    I'm a Certified Professional Inspector. I suspect that if I were to inspect any of these properties, based on looking at just their exteriors, no one would ever buy them after reviewing my report(s) because the cost for repairs would be more expensive than the cost to buy a new model.

      Thank you for reaching out and connecting. I hope that you found some value while going through the video. As an inspector you must have a good deal of experience getting through homes and looking at repairs. With regards to your comment, I will agree and also disagree. You are absolutely right that almost any end-user that hires you will likely be scared away in the report that you give them. I've seen this happen many times over the years. In these situations the end-users are alerted to common issues regarding mobile homes and normal wear and tear that scares them away. In these situations it is ideal and a good use for these end-users to higher an inspector. Everyone should know exactly what they are buying. If they do not feel comfortable, then they should not by the home. That is partly why your profession exists. However, if the person that hired you as an investor then experience has show that the investor would not back out of the deal with your report. Purchasing a new home for a factory maybe well over $50,000 these days. In my experience you are able to rehab a manufactured home for much cheaper than $50,000. If you are finding that you are spending more than this, then please feel free to email me anytime with specific questions and I can certainly help you bring this cost down some. Again, you absolutely survey need for some folks. However in other situations I have seen inspectors that believe they know it all, not truly understand the mindset of an investor. I imagine that if you were a successful investor, you would not likely be inspecting mobile homes.       That home tore down to the trailer then rebuilt would keep its year registration and sell for $50,000

    So the axles, which start just behind mid point of the home and working toward the rear, accommodate roughly 1/2-2/3 the weight of the home during transportation. The rear of the weight is distributed to the truck. Each axle capacity is roughly 3500-5000 lbs. 5 axles at 3500 lbs each will cover up to 17,500 lbs. A unit like that would probably weight 20,000-25,000 lbs.
    Also, the solid wheel hubs are brake hubs. The others with 5 spokes are called idler hubs in case you decide to do a video on them.

    Multiple axles are good...keeps the frame from warping as much sometimes

    Do u suggest covering the wholes from the bottom where the pipes go inside the home with expanding foam? Also from inside the home? Thx

      Thanks for commenting! In some states this can definitely be more important than others. However the answer to your question is definitely, yes. You do want to close up all of the gaps possible to prevent bugs, smell, moisture and unwanted heat loss or cold from leaving/entering the home. Very good question.     I don't see myself going underneath a mobile home. Is there any other way to see what is underneath?
    Anything with a camera? A little robot car with a camera?
    Does that even exist?
    Or how much an inspector charge?

Understood and agreed about not getting underneath a mobile home. I really like your idea about some little remote control car or camera. I am sure that exists somewhere, however that is not something that we use in the mobile home business just yet. You can have an inspector or handyman go under the home however this is usually not needed. If you are able to take off one or two pieces of skirting on each side of the mobile home you can typically get a really good understanding of the debris, junk, foundation, pipes, and leaks that you may or may not see. You will also want to listen as the water is turned on and running inside. Listen under the home for leaks and spraying water. Hope this helps some and make sense.       You hire a home inspector like myself. They look at hundreds of different things on a property. The guy who made this video is far from being qualified to give an informed opinion on the condition of a mobile home.

    My father's mobile home has been neglected for about 2 years and needs some work.
    What material works best for flooring/underside/walls/ceilings... Even the porch!? Like what type of wood should I avoid 100%

      Thanks for watching! Glad you are taking on this neglected mobile home. Keep in mind that depending on your exit strategy, if you are looking to sell the home and make a cash profit, you may be able to sell it as is and still make a good profit. However cleaning up the home and making it look nicer would certainly attract more buyers. Or if you plan on living in it then by all means it is important to fix it up. When it comes to the subfloor that would be a half inch plywood or three-quarter inch plywood if you need to replace the subfloor. However match the floor thickness up with what is around it. Ceilings can be quarter inch drywall or regular wall paneling that is flipped upside down and painted white. The walls can be wall paneling as well, which is actually still sell in big box stores. You can also use quarter inch drywall on top of the current paneling. Anything exterior you want to use pressure-treated lumber. When it comes to the floor covering this definitely varies depending on the area and the neighborhood. You kind of want to match it to what else is being sold and the price point you will be selling for. However typically rolled linoleum, carpet, or LVT are common throughout the home. Try to keep carpet out of the wet areas though. Hope this helps and points you in the right direction. Any follow-up mobile home related questions never hesitate to reach out anytime.     Very helpful video! I just bought an old 72' single wide for my family to live in to save money. I had it inspected and overall it is in decent shape, however it feels like the whole house moves when you walk or sometimes even just sit down in certain areas. Its like our equaliberium feels off. Could it be the straps not being on tight enough?

      @@MobileHomeFormula thank you, I had it inspected a month ago and everything checked out. The inspector said it was solid and properly put on. I will check it out myself and see more. I did take a quick look at it and couldn't see much. I am a big guy and lots of stuff under the house. I could see blocks and shims, I didn't notice many pier thingies though. I didn't see wheels on it.

      Add extra piers and go back and add new redwood or pressure treated wedges/ thin blocks! Snug everything up.

    Hi John. I’m buying a 1985 double wide mobile home, but can’t seem to find the vin. There’s no tongue and has been remodeled. How can I find it? Thanks.

      Hi Megan. Thanks for reaching out and connecting. Congratulations on purchasing this double wide. If you have the HUD label number that can be found on the back of the mobile home or the serial number of the mobile home you can likely contact your state's manufactured housing department to give them this information they will provide you the VIN assuming you are the owner of the mobile home. However I am assuming that you do not have any of this information for you probably would not be asking this question to begin with. If the mobile homes data plate is missing, seeing as the home is almost 40 years old, then the likelihood of VIN being anywhere else on the mobile home is slim. In the very front of the mobile home, where the tongues used to be, look very closely to inspect for a number pressed into the steel of the I-beam going along the width of the mobile home. Some dealers press the VIN directly into this steel beam around where the skirting would be. You might have to remove some skirting in order to potentially find this. You may also be able to contact the state's mobile home title transfer apartment to give them the address of the mobile home to see if they can find any information. If the mobile home is located in a pre-existing mobile home park than perhaps the park owner or park manager might have some information in a file in the office. However this might be a long shot. There are ways for you to obtain a new VIN however this is difficult and the mobile home will have to pass all new HUD regulations in my experience. I'm sure this is probably not the answer that you are looking for. Keep me posted moving forward if you have any additional questions or concerns.       I just bought an 83 single wide, I hit a bit of info from a paper on the inner door from tbe electrical box, also a snail plaque on the outside bottom left short end of the trailer.
      Sally I cent fine much info as there company went out of business a long time ago. So that must be a grreeaat sign😣

    How do you replace the vapor barrier. Do you have and videos showing?

      Hi Sharon. Thank you for connecting. Ideally you do not have to replace the entire vapor barrier, but you can get away with just patching a few spots or replacing a few smaller sections. This Stephanie something that has to be done occasionally as a mobile home investor, and some climates it is a much more common repair than other climates. This is a very good idea to create a video like this. If you have a mobile home supply store near you these folks can give you very good directions on ways to remove, dispose of, and properly replace the vapor barrier. I will create a video like this in the future but currently do not have one now. However I did do a quick Google search and TH-cam search on "how to replace a vapor barrier" and found a few good videos and articles. I hope these help and point you in the right direction.       Thanks for commenting BBD. If everything was working just fine and I may likely not want to remove or replace anything. However that is obviously not the case with these homes. As you could see most of the insulation was gone and that first mobile home we were looking under. In this situation the copper pipes would be replaced with CPVC or pex lines are common. Inside the home copper lines would be replaced and connected with new fittings. In my opinion you only want to fix what is broken. I hope this helps and answers the question.       😂. The ac units are a huge pain to take apart for scrap…I’ve taken a few apart to separate for scrap and wasn’t much quiet about it…u would also have to cut the Freon line which could result in a fine if ever caught and it would make a good hissing sound for a bit…u would want to do that during daylight I’m sure cuz u get frost bite if it sprays on u anywhere….then dragging it out of its spot is quite heavy so unless ur a good size person it’ll be a pain to load into a vehicle quietly and at night ….that’s why I don’t get why people try taking off with central air units…someone tried stealing mine when it wasn’t hooked up yet after moving the home…they gave up half way through the yard lol…left a rut also so it had to have been a difficult night time quiet adventure lol

    Listen I keep fish tanks and I rent one of these idk what underneath really looks to to much but its something like that idk if there’s as many pillars of cinderblocks but I could be wrong, would I be able to put 125 gallon tank in here? Or will it collapse? 125 gallons is 1025 lbs but keep in mind I already have a 75, 55, 29, 20, and 40 gallon already set up, I’d be taking down the 75 and setting up the 125 if it’ll hold I jus need to know lol

If you really do have all of those fish tanks that is something I would really like to see. Feel free to email me anytime. I used to have a 50 gallon tank or so filled with some pretty tropical looking fish. With regards to your question, heavy weight in a mobile home can and will absolutely deteriorate or damage the mobile home. It may even cause foundation repair like you are mentioning with regards to the cinderblocks. In my opinion, anything over 600 pounds or more should be braced or reinforced from below. The home will likely be just fine without any bracing, however better to be safe than sorry (cheaper too). Hope this helps some. Feel free to keep in touch. Never hesitate to reach out anytime.     so iam trying to move my trailer i even live in it but i called to see if there were year restriction, i told him it was 1978 and said no bc my frames might b weak bc of how old it is but the thing is before purchasing it they had moved it to the lot im at wouldnt it still be able move if it was just 3 years ago?

The technical answer is that in the United States a mover is not legally allowed to pull a permit for a mobile home, which is defined as any home built before 1976. Additionally, some cities may have enacted rules that they only want homes from the 2000 or 2010s or newer to be brought into their city. However, in my experience if you look hard enough there is likely a mover that you can pay to move the home and set it up for you. This mover may use a different VIN of a newer mobile home to pull the permit and move it to the new location. However depending on where this is going, and inspector may need to come out to verify the year and condition of the home. As you can see this is definitely a bit of a gray area in the real world.     When releveling do you recommend blocks of cement and no wood shims?

      Hi Dave. Thanks for reaching out and connecting. I am not a licensed installer however I have absolutely seen both used on a regular basis. Wood shims for small improvements less than 2 inches. However anything over that would usually be cement blocks. However the wood shims are only added on years later if the home has sunk down a bit and is being re-leveled an inch or two. Again, by the time we get them as investors, I would say a decent number of our mobile homes will have wood shims somewhere underneath. Hope this helps and answers the question.

      I'm sure the place hasn't been releveled in a while...possibly never. Can you hazard a guesstimate how much it cost to relevel something like I own?

      We paid 800 for singlewide...very expensive for releveling but it had to be done.

    I was looking at a 1994 artcraft by Wick 14 by 48. They are asking $20,500. The inside seems to cosmetic, clean up. Outside of mobilehome is beautiful, sided. Is that a good deal. Its in a mobilehome park. The lot rent is $400 a month

I'm glad to have tuned in to your episode of putting a used mobile home on my land and either renting or selling the structure; I didn't realize it was possible or if anyone's doing it. I own 1.5 acres in Keystone Height, Florida. Not a big a thru-traffic area and the only tenants (possible owners) I can attract out there are retirees who are on a tight budget or occasional Airbnb visitors. Do you have other suggestions on what I can do with the mobile home on my land?

      You are right about that. Harder than a traditional site built home. There is some legislation going through Congress that will allow helocs to bit of be easier on manufactured homes, however I doubt they will ever be as easy as regular houses.

      Hi Dawn. Thanks for reaching out and connecting. If you're just talking about the mobile home itself, and nothing underground with regards to plumbing, then re-piping an entire single wide mobile home with pex material and labor should be less than $2000 in most situations.       I did my plumbing with Pex-B Maybe about $2,500 all said and done, new eveeything, 24v distribution manifold, but that's a bit overkill.

      just super insulate the water main coming inside and put all the hot and cold lines inside on the ceiling with pex

      Very good question. The answer is, it depends. However the absence of working utilities is not a dealbreaker for me. In my experience there may be electrical problems, however that is not usually the case. To redo much of the plumbing in a mobile home maybe around $1500. If the mobile home has gas lines these too may be leaking or damaged or missing. Between electric and gas I have been safe with estimating $2000 for most homes that are off. This means that if power and utilities are off I will estimate roughly $3500 in repairs. However I am usually very surprised does little to nothing is typically needed.       It is crazy right… It is amazing how much prices have risen on everything, but some manufactured homes have quadrupled in price since 2015. These places are definitely becoming less and less of affordable housing.

      Hi Mildred! Thank you for reaching out and connecting. The answer to your question is, no. If this were the case then that would be pretty ridiculous if everyone were always cutting into the underbelly of every single mobile home. However this is a completely normal and valid question. The best way to get a mobile home inspected is to hire an inspector that will go all around the mobile home, including underneath it. From there you will be able to tell if there's been any water damage, leaks, broken pipes, etc. Keep in mind that when there is water spilling throughout a mobile home you will 100% see evidence of this problem. With that said going underneath the home definitely does help while inspecting the property. If you do not want to get underneath the trailer been absolutely do turn on all of the water in the home, flush all of the toilets, turn on the showers, etc. Then look underneath the home for any leaks or sound of water leaks.     Why on any mobile home never add over head cover protect from sun in summer . what I do i f I live mobile home keep heat off roof top. Make L. Angle from top add on to left or right joint ass add on car part. Cover over head mobile home keep heat off top help ele bills save on monthly ele top mobile home longer last even add patop too add on help get in side pour down raining storm proof mobile home well protect your Mobil invest yes head.

I have also seen the same carport designs made out of wood as well.       Thanks for commenting Charles. Once they detach they're oftentimes slid underneath the front of the mobile homes or removed off the property completely. I have seen one or 2 movers steal these tongues as well. Whether welded on or bolted this is something a competent mobile home mover can provide if you need to rent a tongue in the event yours is missing. Keep in touch moving forward.
