    Can you please do a video on the process of being a non-priority member buying a multi-family home (i.e duplex) vs single family home? I just had my first meeting this week and my counselor gave me an "action plan" but I still have questions. Thank you! Love your videos!

    Non-priority members can live anywhere. They just may get the non-priority interest rates.

      Correct! This video was recorded February of 2021, prior to NACA’s update on non-priority members moving anywhere they would like.

    I have an additional question. What if the geo map shows the top box as middle/median but the median income is above 100?

      If it’s 100 or above then it would be considered non-priority.

    I have a question. On the affordability letter, do we take the monthly gross income and multiply it by 12 for our annual income? Then use that to determine areas on the census tract?

      On your affordability letter it should tell you the amount that you have been approved for. Are you just trying to figure out how they came up with the amount? Also, your MC should tell you if your Non-Priority. If they don’t then most likely you’re not. For the census tract it’s a little difficult to explain. I put the instructions in one of my videos I did a few months ago, I’ll try to find it for you.

      @@SincerelyTosh yes I’m non -priority but it seems when I find a property I like it’s in a priority area. So frustrating. Yes, the letter says what I’m approved for I’m just tryna see do I use the monthly income on the letter to get my yearly to input into the census tract? Oh by the way…I’m on my second realtor already and it’s only been 2 weeks

I don’t remember having to input my income to determine if it was within the limits or not, things could have changed by now. 2nd realtor already? Wow! These NACA employees/realtors must be burnt out!!

    Its really frustrated Natosha. I am pre approve for NACA as a non priority member. Saying that my median income is $105,600 at 118%. I want to scream. I need to move so badly. I cannot even see my agent who sent me only to open house for Saturday and Sunday. Who does that? I want to be able to look for houses every single day. It's like looking for a job. The more you apply for a job, the more your resume can be chosen

      I understand your frustration because I was in your shoes at one point. We were non-priority so it was a little harder for us in finding a home. Your agent should be sending you a list of homes daily from the MLS website (I think that’s the name of it) that way you can browse all of the homes within your price range or a little higher. If your agent isn’t doing this, you may need a agent, and you can always request for a new one by contacting member services. Hope everything works out for you! 🙏🏾☺️

    Do you know if their is a point limit on how far you can buy down being non priority? I read 5 to 6 points

      Hey there! I’m sure there is a limit, but I’m not sure what it is. However, NACA allows you to buy the interest rate down to as little as 0.125%

    Thanks for sharing this information. I’m in Atlanta too. I have a meeting with my counselor coming up in April and she asked me where I want to live. I’ve been riding around looking at different areas but I was wondering if you have any suggestions to where I can look?

      Hey neighbor! 👋🏾 I guess it all depends on what county you want to live in, and also where you work as well. That’s what I had to think about. So that’s why I chose to stay in the county I was already living in. Do you have a realtor yet?

      @@Juscallmenicki once you are qualified and you attend the home purchase workshop and receive the amount that you can afford for a home, then you’ll have a better idea where to look. Still look around at different areas though, my husband and I did the same thing that you’re doing now looking on Zillow and other websites, but once you get a realtor, they will constantly send you listings and then you’ll be able to tel her/him what homes you want to look at.

    Question, So even if you are considered a non priority member, you can only purchase a home in a "priority area"?

      Yes you are limited to where you can purchase a home if you are considered non priority. There is a Census tract available to use where you can find if the home is eligible or not.

    How did they categorize you to a non - priority member , by your bank statements or tax return ? How many months of bank statements to you have to initially upload ? I"m in the initial sign up process ( uploading first documents ) my current bank statments show more then the median income in my area but my last tax return and the upcoming tax return ( 2020) will not show as much.

      By calculating our gross income from our check stubs is how they determined us to be non-priority. If you’re self employed, they may use your tax return to determine your income and to also determine how much you can afford for a home. For self employment, you should upload at least 6-12 months worth of bank statements.

    We are in GA as well and we make $77k so we would be non priority and i put in the address i want to build but using the Geo tract i am not sure if the area would be ok for Non priority, so how would i know if i can buy is this specific area? So how do i know what is a targeted area being a non priority member? ** update, The tract income level reads medium not moderate. So would this be a priority area?

      So, once you put in the address or the location of where you are looking to move to, if it reads “Moderate” or if the number is 100 or below then that would be considered a priority area

    Thank you so much for the clarification , i know that I will be non-priority so I appreciate you providing the information. I do not have my webinar until May so I am happy that your videos are more recent it helps with my research on the current to date practices. I have a question if you know that because of debt you have to pay down is going to be a long process do you still go through the webinar and get an appointment with a counselor or wait to start the process would appreciate what you feel or thoughts are.       Hi Diahann! You are very welcome! Yes, still sign up and attend the webinar! Once you attend the webinar, it will then take at least 3-6 months for your first initial intake meeting with your MC. They will not rush you in the process, if anything they will advise you on what you should start doing first. They will give you an “Action Plan” at the end of each meeting, and it will consist of several different things to work on. Take your time and tackle one thing at a time, and you’ll get there soon! 😊❤️

      Not at all, I believe with the new changes, they may be allowing non-priority members to receive the same incentive as priority members as far as the lower interest rate, if a non-priority member moves into a neighborhood that is below the median. I’m still trying to understand this, but someone left a comment not too long ago telling me about it. Hopefully I can find the information to share.
