I am a process engineer and see projects get overwhelmed pretty quick when there is no clear scope for all involved. I would suggest that you clearly define what the primary scope is (for now) to all involved. The scope seems to be (at this stage): "Our focus is to be able to open with our Letter of Occupancy, be able to provide a safe environment so we may sell food, adult beverages, and provide restroom facilities for our customers by opening day of the Sturgis Rally". This means separating the "To-Do" list into categories: 1. MUST BE ACCOMPLISHED & IS MANDATORY 2. Needs to be accomplished - not mandatory but would promote sales 3. Not mandatory but accomplish if time permits

With that being said, you should have worked on getting things open as is the best you could in the limited time, then when the traffic slows down and you have a few months to do some serious work on the inside, you should have gone that route. Maybe built a temp structure outside for this year something loud a stage maybe hired some talent to come in on the weekends and play and kept the inside limited and left alone until next season. This way no one rushes you save stress you make money this season and you put some more thought into the final decor and the final design, especially after you see the crowd numbers etc etc this year. Just my two cents. You looking for a great sign manufacturer I am your guy. In business 35 years here in Arizona and I keep everything small and specialized and I work 22 hours a day all year if I have to .

Richard, to me this is one of the most interesting, if not THE most interesting, project I’ve seen you do. I’m getting “Wall Drug” vibes from your proposed operation. That is, your store will be a required stop for travelers on Interstate 80. Probably can’t do it nowadays but it’d be great to see “Burma Shave” signs along the highway directing travelers to Gas Monkey Sturgis.
AS a retired GC, you're looking at 350,000 for that remodel job to look right, because I know you're going to have change orders, just a tip its always good to have a plan, just a floor plan with save you 1000s of dollars, and can be done cheap, any cad cam system can do it quick, just need the dimensions of the building, this will save you time also, every good builder can do a quick floor plan for 500-1000 bucks, that way no re dos -Good Luck
