Information like this makes me reticent to be a landlord. There are too many "vicitims" out there in the USA these days.

Hello from Commiefornia, the tenant discrimination topic was of more interest than expected. I'm well aware of FHA laws but I find this topic intriguing - mainly because as a landlord, I see more tenant prospects playing games: acting as single moms, divorced or gay couple to try to scare you into renting. I just play by the rules and they are qualified or not, but it is something I see. Fortunately the games players often have something valid to call out, usually bad credit, maybe eviction, otherwise I don't care. Regarding the weekly inspection...what is a good rule of thumb, weekly, monthly, annually?

Question ??? Should Angel investor's invest in LLC? If you want to do this kind of investment should you do each investment under LLC?

So cant landlords just create a lease that states, " tenant agrees to hold landlord harmless and landlord will not liable for any injury that occurs on the property, regardless of the reason for the injury. Furthermore, by signing this contract, tenant agrees to forfiet all rights to sue landlord for any reason."

Dog breeds don't dictate viciousness, but the human who didn't train the dog. It's wrong for insurance companies to discriminate based on breed. A Yorkie or a Chiuhuahua are more aggressive than Pitbulls due to their Napoleon complex and the need to be defensive. Just as we shouldn't discriminate people based on race, color, etc. we shouldn't discriminate furry family members based on breed.

I thought you just said dog breeds don't dictate viciousness..
      "are more aggressive"
Seems you might be a little biased. Certain breeds pose more danger than yorkies and chihuahuas
