    Scope Lang Suan and 98 Wireless are amazing. Of the ones you presented you cannot go wrong with the Ritz Carlton but Scope is by far the best.

      Believe it or not, I've never been in there and know very little about it!
      Many ultra luxury projects are very secretive and only deal with select agents.

    The Scope is, of course, nicer - but it is like dubble sqm-price.

    The problem with the open kitchen is not that it not suitable for cooking as the fumes and oil will be spread to the dining and living room area.

    I don't see the value proposition of Scope being 2x the price of the Ritz Carlton Residences. What can you get at the Ritz for 4 million? I'd assume something bigger than a 168sqm 2br.

    Great vdo 👍. The Gaggenhau hob and fan but a Siemens oven wrecked it for me at The Strand. My OCD could not cope with it lol😅. I joke. Apart from that. Pets friendly sounds great. It's just if you end up living next to a condo with a dog that barks all day I guess.
    The Ritz Carlton being liquid. Is that a good or a bad sign. I thought I heard you say 138M at The Scope 😱. I would ❤️ my own private elevator 🛗. 🇹🇭🙏 . I am hoping to live in Bangkok by 2026 coming from UK 🇬🇧. My GF she has a 3 storey villa near Ban Thap Chang on the Suvarnabhumi airport link.

    Not so impressed with the Strand. For a million dollars I would think a pet friendly condo would have a space where your pet could relieve themselves. Seems poorly planned. Surprised you didn’t point that out since pet friendly was an amenity you specifically focused on up front.

    • @keithss67
      @keithss67 2 หลายเดือนก่อน +1

      “Pet friendly” is just a real estate term that literally means “pets allowed” it doesn’t mean they actually love that you have a pet and want to pamper it and watch you sashay around with it and have it poop in the lobby while they clap 🤭🤭🤭🤭🤭🤭🤭🤭🤭🤭🤭🤭

    • @JettGunther
      @JettGunther  2 หลายเดือนก่อน +1

      Correct. I was just going to say that most condos that allow pets won't have dedicated pet facilities. In reality, residents with pets are still in the small minority and therefore most people will get much more use out of facilities being done for humans instead.

    • @keio20
      @keio20 2 หลายเดือนก่อน

      I agree. Strand is not pet “friendly” at all. They allow pets. And that is about it. A friendly space takes into account who it is being “friendly” with. And Tait 12 is way ahead of Strand in terms of this.

    • @JettGunther
      @JettGunther  2 หลายเดือนก่อน

      Don't get me wrong, I love Tait 12 as well. Did a video about it. But could you elaborate on how it's "way ahead" for pets?
      Tait has a tiny park in the back that it calls a "dog park" with a little shower zone. Strand also has a park but no shower zone. How is having a shower "way" ahead?
      Unless they have extra pet facilities within the condo that I don't know of.

    These prices are more expensive than developed cities in the West. Where you get appreciation and the return on investment as well as a stable environment. Thailand is oversupplied. Locals aren't buying these properties. Foreigners buy these at a 20% premium compared to locals and can only sell to other foreigners - they rarely do.
    There is no appreciation. There is competition from new properties constantly being built. Unless you have ill gotten Chinese or Russian money, nobody is buying these. It makes no sense any which way you look at it.
    I really don't get the point of these videos unless it's for your ego

    • @JettGunther
      @JettGunther  หลายเดือนก่อน +2

      “These prices are more expensive than developed cities in the West.”
      Alright ChatGPT, give me a line-by-line comparison of the average price per square meter of the Ritz Carlton Residences Bangkok with its Ritz Carlton Residences counterparts in Europe and the United States.
      Response: Here's a line-by-line comparison of the average price per square meter for the Ritz Carlton Residences in Bangkok versus its counterparts in Europe and the United States:
      1. Ritz Carlton Residences, Bangkok:
      * Average Price per Square Meter: ฿440,000 (approximately $12,686 USD) (Keller Henson).
      2. Ritz Carlton Residences, New York City, USA:
      * Average Price per Square Meter: Between $25,000 and $40,000.
      3. Ritz Carlton Residences, Los Angeles, USA:
      * Average Price per Square Meter: Between $25,000 and $35,000.
      4. Ritz Carlton Residences, London, UK:
      * Average Price per Square Meter: Between £15,000 and £25,000 (approximately $18,200 - $30,400 USD).
      “Locals aren't buying these properties.”
      First half of this year, Bkk alone saw 3,815 properties valued over 10m thb sold, totaling 84.1 billion baht. Source: Reic.or.th
      “Foreigners can only sell to other foreigners”
      Nope. Foreign quota = open to everyone, including Thais to buy.
      “There is no appreciation.”
      If there is no appreciation and therefore no profit, then how is the Thai government able to collect income tax each year from people’s property sales?
      “There is competition from new properties constantly being built.” and in your other comment “The resale market is non-existent.”
      In the first half of this year, Bangkok saw 77,774 properties sold. Of this number, 41,406 were resale properties. Source: reic.or.th
      “Unless you have ill gotten Chinese or Russian money” and in your other comment “Unless you're laundering money”
      All foreigners who buy property in Thailand must do so by transferring funds from their bank abroad to the seller’s Thai bank account. The seller’s bank will then issue a Foreign Exchange Transaction Form (FET). The buyer needs this form in order to officially register the property ownership transfer at the Land Department.
      To have ChatGPT elaborate more, “This regulation ensures that the purchase is legal and meets the requirements of the Condominium Act, which allows foreigners to own up to 49% of the units in a condominium building under freehold ownership. The FET Form serves as proof that the funds used to buy the condo originated from outside Thailand and were exchanged into Thai Baht through a local bank. This requirement is designed to monitor and control foreign ownership and ensure compliance with the legal framework regarding foreign investment in Thai real estate.”
      So if you’ve discovered a way to circumvent this, you may want to go to Russia or China to sell your services. You’ll make bank!
      “I really don't get the point of these videos unless it's for your ego” and your other comment “Who are you selling these to? I don't think you're selling any of these to anyone.”
      I often take for granted that there are still many people out there who think I don’t make money doing what I do, and I’m actually very glad they think that. Less competition 😉
