Hypothetical situation for someone who lives up north. If someone bought for winter use, would you rent it out as an air bnb for a fee and someone could also make a little income to pay the lot rent when not in use for the summer?
Not to put any worries on this wonderful place. But where is the closest storm shelter? Or have you thought of putting one on the property. That would be another selling feature. And are the homes being strapped down and use tie downs as required on mobile homes. I've been keeping my eye on your place and considering it, so I have to ask practical questions. I love what you are doing.
There is a storm shelter in my community but only Emergency Personnel are allowed to use it. They say that if there is a catastrophe that they need to be safe so that they can go out and help people that might have survived the event. So bottom line I would not want to have to drive to a storm shelter just to be turned away. On another note, I brought an action building and paid extra to have it tied down. They tried to tell me it was not necessary, but for my peace of mind I had it done anyway. In doing so I was able to put it on my home owners insurance. I would also love to be part of the community as a part time resident. It sounds like its going to be a great place. I just can afford it at this stage in my life. I do wish the tiny home community the best.

They're both pretty large, Hans showed one with the doors open in one of his "look what's in the area" videos. There's also going to be shipping containers for storage and noise buffer (at least two long and two high) right next to the berm at the highway. Those might be a good sturdy option, with the hill to help protect...
You should distance yourself from ITH- they are no longer utd with their Business License in Tenn and the unlawful NDAs in the contract are now being exposed on UTube by other Tiny home reviewers . And the 10k key money ( if that is legal ) I would not follow Their business model. It will effect you.

Kristy’s house does not look level. The back of the house makes me very nervous!! It needs more dirt and put up a small retaining wall to contain the dirt and make sure the dirt is packed well. When the rain comes the dirt will be washed away. It could be the way you are showing her home but it just don’t look secure!!

Honest Review: The homes are way too close to the edge of the pond and the lots are very small. I don't call those lots, they are parking spaces. The layout of this community and size of the lots do not draw people in, it's the lack of having other tiny home communities to choose from and peoples last resort on a fixed income. The great thing is, people are happy to be there, having an affordable home. It's wonderful to have that option instead of being homeless, especially on a fixed income these days. However, Jim is not helping you draw people in. It is doing the opposite IMO. I was cracking up, because it looked like Randy was staying away from Jim so he wouldn't deck him, and Tom was giving him looks to kill. 😂😂 I mean, who is this Jim that came out of nowhere acting like he owns the place and takes over your videos? As far as I know, he is just a guy who put in a rental unit as an investment of his own and at the same time decided to take over your show too. I'm firing Jim from the marketing committee. Jim, Your Fired! 🤣🤣
Jim has a Facebook page for ITH lovers. He runs that page and doesn’t accept any opinions that differ from his. I agree with you that he is not helping Hans promote his community. I also feel the lots could be more spacious. I personally would not want to be 10 feet from my neighbor on both sides. I need my own space. Just my opinion.

Lake Pond which is it? I wouldn’t let my grand babies swim in it, have you ever heard of amoebas ? Not sure that fountain was placed in the most appropriate spot in order to get all that water circulating, I too agree that the lots are very small for the amount of money that they paid , but I’m happy that all of you who purchased are happy living there 😊

Just up the road a few minutes are 2 community storm shelters. Hans told us about them in an earlier video.
