You don't need an ILR or citizenship to buy the home Chennaiite. Although if you are in ICT and have no chance of ILR, then mortgage might be an issue. I was not a citizen or a PR when I bought my first house in UK. But I was on Tier 1 leave to remain so there was assurance of ILR

You can get an Experian account and understand why the credit score is bad. If it was a bad debt, it needs to be cleared. If there is no credit history, then get a credit card and use it regularly and repay it monthly.

Not sure if you are asking about the mortgage or bank home loan interest or savings interest. Savings interest is negligible. Practically less than 0.5 % . For 1000 £ , you might get like 1 £ or less. Mortgage interest rate varies based on Loan To Value (LTV) how much deposit you have . If you have more than 25% deposit (75% LTV) then you can get good rates around 1.5% . if you have less deposit then rates could be as high as 5%.

As far as I know renovation cost is not included in the initial mortgage as this is against the value of the property & the LTV (Loan to Value) determines your mortgage interest. But if you already own a property, after the 1st/2nd year of mortgage (or earlier depending on your mortgage agreement) if your property has increased in value, then you can remortgage it for renovation and take out an amount from the process.

Joshua, I bought my first house in UK before ILR. In UK, buying a house is definitely a property ladder as you could sell and buy a bigger one later. Even if property prices don't appreciate too much, because the mortgage rates are so low (sometimes as low as 1.2%) all your home loan / mortgage payments are like your savings as the outstanding keeps reducing. So when you sell, you get it back. If you can afford the deposit, mortgages in some areas are far cheaper than rents. I was paying 1250 £ rent near Hounslow for a 2 bed flat and when I bought a 3 bed room house with Garden, the mortgage payment came to around 1000 £. As long as you are not in a situation where you may have to go back in the next 2-3 years, buying is an investment.

Vijay, in general you get a mortgage for 4 to 5 times the combined household salary. So if a house is 250,000 , then you need 25,000 deposit to get a good mortgage and your mortgage amount is 225,000 £ , so your combined household salary should be at least around 45,000 £

Milton Keynes is a nice place Varscha Arul. Only thing is the travel to London if work is in London. Else living and working in MK is ok.
