    I have been so fortunate. I went to an appointment with "makelaar" for a specific house where he would wait for me. I got kind of lost where I was and parked my car two streets from destination. On my way I passed a marvelous house with a for sale cardboard in front and realised that thát house was exactly complying my dream-house. The board only stood there for two or three hours!!, made an appointment for seeing house from the inside the next day, and bought it immediately since the price was very O.K. and matched my finances. Felt like winning the lottery. Live here now some 14 years and it is just a wonderful house.

    I’m a bit overtime I guess, but I saw this video of yours just this morning. After my divorce a year ago, I wanted to move back to the city of Eindhoven where I grew up. When I called the estate agents of houses and apartments for a viewing, I always got the answer that a viewing wasn’t possible anymore because of the large number of people that already scheduled a viewing. How overheated can the housemarket be? It’s just crazy! I started checking the Funda website at least three times a day and when I saw this apartment that I really liked, I called the estate agent, I think a minute after they openend in the morning. I quickly made the appointment for the viewing and the owners turned out to be Serbian. That immediately resulted in a huge click between us when they learned I’m half Hungarian, the women cried out “oh then we are neighbors!” I do think that has played a huge role in me getting this apartment even for under the asking price. And they sent me a bottle of Hungarian champagne after I moved in, how nice is that! But it’s definitely difficult to buy a house or apartment in a popular area, but hold up your hopes and thumbs and in the end you will get there!

    The housing situation was one of the reasons our family left, a free standing house was just a very distant dream.

    Unless you've mentioned it in one of your other videos, it would be good to bring up the issue of ground rents (erfpacht) , which is unknown in som e countries. In the Netherlands you do not always own the ground your structure is built on - you pay annual ground rent. And those prices are increasing dramatically in some cities.

    Hoi Jovie!! I'm Sarah from the UK. It's nice to find your channel. My partner is German, he lived in NL and Belgium for years before he moved to the UK. I am currently learning Dutch by myself
    We are open minded to the idea of moving to Belgium as the future of the UK doesnt look too good. We are not sure if we want to stay here and bring up children here, so your videos are really insightful and so detailed. I love your calm energy and smiles.       Do be careful, Belgium isn't exactly the same as the Netherlands, even if there's a lot comparable. I believe a notary isn't an obligation anymore in the Netherlands, even if it's still a must, in Belgium it is an obligation, because they are this strange mix of attorney and state agent.
      Most houses are sold with the help of an estate agent, but there are still quite some people doing it on their own.
      A good website to start looking for houses is immoweb, but there are others. Immo is short for immobiliën, and you will it used a lot (more than makelaardij, which is a very 'Dutch' word) Keep in mind, most house prices shown are taxes not included.
      Speaking of taxes, these are higher than in the Netherlands, which is one of the reasons Belgians won't move as often as our Dutch neighbours, but in return, real estate is cheaper, here. Considerably, even. Like in the Netherlands, mortgages are tax-deductable, but there's a cap, and it's different from region to region (Brussels is different to Flanders, which is different to Wallonia). There are also yearly taxes called onroerende voorheffing (also commonly called 'kadaster', even if that's not quite the same thing, you pay onroerende voorheffing on your kadastraal inkomen). These have been fixed in the 70s, and apart from the yearly indexation, haven't moved. They aren't always logical, but no politician dares touching it, because there will be winners and losers, and while the former probably won't remember, the latter will...

    Thanks, Jovie. Great tips. Wish I had known these things months ago when I started looking. It all seems so clear now that I have gone through it, but the one thing I needed most was information. I had terrible luck with finding any buyer's agent able to explain to me how things really work, particularly in Rotterdam's current climate. The single best thing that happened was finding one good agent and agreeing to pay her premium fee. It would never have happened without her. I close next week. Last chapter in a long and pretty grueling saga. This is another area in which information sharing is critical, so thanks for posting.

    I am also an expat, looking to buy a house in the area around Delft/den Haag. I noticed houses here are rather narrow, and couldn’t help to notice yours is very wide! Would you know of any nieuwbouw projects around you? Maybe they still sell houses with a decent width!

    Thanks, Jovie for great videos for expat house buyers in the Netherlands.
    It would be great if you can make a video about selling the house in case of expats planning to go back to their home countries. By touching the aspects of what are the general terms to sell back the home, is it possible to retain mortgage and give a house for rent, will there be any minimum guarantee for the selling price from govt, how easy it is to sell and what will happen if we still have a mortgage and we had to go back to home countries, are there any penalties if we take and sell home too soon etc.

      Thank you so much for watching and commenting! This is a great idea for a future video, although I will have to do quite some research to be able to answer your questions fully. My experience with selling a home was limited to the sale from an owner-occupied home to another owner and we didn't leave The Netherlands/look for a renter/we received an offer higher than our asking price. But I'll look into your questions and hopefully make a video on this topic once I can speak to all of your points. Thanks for supporting my channel!

    Hi Jovie! We are planning on moving to the Nederlands very soon and your channel has provided us with a lot of valuable information. I have a question about the information in this video. We really would like the idea of purchasing a house as soon as we arrive. In our home country you need to show the bank a stable situation in order to ask for a mortgage, and I particularly wonder if in the Netherlands they ask for a minimum time for being in the current job in order to ask for a mortgage?

    We expect to have an empty house that needs to be painted when we buy one, the conditions can always be better then you expected. Move in ready in the Netherlands means you do not have to paint unless you want to and or do some updating to make it functional. If there is something staying that is not commonly staying behind, the agent would probably let you know. Although it does happen, you very rarely find complete furnished houses in the buying sector. Complete furnishing you will more likely find in private renting. We have social renting too, same rules aply to that aswell. Expect an empty house that can be painted. (if it is needed the social housing company will probably paint it for you. It varies.) But I think most working expats earn to much to qualify. Fun fact in Germany they are prone to take the intire kitchen not only apliences, cupboards too, although we could technicaly do that, it is not very common to do so.

    06:20 small correction...it is not UVV but VVE (vereniging van eigenaren). Also when buying an appartment or condo, ask for the bank balance the VVE has. it might save you a lot of costs (and surprises) if there is no money in the bank and the roof, elevator and window frames need to be replaced asap.
    Another also, the VVE has a limit to what it may have on their account. If there is more on the account then legaly allowed (tax related) it will be seen as tax dodging. if there is something you don't want is trouble with Dutch taxes!

      The Netherlands are not a cold country, but a moderate country. Most houses won't have AC, but they will have central heating. Double glazing is standard on most houses, bar some historical ones. Do realise that many Dutch homes are relatively small, and are often terraced or semi-detached.
      As I'm Belgian and living in Belgium, I can't tell much about the specific things in the Dutch rental market, but if you're interested in Belgian information: most leases are typically 3-6-9, meaning you have a lease for 3 years, which can be renewed automatically for another 3 years at the same conditions (prices mostly follow the indexation), and leaving early will have to be notified at least 3 months in advance, and will often mean you have to pay an extra couple of months, unless you both agree otherwise. A landlord can ask up to 3 months rent as a deposit, which should always be on a locked account in your name (basically, it's your money, but your landlord can block you from having it, this is mandatory for all rentals where you're home address is).
      General tips in every country: take photos when you move in, and when you move out, so your landlord doesn't pull you a fast one by trying to get you to pay for repairs for older defaults.
