I have lived in both. AZ does seem just as populated as the traffic is horrible. Overall cost of living is better in Texas. Electric bill is 1/2 of what it was in Az. Gas is $1.25 or more cheaper in TX .Also a big surprise was car registration no matter what you drive it’s $89 for any year vs AZ 3 to 5 hundred. I will retire in AZ after I bank all the savings in tx 😊
Maybe before but the electric bill in Texas has doubled in the last five years so it’s actually cheaper in AZ now. I would rather get a hybrid pay less for gas in az. I would rather live in az where there are sidewalks and bike lanes everywhere…too many people in Texas drive around unregistered on their cars still even though it’s cheap because income is lower too 😂
I might have missed it, but I don't think you mentioned that Texas has no state income tax. For most people that can more than make up the difference in property tax, especially with higher incomes.
Texas has no state income tax but taxes you with toll roads, sales tax, registration fees, property tax.. everything is higher and the quality is poor. No state income tax in general is a scam.. Just look at Washington state, Nevada, etc.

IMO. Az is a more balanced state than Tx. Az has a small income Tax which means property Taxes are reasonable. Tx has no income Tax. Which means Texas property Taxes are insane. Because that is the only way for them to pay the Bills.

You really should learn more about your total subject matter before attempting to present expert opinions. Dallas is neither by a coast nor is it west. El Paso is as far west in Texas as you go and Dallas is north central; Houston is on or near the coast. I grew up in Phoenix before you were even born (middle 60s) and still have strong ties to Arizona. As a disabled veteran your state offers little compared to Texas, Florida and even Oklahoma.
according to this expert there are no mid sized cities in Texas. open your map and draw lines through Waco, Lubbock, Abeline, Georgetown.... can ppl only move to Dallas, Houston, Austin and the like? how are we to think that the remainder of this video is similarly... hmmmm true?

You can't do anything without paying someone to use their property. that's why the malls fill up on the weekends because it's cool inside and there's no place else to go. Also property taxes are like crack to the state of Texas they just can't get enough. They've lost their frickin minds on property taxes.Yes they do not have state income tax but when you charge somebody 500.00 a month property tax on a 30 thousand dollar house they've compensated 10 times over. It's humid as hell and there are diseases in Texas found no where else on earth. Arizona is a much prettier state with all the mountains and the Grand canyon and the people are cooler and the girls are prettier in Phoenix. No contest here.
Northern Arizona or Texas are options. Southern Arizona is hell. Try Arkansas or Kentucky: green, beautiful and you'll feel like a genius when you talk to the locals.
