In Texas Farm land is not taxed like residential property and I would imagine that unless a code complicit home was on the land no residential property tax rate would apply

There are few restrictions for the use of the land. It is currently in tree growth tax status but part or all could be removed from this current use tax status and utilized for building a home, cabin etc.

The whole point of acquiring land like this is to spend your time on it. Not driving 80 miles round trip and be home for less then 2-3hrs before passing out.

Never split up large properties. It will be worth more as a large property in the long run. If that property was in Pennsylvania I would give you cash right now. It would be too much trouble transporting all my AR-15s back and forth to be able to shoot on that property, especially driving through communist New York.

It's zoned recreational. You're not allowed to build a full time home on it or farm it.
There is not much zoning here. You can build a home on it. Farming this type of soil will be difficult but is not restricted.
