It's beautiful home on the interior...huge, plenty of room. They've got it staged really well. I like that it has a den or family room. The flooring is nice plus, it does have a nice layout. I love the island in the kitchen. That is a good price.. I saw the "red tag" in the window as you were walking in. It's a lot of home for the money. Thanks a lot for showing it... 👋👋👋

It would make a great farm home on 40 acres. There are a lot of assets to it. Much space, several bedrooms and 3 baths makes it an excellent choice. Great bang for the buck!
It really is a lovely home. I love the space and layout. The only negative I see is lack of counter space in the kitchen. The island gives you workspace, but there really is no room for small appliances used on a daily basis. I have a 2000 DW and one thing I wish it had is one piece shower and shower/tub combo. They are so nice!

It’s huge and the price is so good ..I have a new build 3/2 1800 sq ft and i paid 280 and I’m in Texas ..I wish they would have done the interior design better because I’m sure many are more visual like me ..I can def appreciate even more a beautifully staged home ..I’m excited to see the 2 story
Hey Nate! Good video. Nice house. It's a good price for this place too! Of course, my changes would change the price, make it go back up probably. But maybe not as far. #1) I'd put a gas fireplace or wood-burning stove in the Living Room. There's no coat closet, so I might opt for a small one along the wall of the master bedroom, in the foyer. Maybe. #2) The Pantry is okay - glad to have one! I'd cut the island down, don't need the extra space for sitting around it as the table is right there. I'd also put wheels on the island. The microwave would need to be moved; it's too high for me above the stove like that. I'd rather have a gas cook stove too. Don't need a dishwasher either so replace it with another cabinet or drawers. #3) The Den area. I would option out of the 3rd bathroom. Instead, I would close off that den area, make a hallway to get to the bedrooms. Then that den would become my Library with a small sitting area with a small gas fireplace in it. The guest bedroom next to the Living Room I would turn into my Music Studio Office Room. It would have to be soundproofed being a music/studio room. I'd use the small closet in that bedroom for an office supple room and to put my music books/supplies as well. #4) With the den being closed off I'd have a wall to put Grandma's China Cabinet on. We'd have a porch/deck outside those sliding doors, probably enclosed so we could cook and eat out there if we wished. #4) In the Utility room the floorplan shows an option for an outside door instead of the window. That's what we'd go for, the door. Otherwise there's no place to put an attached garage. A detached garage wouldn't work for me. In the attached garage we'd build a storage unit with a place for a freezer, as there's no where in the house for one. #5) The Guest Bedrooms and Bathroom are okay. Unless husband thinks there's enough room for his Gym using the three rooms (which I doubt), these rooms would stay as they are. But if he did say they were big enough, we'd find a place for a half bath for guest, and us, so we wouldn't have to be running to our bedroom all the time! #6) The Master Bedroom and Closet are okay - glad the closet is not in the bathroom. But the Bathroom isn't so good. As it is there's not really enough room for a big tub, small shower and not enough room around the commode area. So it would have to be re-worked. For us, we could just go for a big Handicapped tub/shower combo and make the counter/sinks longer, and reposition the commode so there's lots more room around it. Then reposition those cabinets (which I like!) over to where the shown shower is. #7) We'd have Carpets in the Living Room, Bedrooms, and the sitting area in my Library only. Porches and/or decks all around the house to the garage. Most enclosed, but some just covered. All enclosed porches/decks would have screened upper area with windows on inside that could be opened when we want them opened. I'm dreaming big here!!! But why dream otherwise?! Anyway Nate, as I said, good video. Not a bad house. And not a bad price for the shown house either. It was a surprise to me when you said how much! I was expecting somewhere close to $300k for the size of that house. Of course, I knew it would be cheaper in Arkansas, but didn't realize that a lot of the South is lots cheaper than most places. It seems the homes on the East side and down south are much better priced than the North West. All the homes I filmed down there were much better priced.
I'd eliminate the pantry and make the laundry room bigger. I honestly don't understand everyone's obsession with pantries when there's all that other cupboard space lol. Then again I was born and raised in a 1968 double wide and I learn to manage and function with little counter space and storage lol.
The kitchen is single wide style, hardly a pantry that could be bigger if it had a pocket door or the door opens out, no freezer space, bathroom 3 does not need a door to the bedroom, bedroom 3 & 4 share 6ft of closet with only 2.5ft shelves and hanging, the doors should be pocket doors to maximize closet and room space, bedroom 2 & 3 bathroom could be a jack n jill bath. The master bedroom is overly large the closet should be there and widen the bathroom so then you can have a walk in shower and tub and maybe a door for the toilet. I will say you will probably have more useable square footage in a 16X80 than this house of maximum 12'9ft width, I think it's worth maybe $ 120,000 TOPS.

A huge shower with tile to the ceiling and benches, dual shower heads with hand held. There doesn’t seem to be any linen storage. Cheap looking closet racks. A garage and deck/back porch would make it ideal. Great price! Great to see prices coming down on housing.
I call them about a month in advance of when I plan on being there. Explain who I am what I do. That it's free to them and that they get free advertising out of it. Some dealers will have certain things they want you to do. That's how I ended up with puting the logo in the top corner. One dealer requested that and I thought it was a good idea so now I do it for all video's.
