    3:36 for expats most banks will not finance more than 90% of the marketvalue of the property, though there are a few banks that will go up to 100% for expats.
    My experience as a realtor specialized in working with expats (region Utrecht) is that finding and actually buying a property is a much more time consuming process than actually applying for a mortgage.
    13:57 I have never run into a notary that will sign a deed without an interpreter present if any of the parties isn't sufficient in the Dutch language. That being said, the part of the interpreter's fee ragarding the mortgage deed is also tax deductable.
    A correction for the NHG mortgage guarantee is that they actually guarantee that the bank will get their money back, rather than a guarantee to the home owner. They might provide a job coach to help you find another job to make sure you can keep the home and pay for the mortgage; or maybe offer a haircut or if the home needs to be sold pick up the decifit between mortgage and sale price.

      Thanks so much for your input! For the two homes we purchased in NL in 2011 and 2018 (and sold one, we don't own two!) the banks offered 100% financing; but I'm thankful for your experience and advice on this - it's really good to know what to expect!
      Also, and maybe its because we live in The Hague region, we have not needed an interpreter for ANY of our house buying/selling activities at the notary. So maybe it depends on the area you're based in?
      The NHG helps with those things? That's INCREDIBLE! Can we add that to the list of why I ❤ NL? How amazing it is to have an entity helping people stay in their homes? I'm stunned and so impressed to hear this. Thank you for sharing!!

      @@JoviesHome the idea for NHG is 'how can we limit our loss?'. If helping people find a new job is cheaper than covering the losses, then it's an easy choise.

    a few remarks : houses cost more than their price. (tax, real estate agent, notaris (specialised kind of lawyer to deliver the house) )
    don't use your own bank but shop at a Hypotheek store. (I myself have a mortgage from a cheap belgian bank)
    If it goes wrong and you cannot pay for your mortgage : there is a catch : in the US it seems you can just leave your house and your mortgage debt is gone. Not in the Netherlands: the bank will sell your house and the rest of the debt wil be in on your shoulders if the house was not enough to pay off the house. That's why the NHG (National mortgage garantee) is so popoular with banks and house buyers . Because that garantee saves you. :-) Jovie mentioned that one as it gives a interest deduction, as it lowers the risk for the bank.
    Buying a house in a foreign country is even harder than in your own. But all real estate agents and mortgage advisors in NL will speak english. Not fluently but at least at good level.
    I mentioned "Bank" as the money lender, that could also be an insurance company or a pension fund.

      You can’t just leave the debt behind in the US either, in principle - there are people who *do* it (particularly during the crisis), but they do have the remainder debt to pay. It seems, however, that a lot of lenders don’t really seem to be able to find you to collect that money.

    Two things I like about the Dutch Mortgage which are not (exectly) found in the US Mortgage.
    The Interest rate is based on a % of the value of the Property and if you reach a lower threshold (i.e 90%, 80%, 65%), the Interest rate will drop. There are 2 ways this can happen, you pay extra and get the Loan Down, OR the Value of the House goes up and the ratio drops. Using a combination of both, after getting a new appraisal (taxatie) we got our bank to reduce our rate twice. (It started out at 2.38% and is now 1.88%).
    If you pay extra (on many mortgages) the bank will refactor the Payment. (In the US the time period would drop, but in the Netherlands the date stays the same, but you instead pay less each month). Simply pay extra means your mandatory payment will decrease, if you then add back that amount next month, your Mandatory payment will continue to drop.

    I have a couple of questions
    I am British and my partner is american, and he will be doing the self-empolyed visa
    We have a intention to buy a place in there netherland , i have some money from the Uk, do you know if i move the money from the uk as gift or self transfer or as gift from my parents i need to pay tax in the Netherland if from aboard?
    if we have intention to get a mortgage as self-empolyed, how long do we need to wait to settle in the netherland before we can apply for mortagage , with the mortagage how long the pay we need to show?
    with the 30% ruling is this something we should do before we locate to netherland? or all the tax things can be figure out after we are in netherland, since we are still applying our visa

    The mortgage garantie doesn't pay your mortgage when you loose your job!. They will pay the loss if you have to sell your house wth a loss when you loose your job or something. And they will try to get the money back from you!

    There is a catch to the 5*yearsalary.. debts. A phone you get free with the 'abonnement', that is a loan. Studydebts. A creditcard. A car you have financed. A credit on your bank account. You are spending a part of your salary to pay interest and to pay off the loan.. that means you get a lower mortgage. Debts are considered a Risk. IT is Both protection for the 'bank' and the home-owner.
    A downpayment is made.. 10% of the agreed sum is sent to the notaris/bank. This money is part of the complete mortgage sum. But, if you as a buyer decide to cancel the sale after the legal period you get, the downpayment is gone.

    Another note: if you have student debts, the amount of the loan they offer you is lower. If you have a student debt of 5.000 euro, your total amount for the loan goes down by 10.000 (so double of the amount of your debt). Their reasoning is: if you are already paying one debt each month, you have less to spend on a mortgage. Even if there is only one payment of 100 Euro left of your debt, they still calculate from the starting point. So it is better to pay off the remainder (if you can) before applying for a mortgage.

    Hi Jovie, just a little addition. I wasn't sure so I checked. Since 1-1-2018 you can only finance 100% of the house itself and NOT the fees (kosten koper) anymore. So for those you either need your own money of finance it separatly with a personal loan or whatever. But it cannot be included in the mortgage itself anymore.

      Thanks Diana! Neither my husband nor I are Dutch so we are a 100% expat couple. For both of our mortgages, we were eligible for 100% financing. So unless something has changed for 2019, I am not aware of this rule.

    Somehow Americans really spread knowledge, good about them. I see so many americans review home paints, even names of shade, try searching a dutch review. Can't even find paint brands on normal internet easily.

    The appraisal is linked to the amount your bank will loan to you. For instance (especially during today's hot market) a house is on the market for 350,000. You want that house, so you offer 360,000 and that offer is accepted. Should the appraisal state the value is 355,000, this means that the 5,000 gap needs to be paid by yourself, it will not be included in your mortgage.

      I bought my house 145,000 few years ago. 2 under one roof, 2 parking spots on my own spot. 4 bedrooms(can also build the loft into 5th bedroom). I could only get 150.000 euro mortgage with an average Dutch salary. I really wonder how other people can even get a mortgage of 200.000 or 300.000 euro !!! How? I now already have to pay 540 euro a month. How can you save money? I really do not have a super bad salary at all!

      How did you manage to buy such a big house for 145K? Sounds like YOU are an excellent shopper and very lucky :) We were able to get a higher mortgage because my husband and I were both working full time so they had two salaries to base the mortgage on, not one.

Maybe it's because i have seen people devorce and they both got in financial problems when the house prices went down. Each of them had a huge debt. Yes, i bought when the market was crashed. The house i bought was for sale like 3 years, went down like 40.000 euro from original asking price. (Also because the woman and men where devorced) Ugh.. i don't have a girlfriend yet. But i really am afraid of devorcing and stuff like that. Also my house isn't in the "Randstad" so otherwise i could only afford a studio.

      A statement from your works HR department confirming you have a permanent contract is enough. Sometimes they want a 3 month salary slip too. However, more than the salary slips... The letter from the HR department is important

      Yes, income taxes are higher here than in the States, ranging from 36,55% to 51,95% (but in a bracket system). Despite (or as result) the higher income taxes, quality of life is much better for everyone and you can see how tax money is spent back on the citizens and country. For the first time in my life, I take pride in paying taxes because I can see the “good” in it.

    Actually, you can not finance your legal fees anymore. You will have to pay this out of pocket, which is why you still need quite a bit of money before you can buy a house. Your loan will be 100% the purchase of the house, not a penny more for legal fees or cosmetic remodeling. You might be able to get a separate loan for this amount though

      Not completely true, if you want to refurbish the house, then you have to get a valuation report with market values before and after the refurbishment. Almost every bank or lender will use the market value after refurbishment. So yes, 100% is max. but you can still finance the refurbishment.

    Yer but you don't mention the fact there's not enough houses... And in reality it's bad on the work and work environments work contracts are 6 months and the system don't work properly for outlanders... I recommend legal rites lawyer because the Dutch will try all attempts to brake them.. Your own doctor is recommended and security is important as theives and stuff.... Be careful of the locals and system manipulation in small areas with your personal information.... I got the hell out 😆👍
