I pray everything goes well my first time. Hope you & your family are doing well. I watched so many of TH-camrs about naca & ive called & got address, employment & things removed. Thank you for all you do
I would especially if you know what letters you need to write. It will definitely let your MC know that you are ready to move forward with the qualification process.
Second time coming back . I have my intake session on the 20th just did the workshop on the 10th . Would these letters have to be written in pen with signature or is it okay to type it up and just print my name ? I have about 5 loe for big deposits and inquires and I typed it up and printed my name with the date, is that okay?
Hey!! So you can type the LOE’s but you will need to personally sign and date the letters in ink. They call it a ‘wet’ signature. Good luck on your next appt on the 20th! 🙏🏾
Hey there, first thank u so much for these videos it’s been soooo helpful and informative. I do have a question I’m hoping you can help me with. I live in low income housing have been here for 3 years my apartment complex is HUD owned but my partner and I share expenses he pays our rent with his savings account and I pay all of our other bills with my checking I make more than he does And bring in more income but he doesn’t get much money so he withdraws his entire check and we pay our rent with money orders so the savings bank book will not match up with the total in rent? We’ve been here 3 years never been late or missed a payment. This is the only thing I can see holding us up. So can my apartment property manager write out a rental ledger to verify our rental payments and we can write LOE’s for our prior rental payments and continuing forward just pay our rent through my checking account? I don’t want this to push us back we are so ready to do this. I look forward to hearing back from you.
You are very welcome! And yes, you can get your current landlord to give you a printed payment ledger showing all payments made and when they were made. For previous landlords I believe a LOE will suffice, but if not your MC will instruct you on how to get that previous info. Hope this info helps! 😊
I've been binge watching your videos! Love them! Question about collections: Could I settle a collection or charge-off if it's an old debt that has recently updated itself on my credit report? Or does any debt or collection have to be paid in full that falls within 24 months?
Awe! Thank you! 🙏🏾🥰♥️ so, if it has recently updated on your credit report as if it’s now active, then yes you will need to pay it off when you can and obtain confirmation that it has been paid for in full and when. You will also need a letter of explanation as well explaining the situation.
@@SincerelyTosh Okay, the collection is from 2015. However, on my report it's saying that it was opened May of last year and just updated this month. Pay in full or settle? Just getting clarification
If you received a gift from a friend or family member, then they would need to write a letter stating that they gave you $5000 (example) to use towards the purchase of your home. They would need to include their phone # and sign and date it. Also, make sure to include the date the gift was given. Hope this helps!

Thanks so much you made the video so fast after I ask 🥰
You’re welcome! ❤️
Should I write some loe's before my initial counseling session? I want to be super prepared, but I don't want to create more work for myself.

@@SincerelyTosh I definitely will. Thanks sis.

@@PillowTalk333 settle for the amount that they are saying is owed and pay it off
My counselor told me because they are already on collection I don’t need to pay them but i need to explain why i had the late payment and reasons
@@Yen.201 Thanks for sharing!
Are the letters of explanation only for issues on your credit report?
No, LOE are for several things such as gaps in employment, residency, name changes, address changes.
Would they accept me if I can’t vote cause I’m not a citizen
Can you please share an example of the LOE for bank statements?
Sure! But what would be the reason as to why you would need a LOE for a bank statement(s)? Overdrafts? Too many Withdrawals?
Where is the Gift letter ? This NACA mortgage counselor we have sucks. He half ass telling us stuff. Anybody have a copy of this letter?
