Question and I don't want to be an overthinker, but you set the appointment up as a preview for your buyers, wouldn't the seller be confused/annoyed why you're sending information about your listing services?
Thats called a preview appointment under presence of bringing a buyer. Not a listing appointment. Though, if you talk fast and well enough you could strong arm your way into getting a signature on an over priced listing at a discounted commission.

Yeah this was not "A master at work scenario for sure." I feel uncomfortable going the sleazy way. Prospects get very upset when you waste hours of their life with buyer talk and say "actually I think you should let me list it now that I think about it". Smart ones see right through it and are rightfully upset that you've been working them the whole time under false pretense. This is both not as effective as actually being a good salesman from the get go and it's what gives a bad rap to real estate agents.
