I'm am currently leasing it out for a few years and the tenant is fixing it up and cleaning it out for a low rent. With the value add from the tenant leasing it, paying taxes, insurance, fixing it up, and the increase in value from the gentrifing neighborhood close to downtown I'm making anywhere from $200k-$300k, because that will be how much after a few years after appreciation and rehab. I did a couple of phone consultations with Ben. He really set me straight. He came up with a few things I missed in my DD,, big respect to the Mallah family!!
Ben won't be doing these consultations forever, he is busy and will tire of these nickle and dime consultation which he does as a charity,so take advantage while he is still doings it,,Best $600 dollars I ever spent in my life saved me $420k ,to many issues to lay out in this text, a smaller deal could have gotten done in 15 minutes, but I took 30min because it was a commercial deal,my advice is do your research know all your number in your head before you call, good luck
Yes sure,First was property taxes were going to increase dramatically after the sale, this doesn't happen in nyc where I do business ,but does in the city I was buying, not even my lawyer suggested that I go to the county assessor and find out how much the new taxes would be after the sale ,Ben warned me ,I got price lowered 200k then the roof looked perfect but Ben suggested I get a pro to go over it ,he found a 150k problem, then he suggested I get some additional info from seller about payment history, they claimed they were receiving rent that they weren't from one of the tenants, honestly didn't think I could play such hardball and demand deposit history got a further 70k credit, like I said best $600 I ever spent
