Nice. I think this one and the Sandhaven by TB in Flower Mound are my top two favorite in Texas. I think this is nicer than Travisso’s.
Well the Travisso has a pool put in, but the styling on this one is the most current of all.

You need to also consider the cost of property taxes and HOA fees as well as the cost of electricity and lawn care. It is beautiful though.

Can we buy the lots and build ourselves ? How much are the lots going for?
I don't believe there are lots not owned by builders.
@@SoominKimRE thank you. I think it would be a better option for the homeowner to build if they have the inclination and a little experience. They can save at least 12.5% on the construction fee. Manage own quality of build. Manage own changes without massive up charges and delays. And manage own schedule. I personally am not interested in anyone to who will build a home for me because they charge too much money for it. If the lot was for sale by itself for a reasonable price, then I might consider buying it.
@@cranberryeater7459 All good points, I dont disagree. But finding outside of HOA is challenging , buying with custom builder that are not well funded can increase prices when needed as well....so pros and cons for sure!

beautiful, but seeing a dining room table is not the first thing I want to see when I walk in the front door.
Those that know this floorplan understand how unique this layout it..... it is the most sought after plan by this Builder, but certainly is NOT for everyone looking for a more traditional flow.

I really liked the layout. Great size bedrooms. Gorgeous backyard and second floor balcony. But it's disappointing that in a house that costs over a million, they couldn't have a beautiful Italian kitchen (instead of this old-fashioned nightmare) and unnecessary steps to every room on the second floor. Can't you do everything in one level?
5000+ SF on a single level will require 2x the slab = MORE expensive.
@@SoominKimRE I meant that on the second floor there are two or three steps to each room - it’s not clear why.
@@ulan1408I believe the extra steps are to allow the living room to have an 11’ ceiling while allowing the game room to have a 10’ ceiling whereas the rest of the 2nd floor is a 9’ ceiling.

I really love that home! I would like to hear your opinion about living in north Dallas vs the Austin area; pro and cons. Thanks for sharing!
Both popular areas.... Austin = More topography , and more nature buffering between developments. I want to go as far and say there is no part of Texas quite like the variety of Austin Hill Country.
I would stick with the Dallas area. Austin has been destroyed by most of the people moving here from CA, NY, etc. I work with people who have live here all their lives and now have to move because they can afford to live here anymore.
Only thing its missing is a Pool and a Jacuzzi!

A pool in Austin for some reason does not seem nearly as fun as one in California
I would have a sink inside the toilet closet to wash hand before you come out of the toilet closet so you don't touch the handle of the door also no towels over the toilet

of course, I'm a purveyor of a wide range if budgets and there is still good value out there for homes I see.
I bought a brand new Drees home it was cheaply made. Never again!
I have never heard that about a Drees home.... which city, state and community....and floorplan, DO SHARE!
@@SoominKimRE oh you must be the president of all the floor plan. You think I'm going back in my paperwork to see what Floorplan it is. You questioning it doesn't changed my experience. Drees homes is trash and my neighbors feel the same way. Don't act like they can't make mistakes. They never tried to correct it only cover it up. Since you wanted me to share so bad.

I'm sure you're trying to discredit what I'm saying to protect your pockets but their work is garbage. It's a lot of better builders out there besides them that stand behind their work. Take care.
