      @@getlauriekor Alberta is the best province in Canada, honestly. It's not in the middle of nowhere, and it has one of the most reasonable taxations and home prices in Canada. I still prefer British Columbia's scenery. But other than that, Alberta's superior.

    yeah, no, if I'm going to fork over that much , I would rather have a nice house in a wooded forest with a lake. Plus the land taxes alone would cover a small car. But I suppose slimy lawers, cosmetic surgeons, and club owners would don't mind looking like a douche in a metal and glass house with no personality🥴

      We get like 2-3 months a year of summer temperatures. The rest of the time it's either to cold or snow. The expense of a luxury thst you can only use for 25% in f the year at max is not one many people are willing to pay for.

    Prices in Calgary and across the country are about to collapse . According to CMHC could be as high as 18%. Sell while you can, but don’t buy. Once government hand outs stop and thousands continue to be unemployed there will be an over supply of homes. Market is active now because of historical low rates, but many will be in negative equity if not already when we start seeing foreclosures early next year.Every realtor will tell you everything is fine don’t worry ,it’s good time to buy or sell. That’s there lively hood they won’t tell you differently.

      C'mon man. First off, there are a lot of good and honest Realtors that are NOT gonna just tell you that everything is good and rosy. You might be surprised how much business there is for those of us who are honest and transparent. You might also be surprised to learn that the CMHC is not better at predicting the future than you or I and that their prediction is NOT working out. Also - they said 9-18% - but I get it - it's a bigger statement to just quote the high side. Also it supposes that that today's prices aren't reflective of some drop in prices that make up part of the drop they are talking about - a good chunk of the down side has ALREADY HAPPENED. Plus opposite to the CHMC's forecast - prices have went the OTHER way in Toronto and Vancouver and Montreal. Despite the world shutting down, single family homes have dropped only a whopping 1 % since last summer in Calgary. Other segments have been hit harder - but in all cases properties that are selling now are showing drops of 5-8% - so are you saying that the 18% of drop is in ADDITION to the current lower prices? There is one thing you can count on in Canada - the government will do whatever it takes to support housing and prices. That includes additional measures to help struggling Canadians. When governments print money like ours has been lately hard assets like Gold, Silver, Housing, etc. go UP in value. Unfortunately, what will really happen during this difficult time is renters and people with lower incomes will be disproportionately hurt more than the rest. It's unfair, and it sucks. The truth is that if your buying a home NOW and intending on holding it for 4-5 years the question should be whether or not you feel secure in your career, and whether or not you believe that housing will drop temporarily and NOT recover ever. No one can time the market. If you think its better to wait 6 months - then wait - if you need a place to live - and you get value from being able to paint and renovate a space just the way you like it, and your plan isn't to flip and stay for at least 4-5 years - then what's the worry? I agree - there are many reasons to be cautious - but agents make money when the market goes up, down, and stays the same - its the transaction that earns the commission - so having people buy now or 6 months from now - and risking your name/reputation and relationships by offering bad advice makes no sense. You might think that ANYONE who buys right now is foolish - and you'd be entitled to that idea but that's oversimplified. Most people are very very very well read - they've read that article, and they've read others, and they can see the SOLD data in communities - all info is OPEN - and they're still choosing to move forward based on their circumstances - which goes to show you that each buyer is using their own set of values to determine their actions. If you don't believe the Calgary housing market is a steal - with ZERO speculation in the current prices - you're just not paying attention to the rest of Canada. As for whether 2 months ago, today or 5 months from now is the bottom - nobody knows - but if you take a 500' view you'll see that anyone investing in the Calgary real estate market in 2020 is buying at incredible value - even if they missed the 'lowest' month. This is where an agent can actually HELP, if they are any good, to negotiate an awesome deal on the right property - to protect your downside. Sorry for the long response - don't mean for it to sound negative - I just work super hard to do MORE than the average agent, so I don't like being painted with the same brush.
