    Make certain you fully understand the HOA restrictions. Allowable of decorations including flying the American Flag, door decorations, mailbox decorations, what color you can paint your house, whether outbuildings are allowed, what plants and trees are acceptable (if any), maximum allowable grass height, how long your garbage and trash cans can reside at the curb, whether you can BBQ in your driveway, how many cars are allowed in the drive, whether you can park on which side of the street, whether you can park with the front of your car facing the wrong way.
    And in many towns there are restrictive building codes, regarding fencing, pools, spas, types of driveways, and on and on.
    I've lived in Dunedin for 20+ years and have run afoul to building codes, at least once, requiring me to redo what I thought had already been approved.
    And always before signing on the dotted line, get a survey to ensure that you know the legal boundaries of the property.

    Way too many people in Florida and most have out of state plates on 95 and 75.
    I go to Florida a lot and it is hotter than hell and humid in the summertime. Hell in Florida I prefer the panhandle over the penesuala. Not as many retirees relocating that screwed their own states up.

    Amateur question Lisa, can closing costs as a buyer come from the funds of the home you’re selling, or does it have to be out of pocket?

      No, it can come from home you are selling as long as it is available at time of closing. Great question.

    Regarding Homestead for a 1st time FL buyer, does the value start at purchase price then get capped at 3% OR does the basis carry over from the prior owner?

      It is based upon your purchase price. Then can only go up by 3% a year.

      Everything starts when you sign the paper to buy, taxes, insurance, Homestead, flood insurance. If the old homeowner has been there for 30 years, be prepared to shell out lotsa $$$.

      My two neighbors are from Jersey. My baseball buddy brought Jersey tomato seeds. Oh and the veggie growing season here is upside down. We plant in the fall and harvest in the spring.
