      Absolutely. There were several things he could have done. Many attorneys will take a case on a contingency basis. They get paid only if you win. This would be a slam dunk case.

    I just went to look at a 2024 Clayton Home already on the land last weekend in Florida. I live in an apartment right now and looking to get out of this horrible rental trap. The sales person said that if I wanted to break my lease to purchase the home that they would pay my Early Terminate Fee. I said no, I have just started looking and I'm not ready to buy the first home I look at. I get anothr email today and the sales person says he talked to his boss and his Boss wanted my Landlords information so he could make her an offer to break my lease! The apartment I live in the manager will not let anyone break the lease, you can break it but they hold you to the full term of the lease if I move out, that is in my lease agreement. Again, I told him no I cannot put myself in that kind of position. After seeing these videos and other videos, I will definately not be purchasing a manufactured home!! Thank you for this very informative video!

    We're living a nightmare for 3 years. House was a mess. Plumbing not connected. Electrical problems. Drywall wrong. Floors had screws poking thru. It's still a mess. Clayton stopped helping before first year was up. It took them 2 months to set up, 6 more months to get anyone out. They had to send out 3 different people. But Plumbing was something we had to fix. Sewerage in crawlspace in heater pipes on the ground and no even hooked up right. Mold is terrible.

    Your right they are horrible to work with they feel as though they are going to tell you what you're going to get and hell with what you bought. Most lawyers will take a case for a percentage of what you get. If you have the paperwork of what you ordered I think a lawyer would take it.

    We bought a Clayton home in 2018, it was sold to us as new but was actually used. They said it was certified level, but it wasn't. They never gave us a walk through, and only gave us a 2-year warranty, our neighbor got a 20-year warranty on their house. We had a bunch of repairs on schedule to be done then covid happened and they refused to send someone out to do the repairs, after covid they told us they weren't going to fix anything because the warranty was expired even though it was already on schedule before covid happened. The A/C has issues, the roof needs to be fixed, and the house needs to be leveled, they told us the house would come with Hardie skirting but actually came with plastic that wasn't even installed correctly. The house is poorly insulated, we have hot spots all over the walls and ceilings, and they didn't bother to insulate above the sliding glass door. I had to pay an electrician to replace the faulty main breaker that nearly burned our house down.

    My mom who is disabled and elderly went through the exact same thing with no plumbing for 2 bathrooms There should be lawsuits to file against against them These people are taking advantage of people who worked all their lives and are now disabled and elderly I think people my mom included should start filing taking advantage of their age!!!!!

    We made the mistake of buying a Clayton Home and had loads of problems with set up and never got an official walk through . Many problems of things never corrected after we sent in a list of repairs that needed to be done. Months later we found out we had been over charged almost $20 k. Please take it from people that have been scammed. NEVER EVER buy from Clayton Homes!

    FEDERAL MANUFACTURED HOME CONSTRUCTION AND SAFETY STANDARDS ACT.

    24 CFR Part 3286
    FHA will finance a noncompliance manufactured home. Which is a violation of FEDERAL CONSTRUCTION AND SAFETY STANDARDS ACT.

    First, Joe should never have moved his stuff into a house he did not order. Second, Joe should have contacted FHA regarding the mistake. The government is usually very good about getting on these kind of issues. Third, Joe SHOULD HAVE CONTACTED A LAWYER. Many attorneys will take a case on a contigency. They only get paid if they win.

    I know someone who got ripped off by clanton homes. In 2007 he was 18 years old he and his girlfriend wanted to put a mobile home on the property that his grandfather gave him. He got took financially by clayton homes. He lost the land his grandfather gave him. He got the wool pulled over his eyes .
    They took advantage of him because he was young

    FYI many years ago I bought a brand new Oakwood Home. Had a lot of issues during the warranty period. I had to file a complaint with the State of Texas to get them to fix the issues. During my conversation with the State Inspector he told me it wasn't just my home or its brand. The short version is they are all cheap built piles of crap and they get away with it because the mobile home industry has a very powerful lobbying machine in most of the state capitols. They have special laws and regulations written by those lobbies and passed by state officials who are more or less bribed by that lobby. These things are built to appeal to the most vulnerable and least educated homebuyers ....and disguised as "affordable houseing" I'll never buy another one of any brand after my discussion with that inspector...what I researched and learned on my own and my 18 years of ownership. People would be better off in the long run living in an apartment or their parents basement until they can save enough $$$ to buy a real home. Those things are basically oversize RVs not built to be lived in for over a decade. Cheaply built peices of Bull manure.

      being a retired contractor, i too am going through hell. these companies AND "Setting Contractors" *may* sign off with a little reimbursement only to have you swear in a notarized letter that you will not reveal anything on social media.
      it is the "Whole Industry"! think about it, those who buy this type of structure are less than knowledgeable about new houses and are vulnerable "Prey".
      if only someone would write a book on "How To Buy A Modular Home". The Do's & Don'ts".
      my sympathies to all the upcoming "Suckers" who WILL fall prey.

      Yes, manufactured homes are crap, but not MODULAR homes. MODULAR homes are built better than outdoor stick built.

    At least buy a modular that must follow state codes or better, never buy a HUD manufactured or mobil home. Modular home must be on a slab or foundation.

    I have a cavalier home, owned by Clayton. Building in Virginia and there are very few prefab/ modular builders that will go up against the mighty Clayton. Tip for the day: don't use Clayton as youR GC. I could NOT be happier with my cavalier and that's only because of the general contractor. Some dealers are ok. Most are sub-par and use the cheapest contractors to save money. We visited two Clayton dealers, one was ok but high$, the other was straight up rude and acted like they didn't even want our business. My GC is in Rustburg VA. He says, you didn't but a home from Clayton, you bought a home from (and inserted his company name.) THAT is the kind of person you want to deal with.

    The problem with manufactured homes is you close on the purchase before the house is built and delivered. The dealership gets paid once you sign the paperwork, not after the you get the home. They have no incentive to get things right and the buyer has no leverage to get things fixed.

    We just bought a Clayton home. We demanded a walkthrough before paying the balance. It needed work to straighten it out. They fixed some items, not all. It was hauled 900 miles to our location by Bennett. It was is amazingly good shape. A few Sheetrock cracks. I had to set it and skirt it. We are happy with it so far.

    My husband and I had a horrible experience with Clayton Homes. Those people are far from true to their word. We have had constant issues and problems since day 1. It’s been 8 years if we could do it all over again we would have definitely stayed away from Clayton Homes

      My daughter and husband having to rebuild their mobile home. It's a nightmare. They got an attorney...of course he got half settlement. They have had to spend their own money to replace AC, clean mold, and so far have spent thousands on new mobile home. It's ridicules! Of course they continue to pay mortgage!!!

    My retired dad bought a home from clayton ,where the two halves were seamed together immediately settled and cracked the inside of the ceiling finish and was a visible line under the flooring,he also had problems with his windows and also the front and back doors not closing and sealing from wind properly. Overall quality of materials used inside was about as cheap as could get. Plumbing shoddily installed,weird smell in guest bathroom from time of installation, his hvac ran constantly and had to be serviced twice in the first five years,the home is ten years old right now. Bathroom fixtures leaking since day 1, just a crappy home and experience all the way around. Also,the skirting used to go around the outside is so cheap and flimsy that if your weedester string even grazes it it slices right through it like it was a sheet of paper. Do NOT purchase anything from clayton homes. They are the worst.

    My neighbors had shingles falling off because they wasn't nailed down abd they were very crooked and had leaks everywhere within a year.and the paint job was very sloppy and it was all flat paint

    Stay away from a clayton home! 5 years in, roof leaks do to defective vents and this is after multiple and never ending pluming leaks do to defective connections .

    Misconception is you need money to hire an Attorney. They are Attorneys that will take your case that are Pro Bono. Meaning they will take your case for free and get paid once the case is done. This situation that Joe is in they would love to take on a Corporation like Clayton Homes. It's not too late Joe. Get an Pro Bono Attorney and get this situation resolved and get paid for the horrible mistreatment you have encountered. Get paid Joe!!!

      You're talking about contingency fee agreements, not pro bono.
      It's worth calling lawyers to ask, but I doubt a lawyer would take this case on contingency basis. They only take those kinds of cases where there is a high likelihood of recovering significant money without a ton of work.

    I miss my redmond it was better built than my new clayton. My redmond was hit with hurricane ida and unable to fix.

    At the very beginning when you find out it was the wrong home at it wasn't resolved then. Attorney Attorney Attorney. That's the only language that will get it resolved. Never go along with anything that wasn't what you were initially told from the beginning. Meaning giving you the wrong home. Never do any of the work yourself because they're not doing it. Attorney Attorney Attorney!!!!!!

      No attorney will represent me. I have been studying all the rules, regulations, requirements, codes and standards for manufactured housing.
      What I did learn Texas and the Federal Agencies are corrupted.
      42 U.S. Code Chapter 70 Congress is to protect the consumers.
      Section 42 U.S. Code 5422: State enforcement.
      Texas Occupation Code Chapter 1201.
      Legislators are to protect the consumers.
      42 U.S. Code 5409 states a noncompliance manufactured home SHALL not be offered for sale or sold.
      24 CFR 3280.307 Resistance to elements and use.
      All exterior mating joints SHALL BE SEALED WITH SEALANT TO RESIST THE INFILTRATION OF AIR, WIND, Rain, SNOW, AND RODENTS.
      Go to any retailers lots that sell these manufactured homes and look around the exterior windows, doors, corner trim and see if the mating joints are sealed with sealant as required by HUD CODE STANDARDS

    We’re looking at Clayton homes right now and they are allowing us to view homes on the lot that aren’t even married together yet. They have huge gaps to walk across and nails everywhere. I’d definitely view before putting in my property. I’m curious if any of the Clayton homes issues are in the Washington state/Oregon area. So many issues but all seem to be south of us. I’d definitely love feedback before buying, especially since we’re paying all cash up front.

    These manufactured home people know you didn’t call a builder to build on your land so they know once you sign the loan the money is theirs and all promises went out the window and you don’t have the money to sue them they will milk you with interest for a year if needed to break you and make you desperate

    My question is why did you except the house. You should never have accepted the home....Contact state attorney General and file a complaint.. I am a real estate broker.. The State Attorney General should look into it. I am not sure now that you accepted it.. But it can't hurt..You can't say you were forced when you accepted it..

      He should have contacted FHA immediately. They could have recinded the order and canceled the payment.. Contact a lawyer! Many will accept a case on a contingency basis. You pay only if you win. This case would be a slam dunk.

    Why would he wait til the final walk through to make mention of delivering the wrong house? He knew before they were finished installing utilities. That's just not making sense.

    I’m saddened to listen to his story. Unfortunately, similar stories like this are too often. We purchased a manufactured home and the stress from it all and having to make repairs are more than we bargain for. My prayers are with you.

    The success of any home-to-land deal is heavily dependent on the general contractor selected. The GC needs to be carefully screened by you, the buyer.. Do your homework! If the home dealer makes it difficult to check out his contractors, walk away.

    So is this buying directly from Clayton homes or like a dealer that sells Clayton homes and it’s built in a factory ? I’m looking at buying the legacy 572 and just found out it’s a Clayton home and I’m so upset because I really love this home and I’m hoping the dealer I’m working with and factory it’s being built will not allow it to be built poorly.

    “TRAILER TRASH”, refers to WARREN BUFFET today. Him and his “gold hogs”. Trailers are not built well, but “after that”, their “dragged all over the country on rough roads”, before being “very crudely dragged onto a persons property, and abandoned”. But you still “cant go inside”. When you hire a lawyer AND WIN, the losers pay your lawyer. DKS! (Home Builder, 6 months, move in, “enjoy”.)

    This is awful, but i do know i would contact the Attorney General office in my state and other agencies i could come across. If you are in Texas, Paxton is the Attorney General in this state who loves suing any and everybody.

    Sir a lawsuit lawyer only gets paid if you win the lawsuit, if they think you do not have a case, they will not take you on as a client. But you need no money down to hirer a lawsuit attorney. They generally get 1/3 of your winnings of tge lawsuit, pluss expenses.

    Usually septic is opposite from well. If well is the in back the septic is in front and vice versa.. I feel bad, but it comes down to you. You accepted the house..

      They are supposed to be 100 feet from each other unless you have just a holding tank (which is only allowed if you are replacing a previous septic system and cannot install a new drain field) you are required to have the well and holding tank 50 feet from each other at least that's the case in my area.

    Same kinda thing happened to me….they never even hooked my septic up so for a month every time we flushed a toilet it went right into the underbelly of my BRAND NEW HOME!!! They need to be shut down ASAP…what is wrong with these people?!?!

    Have you tried contacting any class action law firms? It's pretty easy to figure out how many peopled have been scammed by reading the reviews. If you find a lawyer to take it on it won't cost anybody anything. All the people who bought the homes just agree to use that certain lawyer and the money they win from the law suit will be split between the lawyer (to pay his fee plus court costs, etc and all the people who were scammed. Please try to contact some of those type lawyers. There are class action lawsuits going on for all kinds of products. This is not an unusual type of law suit. God Bless you and your family.

    My friend bought a Clayton manufactured home and he said it wasn’t exactly the one he had ordered either. I told him I would’ve told him to come get the damn thing off my property, but he didn’t either and he’s got a lot of problems with plumbing. The appliances have already been have been replaced with Clayton mobile home. They’re cheap built.

    First mistake is buying a crappy mobile home. They're built by unskilled people off the street. No journeyman plumbers or electricians. Cheapest materials possible. Second class housing and absolute tinder boxes if there's a fire. I used to work in the industry and I will tell you that I would live on the street before I'd ever live in a mobile home.

      I was going to buy a Clayton home for -$140,000. ... But after watching this very sad and very informative post, I've decided to forget about anything "Manufactured " from anybody, anywhere. We live in the internet video age... Companies can't just screw people over and get by with it like the days of yesteryear. The fact that I am writing the this commentary in and of itself proves that people ARE doing their research before buying. Before the age of TH-cam and its comment section, such guidance would have been next to impossible to find... NOT ANYMORE ! ! !

      ​I've been mobile home hunting for a few months and seen countless videos on TH-cam about how great they've been but after watching this one I'm so on the fence. I know nothing about the foundation and what goes all into like this guy seems to know so I would fall victim to their scam. But another part of me just feels like I can't afford a stick built home. All homes in my area are starting at 300k and up and getting a 30 yr mortgage you would have paid almost double for the home with these current rates. I'm just feeling defeated

    None of my electric plugs work in my kitchen and the roof leaks down yhe bathroom vent into the toilet and down my wall. Its a clayton pride 2024. I haven't even moved into in. Its been 8 months. They messed up on the elevation and that put us three months homeless

    You have all the leverage before you sign the final papers/loan papers. Whether you purchase a stick built house, modular or mobile home, once you sign you are placed on the back burner. Refuse to go to closing until everything is satisfactory. I realize you were jammed up with your other home being vandalized but you can see how you are treated once you move in.

    Geeez. This man's experience just sounds terrible. I have a new Clayton Home, built in May 2024. Mine is also in Texas, but much farther east than this man's home in Decatur, Texas. My dealer is in Sulphur Springs. My house was set up in the Mount Vernon area.
    I was told by several people not to go with any other builder other than Clayton. I am glad I did go with Clayton because my home and the property it sits on is perfect and built really solid. I am very pleased. I got a great deal. The home is rock solid and has many upgrades. I have already been through some really awful thunderstorms up here in the deep woods with very high wind. This Clayton home stays solid and quiet. I can not even hear rain hitting the roof.
    The most incredible thing is the enormous savings I am enjoying with the excellent insulation in the house. During the month of August, with average 102-degree days, my electric bill was only $68.00! It has steadily gone down each month to as low as $38.00 for November. My house is 1,000 sqft. 2 bed/2 bath, with a detached garage. I have recommended Clayton to several friends. The folks at my dealer have been very professional and are always quick to help with any issue, which have been very minor indoor trim fixes.

    Over 20 yrs ago I purchased a supposedly "best" mobile home, a Fleetwood. It's worse than a piece of garbage. Nothing is square and everything is cheaply made. At the time with my job I could not afford a real home and interest rates were high so I had to live somewhere. Now it's still "home" and it's paid for and I am retired so I can leisurely watch everything deteriorate. The only good thing is back then they were a lot less expensive than now.

      I also bought a Fleetwood in 2007 and found a lot of things wrong with doors and windows. Things were not completely square or level but I also paid mine off and I re-gutted it put about 30,000 into it and now everything is quality and done right it’s better than buying a new $300 manufactured home when I could just put that 30 I put into it and get the same result saved a lot of money.

    Have had the exact same problems but way worse I got HUD State rep and pa attorney general next is a attorney what they did was fraud thrift and breach of warranty and if your home has a HUD tag who ever u got home from should have had certificate HUD installers they doing what I did hope it will help my nightmare home was built by Ritz craft

    Clayton homes isn't that a lower price mobile home. I think so. When I was looking at mobile homes, I only looked at Palm Harbor. A double wide Clayton home cost same as a single wide Palm Harbor. My thinking was to go smaller but pay more for the quality. I have to say, did ya'll do your homework before buying?

    Unfortunately, the rich get richer and the “little guy” gets screwed. This is horrendous. I also am on Social Security and know how it feels to be strapped. These people (Clayton Homes) should be charged with theft of someone 62 or older. Not sure what is going on in the world today, but I can only hope and pray that it gets better for our grandchildren and their children ( I’d rather doubt it )but we can hope.
