Making a real estate purchase is a huge financial decision. Picking the right builder is very important. We went with Ryan Homes and a year later these are my thoughts. There are a lot of ups and downs when building new construction so you have to be vigilant. Buying a home for me is an investment and it is important not to overspend.
Investing in new construction real estate can be profitable if done correctly. Be sure to stay until the end of the video to learn all of the financial hacks that I learned that can save you and make a decent amount of money.
As we walk through the home you will find that we did several do it yourself projects to improve the home and save money. Rather than just pay the builder for all of the upgrades. Lol I deserve no credit lol. Someone gave me a quote of $1,800 for the ship lap wall. I was able to do it for $200! First time.

Ryan - I enjoyed the house tour. I recommend looking into the dishwasher rack a bit more. They likely gave you a lower grade rack that is coated aa opposed to being one piece. Make sure they replace it with a nylon rack and it will last forever. All the best.

Our previous house was a new house and worked as just Wife/I.
Here we are 7 years later with 2 kids and the 3/2 is to small. We are going to have another house-made that is a 4/2.5 with an office.
I looked over your design it looks very close to the options we have here of (Hayden Homes), we like how the kitchen is away from the great room and in it's own little area. We are looking at the design (Hayden Homes Timeberline) will come in ~365-385k. Nice nice :-)

2nd camera setting is MUCH better. and wow, this is beautiful. I have to ask, is the whole family on board with the plan of buying a place, fixing it up, then moving and renting the old place out? I mean, obviously that's a brilliant idea since you're skilled in improvements, but I wonder about it from an emotional perspective. thanks Ryan!
Alex! Hope you are having a great weekend! This strategy of buying moving in, fixing up then renting allows you to put less money down and get better interest rates when compared to just buying a real estate property. The next house we buy will likely be in the same neighborhood because we love it here. I value my financial freedom over shorter term comfort. I have a goal of $2,000 monthly profit from real estate and my wife is on board. Of course that means I have to hit nicer homes lol, it’s an easier sell for her when I do that lol. My kids are young enough where they are not emotionally attached to where they live so the time is now to deplore this strategy. Plus moving around for me is kind of an adventure lol 😂.

Question, have you noticed how the model homes never paint the door hinges but when they build yours the just paint right over them...lol I only say that because that is what happened to me. You don't notice all the shortcuts builders take until your in the home.
I haven’t noticed that but I’m sure the model homes get extra attention and scrutiny over other homes 🏡
@Ryan, did you see any issue with walls, flooring, roofing, kitchen or bathrooms after 2-3 years? Or any other major issues you wanted to corrected by Ryan Homes?

Almost all the houses around me that are new construction are Ryan homes I live in Ohio and they mostly look the same and built cheaply but they are very expensive most around me start at about 600 thousand
He said I won’t tell you were I live in Florida but then you walk in and see the sign west palm beach fl 🤣

I just moved from California and work in West Palm Beach! I am building a Ryan home in Port Saint Lucie, the Barkley model...I am hoping I get lucky on a solid build(kind of worried on the Ryan home reviews). Any complains and (or) issues thus far (besides the little comments in the video)?

As a former installer of tv/internet I have to tell people that Ryan Homes are made of the absolute cheapest material. They don’t even use plywood for scabbing, they use foam board. Foam, keeping your house upright. When I had to drill holes in the walls i barely had to spin my drill I could basically just push it through the drywall, foam and vinyl siding. Yeah they look nice but after 10-15 years they fall apart. Not to mention them forcing homeowners to sign non disclosure arbitration agreements to get warranty work done. They’re horrible
Did you have a lot premium? What is the cost of the cheapest lot with Ryan in Central FL?
I got a “free” lot. Maybe there are other “free” lots in South Florida
Love your video! In regards to the property tax, how did you get Ryan Home to pay for its part? Was in your contract?
It was a trick Ryan used to low ball the expected tax value so you get stuck with the bill. Make them pay as much as possible, even if you have to pay more at first, you will just get reimbursed.
