For some of us that don't have real estate background or negotiation background. Examples of what exactly she used on justification. For property contracts, is she paying the utilities etc? @@c.w6593 actually it’s not broken down in the video it’s skimmed over vaguely mentioned. It is however, broken down in explained, in detail, in the contract that the government provides. The government will tell you everything they want once you read through the actual request documents sourced in SAM.gov. No newbie would know this until they actually get their business together and dig into SAM and at least try to submit a proposal. Some of the requested information can also be received from the property owner. Things such as utilities estimates and anything else a person that owns the property would know about their own property. Some of the SAM.gov request are also loaded contracts; meaning. It may be for a real estate purchase but they want janitorial included. Which means you may have to source out another company, a janitorial company, with a bid; if the property manager is not currently using one. This is called a “Fully Loaded Contract” if I’m not mistaken. Anyway, long story short it’s all on a case by case basis. Each contract will be different. My suggestion is don’t be timid, get in there, start reading even if it takes you 5 Days to read that 40 page contract. You’ll get the hang of it and it will come to you naturally. You’ll soon begin to be able to answer your own questions.

24k was of great value for the government/client. She provided a very detailed market analysis and functional use analysis which would cost them time and money and delays. But she did it all for them without them having to ask. 24k sounds like too much for 5hrs but her value package was worth more.

If you are a realtor, unless you own your brokerage and it's registered in SAM, you cannot bid in your broker name. In other words, if you work for Century 21, they are not placing bids. In these scenarios, it's better to not be an agent. Real Estate is really one of the solicitations that you need to be local to where the government is looking for space. You need to physically drive around the neighborhood and scope out the areas

What I am trying to say, if I am an agent at say Century 21, I cannot bid as an agent representing Century 21. Century 21 will have to be the lease holder. Now, I suppose, even if you are an agent, you simply contact the commercial agent and see the terms of the lease and tack on your fees onto that lease when you make the quote to the government. There can be no commission gained from the commercial listing agent. Fees are gained from government. Am i wrong on this? That's why like this example, IMO, best to find a for lease by owner

My fiancé has been on my tushi about “when are we going g to start doing the gov contracting” heavy for a year now and I always say “when ever, is good for me” and brush it off due to discouragement. Dealing with the government ITS A GUARANTEED CHECK. You never have to worry about if your money is going to be there or not. It’s just sorting out the hiccups like she did (not really understanding if you’re to pay up front or if they do… or even how to bill them) but she did everything effortlessly, so perfect.
