and that part is also referred to as Lat Phrao!
Great video I would love to live were the locals live in lard prao I remember this famous duck shop on CRN soi 33/1
Fantastic video. Very informative! Love it! Pat & Chris Buddha bless Yas!
🇭🇲👍B .... My time is nearing.....
☕
Thanks and God bless you too!
I've just moved here! Cheers Pat
Great to hear that Nick
Nice Content 😊👍
Thanks 😁
I live on the outskirts of Surin city about 6 klm there are only 2 other x patts very very rural trees/rice fields abound & we hope it stays like this ey !

'Me thinks he dost confess too much' Pat hahahaha 😂🤣😂
I confessed about being a rascal with the rail map!
Reminds me of Pattaya ! 🤓
It's far from that Tony!
As far away as you could ever get. I stay lat pharo 101 and could almost say the only Farang in the village, well almost.
I used to live near there, good spot
