    We just bought our first house in The Netherlands yaayy!! When out journey is new, knowledge is fresh, we would like to share all of it with you regarding buying a house in the Netherlands. We know how hard is this process in here due to market tension but here are all the details of steps to take, bidding process, things to be careful with and more...

    Congrats on a new home! It's good u can get 100% financing in Netherlands based on the valuation of the house. Some countries you only can get 80-85% of valuation so u need to have cash-on-hand ready.

    Thank you both for sharing your experience, really very helpful. When you did your bid, usually it is asked the length of time you need to process the mortgage. How many weeks did you indicate?

      Hello 👋🏻 Yeah that is a good question! We asked our mortgage advisor how long it would take to arrange it before we did a bid. For us it took 4 weeks

    People act as is property valuations are something new. The banks will look at comparable values for similar values in the area as they want to be assured they will not lose money should the property move to foreclosure in the future. Like all markets globally, there will come a point where this speculative buying will slow down dramatically as sometimes paying well over the valuation is money lost that will never be recouped through appreciation by the purchaser.
    People felt this same way (over bidding) about Silicon Valley in California but that is no longer the case in this area and the bidding wars have stopped. Be careful folks as owning a property does not always make sense.

      There is a chance the mortgage bank accept a digital valuation (€30) instead of a valuation by a real professional (€300-600). It is much cheaper, but it only happens when you bring in a lot of money, so you don’t mortgage the whole price. It happened to me, I only mortgaged 50% of the value of the house.

      Hey there! They are private and separate. A different branch of service let’s say and you need to hire one (hour based generally) for your case.

      Thank you so much! The market has changed a bit since we recorded this video. People don’t overbid as much as they used to (as far as we heard around) due to high interest rates by banks. So if we consider that’s also the case for you, 35K would be enough for all I would say. However if you want to overbid around 10%, you might need a bit more like 7-8K. This is our estimation only, please be aware 😊

    I have a question about taking a mortgage from you guys.
    So if the house I want to buy is listed online for 300k
    When I do the online “Hypothek” calculator with my Bank, it says I can borrow 150k
    But when Someone for example is checking the value of the house like you explained in the video, and says it’s worth 200k
    Does it mean, I can get the full 200k or the full 150k?

      Hi there 👋🏻 sorry for giving a late reply, somehow didn’t see it. Amount of mortgage depends on 2 things: your income/financial capacity to pay back and the value of the house. So if the bank decided that they might give 150k max to you, even if the value of the house is 200k, you can get 150k

Bana yardımcı olan şeyler: üniversite exchange programı, üniversite eğitimimin %100 İngilizce olması, yurt dışında katıldığım pek çok proje & etkinlik ve yabancı arkadaşlarımla ilişkimi devam ettirmem oldu (FaceTime, skype görüşmeleri vs) kısacası kullanman gerekiyor dili günlük hayatının içinde 😅

    Aynen expertiz olayi Turkiyede de var ama Turkiyede expertiz ucretinin 80% i kadar kredi cikiyordu. Ama artik onu da vermiyor bankalar. Gerci bu teklif verme asamasinda konulan sartlarin ne ise yaradigini pek anlamadim. Yani sizin koydugunuz ev yenileme sartina gore daha fazla kredi mi cekebiliyorsunuz? Bu teklifteki sart, alici tarafindan ne anlama geliyor, bu sarta gore teklifinize farkli mi bakiyolar.

      Teklif aşamasında verdiğiniz şartlar aslında kendinizi korumak için. Mesela şart olarak “kredi çıkarsa satın alma işlemini gerçekleştireceğim” diyorsunuz ki eğer olur da banka krediyi reddederse siz teklifinizi ödemek zorunda ve evi almak zorunda kalmıyorsunuz. Ya da işte şartınız “evin inşaat raporu temiz çıkarsa alacağım” ise paranızı kötü bir yatırıma karşı korumuş oluyorsunuz. Eğer raporda kötü şeyler çıktıysa, teklif verdiyseniz de almak zorunda kalmıyorsunuz. Alıcı kendini garanti altına alabiliyor yani bu gibi şartlarla

      You should have the bidding amount, bank gives you only the house’s asked price (what you see on the website). Generally you should bid 10% more if you really want to house so 15-20 can change from house to house

      Hey there, I think it’s not must to be married before buying a house, I have a lot of friends who are partners and bought a house, so it’s okay. But when you buy a house, you can have a cohabitation agreement with your partner to guarantee after-buying Fİnancial situation

    100% on a mortgage, Dutch people are really crazy…. Never do this kind of operations, save at least 30% first, even if you apply for 100% have enough earned to cover the mortgage for a first 5 years (in Amsterdam you can not even rent if you applied for deductions during the first 5 years).

Bunca zamandır Avrupa'da iş ve yaşam için yüksek lisans yapmamın bir 'must' olduğunu düşünüp; ortalamamı yüksek tuttum. Yurtdışında yaşamak istiyor olabilirsin ve bu tabi ki Hollanda olmak zorunda değil, o yüzden vereceğim cevapları genel Avrupa'da iş bulmak için verdiğim öneriler gibi düşünebilirsin. Benim vereceğim en büyük tavsiyeler şöyle olur: öncelikle kesinlikle İngilizceni sular seller durumuna getirmen gerekiyor. (Gerçi ODTÜ'de okuyorsan bu konuda zaten baya şanslısın demektir, ama lütfen sadece derste bırakma ingilizceyi bir şekilde her yerde kullan ve geliştirmeye devam et).       @@badesaran8491 Bade cevabin icin gercekten cok ama cok tesekkur ederim, tam su anda okulda erasmus icin belgelerimi verirken okudum mesajini. Dedigin bazi seylere az da olsa oncelik verebildigimi fark ettim ve bu dediklerin beni cok ama cok mutlu etti. Kendimi hala bir staj bulmak icin zorlayacagim, hatta bunun senin gibi vodafone tarzi uluslararasi bir firmada yapmaya calisacagim. Elimden geldigince de uluslararasi projelerde ve degisim programlarinda olmaya calisiyorum. Tekrardan onerilerin icin kalpten tesekkur ederim! :)

      Thats nothing. In cities its not uncommon to offer around 20-30% higher than the asking price. ;)
