Sounds like what a renter family did to my the trailer home they rented from my parents. My mom showed up the night after they finally left and was horrified to see the walls oozing bugs and rats. The stained mattress were covered in them. How can people live like that?

DON’T EVER RENT YOUR HOUSE OUT WITHOUT PUTTING IN THE CONTRACT THAT YOU WILL BE INSPECTING THE HOME ONCE PER MONTH!!! I would also add to the lease agreement that the “tenants” will be responsible for any damages made to the home beyond regular wear and tear WHEN THE DAMAGES ARE NOTICED and the money it takes to repair the damage will be taken out of the rent THE NEXT MONTH. This way if they don’t refund you for fixing it, you can kick them out for not paying rent! It’s so sad that homeowners have to put these things in lease contracts but it’s the only thing that will save their butts in the end! If you are a regular person who respects other people’s property, you would not have a problem with these things outlined in the contract! I hope this helps someone in the future... I’ve worked in the real estate business for 21 years and have seen some horrific things done to people’s homes! God bless✝️😇

I do my own pest control in my rentals. It's in the lease every 1/4, It's a convenient way to get inside to see how my property is being treated. You have to look out for your own stuff. The filth on his property didn't happen overnight
I lived in a rental house last year, and we took great care of it, aside from the grassier than usual backyard and a *singular* wall dent when moving furniture. We took care of the house and we payed our rent like we were supposed to. I don't know how that lady could make someone else's home a shithole and live in it, but someone needs to straighten the hell outta her

Based off what I saw in the video these people, or atleast the woman and potentially the child she had, didnt really care at all about respecting the house and treated it as if they owned it and could do whatever they wanted, not like they were renting it off of someone and had to treat it with respect. So its possible that, likely intentionally ignoring the rule of 'dont paint my walls', the woman decided "yknow what I wanna paint these walls to a color I would like better", started painting, finished a room, but then just managed to get a square of the next room done before laziness kicked in and she thought "fuck it, its not worth it" possibility two is that shes a crazy lady who decided to paint the walls because bingo bongo the magical frog princess told her, or shes a drugee and started painting in a high for no reason in particular.

That's horrible! My parents had the same devastating problem when they rented their house. The renter caused over $15000 of damage and left without a trace. We were so mad!
Same here though not as bad. It was mostly consistently late payments, ruined carpet, disgusting pool, messed up landscaping, and cop cars outside on more than one occaision. I think it only costed mine $10,000.

I feel for you, bro. Renters caused $18,000 worth of damage to our house. They weren't supposed to have any dogs, instead, they hosted illegal dog fighting there. The fleas were SO bad, they started attacking you ~50 feet away from the house. Waste in every room, some so bad they looked like cow pens. Washing out rooms with garden hose, dogs clawing holes in walls and chewing on trim,... We would take them to court but we can't find them.

Similar thing happened to my neighbour. Group of adult tourists (young, about 18-22) rented for day and demolished through the night then left really early in the morning before the owner checked everything inside. I believe over 600-1200$ was the damage cost, they even demolished 650$ TV.

There should be a nation wide system that all landlords have access to the fist time a renter rents a place their name goes on that list when they leave anything noteworthy is put in a file in their name then the next time they go to rent if there is bad stuff in that file the landlord will know better than to rent to that person

A renter did this to my family. He also turned off our heat in a snowstorm, turned off our air conditioning in summer, turned off our internet and turned off the power. He also had the neighbors rob us

I am painting the door frames again because toys make chips along bottom. (same color as I am not allowed to change the colors.) I repainted the walls that my child coloured on with pen!! Exact same color! I am putting slate tile at the front door as there was ugly brown carpet as read rug in entrance. But I got permission from that. I live in turn of century home and maintain it. And she had no excuse to leave yard that way either! I have serious health issues that make it extremely hard to breath or walk from pain from lupus and I am allergic to the sun. But I MOW my BEAUTIFUL yard!!!!! People are animals. Make all your future tenants get full/extra coverage renters insurance before you rent again. (I don't have renters insurance but I did allow my landlord to see my previous home and ALL banks statement 2 years prior to verify I pay my rent early every month since in country. (I offered because of the typical scummy renters in my city) while ready to move out so he knew what kind of tenant I was. Been here three years and planning more. I'd NEVER be a landlord. UGH too much stress with current ways of society now days.

I don’t think it’s much damage AT ALL. The worst thing was the finished carpet and possibly the shower. Everything else is very cheap compared to that. Just paint and dry wall

Hey, I'm military as well, if you are renting out to people man, honestly just rent out only to other soldiers. If things like this happen all you need to do is contact their chain, which you should get the information when they move in, and they can easily snip their paycheck until damages are fixed.
The Property Management Comp. that my cousin had in Florida NEVER CHECKED THE PROPERTY! The renters didn't pay rent... My cousin was stationed with the Marines in Cuba for 2-years. When he returned to check out his home, he was in tears. He and his father (who flew down from Conn. to help him) couldn't believe what they saw. They had to totally replace ALL carpeting... Even the toilet was smashed to bits... (why would anyone do that... : / ) The place was a nightmare. Everything torn up. He had $14,000 worth of damage. Could not prosecute for some reason - don't know what happened there... too costly for him to do so? Could not locate the party who rented .... For some reason could not prosecute the Property Management Co. either. Very sad story. Fortunately he is a young person, ... not retired as Mr. Nerkowski... My sympathy to you, Sir.

Welcome to the landlord world. Good luck we have been there many times and sometimes have to cut the loss clean the house and try to get it back on the market as fast as you can. Depending on the amount they owe and amount of damage it is to the house depends if you want to take them to court.
Ive learned from being a prior landlord. We are responsible for upkeep of landscape,plumbing, etc. This is why you ask for a deposit equal to or double( in CA) the monthly rental. Plus proof of yearly income to cover any unseen costs in case the renter(s) flake on you and disappear in the middle of the night....
The landscaping was also my first thought in upkeep issues. If you are an out of state owner it is common to add more than just mowing to the lease, but landscaping design up keep has never been in any lease that I have heard of. Being that you had not seen the state of the yard until recently, this indicates that you do not reside anywhere near by, correct? The land lord I have now walked me through the connecting yards of his 3 four plexes and toted on about how much gardening I could freely do. He kept mostly Hostas, which I consider to be the office plants of the gardening world, and I had openly discussed putting in some more interesting flowers. It wasn't until I had transplanted all of the Hostas in the garden directly in front of my back porch and dug and planted 3 other gardens, that he informed me that he does not allow Anyone to use his outside water sources. This meant carrying water cans from my flipping kitchen sink. It didn't occur to him to tell me that he Only plants self sustaining gardens on his properties. Either way, you'll be hard to find renters who are willing to trim your bordering bushes and upkeep your taste in landscaping. That being said, there is no excuse for the interior of your home and I hope that unless there was agonizing domestic abuse going on, this person is held justly responsible. It is good to know that you didn't lose your home.
These are the risks of renting for profit-not that individuals ever rent for charity. He talks about what used to be "my wife and I's bedroom" which tells me that these tenants were the first people that he rented to after he and his family moved out. So this is somewhat of a lesson learned for this guy. You can vet the hell out of prospective tenants but you never know what they are really like in their day to day lives. This is also why people like me with good histories have a hard time renting because to avoid "trashy behavior" they add the clause of making at Least 3x the rent with plenty of money left to live on. This supposedly ensures that rent can and will be paid, and someone who makes say, $2500x3 which equals $7500 plus has income for expenses and disposable desires will not trash your house. Unfortunately, statistically this is true to be less likely. So landlords like this who have been burned set their standard that high or higher. I know this dude made this video for documentation purposes and is exasperated and angry, but he's not going to get the sympathy he's looking for from the general public ho are barely scraping by as a whole and have had more experience with shady landlords who are trying to get the most out of as little as legally and many times illegally possible. Many of us know those kinds of landlords over ones who have been treated like this. That's not to devalue his situation, though. What happened here was wrong and I hope that he has gained some much needed gut intuition rather than bitter jadedness. Landlords who rent from their gut fair much better in the end than those who rent to the highest bidder as a form of vetting reliable tenants.
We went in wv and lawn care is covered in our lease. We don't have to touch the lawn, they hire a company to maintain it. Probably just depends on your agreement.

I know I’m late to the party, but let me ask you this- How often did you perform management inspections for cleanliness and proper care of the property? Was the ability to perform inspections even stated in the lease? What happened to your property is despicable, no doubt. But what most renters fail to remember is that that house is YOURS. If you want to pop in once a month, and it’s stated on the lease, and they sign that lease, then guess what- you can perform an inspection once a month. You also have to be willing to take action as soon as see that there will be some major issues going on. Is it worth six months of cash flow, if the place is going to be destroyed like this? Hell no, because all of your cash flow will go towards repairs, putting you right back at square one, making no profit. The thing with rental properties, is that you HAVE to stay on top of the tenant. As soon as they begin to breach the lease, you have to come down HARD. Warnings, additional fees, and then a Notice to Vacant. It’s YOUR property. Don’t let some jackass ruin it because you don’t care enough to manage the lease properly. (Not directed solely at the owner in the video; more of just a general PSA)

He was in a different state because he was in the military. And by Renters Home Law, Renters have the ability to be able to say "No" to inspections done by people other than the home owner. Becuase apparently its a breach of privacy.
You can get a good property manager for about 10% of your monthly rental income. Maybe they will charge a bit more of you want them to be more active, but still. Say you live in a different state like the OP does. You want to rent your home for $1,200 per month. You hire a property manager for 10% of that $1,200, meaning you pay them $120 per month to run that property and keep the tenant in check. $1,200 minus $120 is $1,080. Let’s say your mortgage for that home is $700. $1,080 minus $700 is $380. So even after paying your property manager, you still net a monthly cash flow of roughly $380. And that’s still not including the value of equity being put into the property WITH SOMEONE ELSE’S MONEY!!
Also, a property manager can advertise, and go through the screening for you as well. Professional ones will tell you if they think a prospect will be a problem later on down the road.
I rent 15 homes of mine. First thing is references..... know their history. I get a cleaning/damage deposit and have them sign an agreement. . if the leave it dirty, I keep the deposit and small claim the rest.
Sadly we have been red flagged because we left a BBQ a rower and a mower.. she said it was the worst she had ever seen in her whole courier.. the only reason she did this..was to claim some of the bond for profit.. disgusting. Then they put the rent upto 420 a week. 2 bedroom. Freezing and mould issues. Is a relocatable basically.
I have found that being a "nosy land lord" is the best option. The fact she was not mowing the grass should have put up flags the first month she was there. If renters know you may pop in at anytime they know they can't pull this crap. Get references and never, ever rent to family because even if they haven't paid rent you look bad for evicting a family member. I offer to mow the yard for 60 dollars extra rent a month. It gives me a good excuse for being there 2 or 3 times a month.
We got 8 houses and very often they have left the place trashed before they left and one of the houses they didn’t pay for a long time and trashed the place and we’re currently going to court to get her evicted. All the houses are rented currently but one will be open soon because the lady’s getting evicted. It was a really nice house too sitting on 20 acres and she trashed the place broke the windows ruined the grass. Her rent is 1000 a month witch is a lot over here in Missouri. Because I live in a pretty good house with 5 rooms 2 restroom 2 living room 1 kitchen and we only pay 450$ a month.

As a paramedic I've seen homes like this (and worst) with no drug involved. They're regular and we know their health status. Alcohol and / or mental problems can lead to this kind of behaviour. A lot of drugies are poor & dirty =/= all poor are drugies.

DON’T EVER RENT YOUR HOUSE OUT WITHOUT PUTTING IN THE CONTRACT THAT YOU WILL BE INSPECTING THE HOME ONCE PER MONTH!!! I would also add to the lease agreement that the “tenants” will be responsible for any damages made to the home beyond regular wear and tear WHEN THE DAMAGES ARE NOTICED and the money it takes to repair the damage will be taken out of the rent THE NEXT MONTH. This way if they don’t refund you for fixing it, you can kick them out for not paying rent! It’s so sad that homeowners have to put these things in lease contracts but it’s the only thing that will save their butts in the end! If you are a regular person who respects other people’s property, you would not have a problem with these things outlined in the contract! I hope this helps someone in the future... I’ve worked in the real estate business for 21 years and have seen some horrific things done to people’s homes!

Based off what I saw in the video these people, or atleast the woman and potentially the child she had, didnt really care at all about respecting the house and treated it as if they owned it and could do whatever they wanted, not like they were renting it off of someone and had to treat it with respect. So its possible that, likely intentionally ignoring the rule of 'dont paint my walls', the woman decided "yknow what I wanna paint these walls to a color I would like better", started painting, finished a room, but then just managed to get a square of the next room done before laziness kicked in and she thought "fuck it, its not worth it"

That's horrible! My parents had the same devastating problem when they rented their house. The renter caused over $15000 of damage and left without a trace. We were so mad!

Same here though not as bad. It was mostly consistently late payments, ruined carpet, disgusting pool, messed up landscaping, and cop cars outside on more than one occaision. I think it only costed mine $10,000.

I feel for you, bro. Renters caused $18,000 worth of damage to our house. They weren't supposed to have any dogs, instead, they hosted illegal dog fighting there. The fleas were SO bad, they started attacking you ~50 feet away from the house. Waste in every room, some so bad they looked like cow pens. Washing out rooms with garden hose, dogs clawing holes in walls and chewing on trim,... We would take them to court but we can't find them.

Similar thing happened to my neighbour. Group of adult tourists (young, about 18-22) rented for day and demolished through the night then left really early in the morning before the owner checked everything inside. I believe over 600-1200$ was the damage cost, they even demolished 650$ TV.

There should be a nation wide system that all landlords have access to the fist time a renter rents a place their name goes on that list when they leave anything noteworthy is put in a file in their name then the next time they go to rent if there is bad stuff in that file the landlord will know better than to rent to that person

I am painting the door frames again because toys make chips along bottom. (same color as I am not allowed to change the colors.) I repainted the walls that my child coloured on with pen!! Exact same color! I am putting slate tile at the front door as there was ugly brown carpet as read rug in entrance. But I got permission from that. I live in turn of century home and maintain it. And she had no excuse to leave yard that way either! I have serious health issues that make it extremely hard to breath or walk from pain from lupus and I am allergic to the sun. But I MOW my BEAUTIFUL yard!!!!! People are animals. Make all your future tenants get full/extra coverage renters insurance before you rent again. (I don't have renters insurance but I did allow my landlord to see my previous home and ALL banks statement 2 years prior to verify I pay my rent early every month since in country. (I offered because of the typical scummy renters in my city) while ready to move out so he knew what kind of tenant I was. Been here three years and planning more. I'd NEVER be a landlord. UGH too much stress with current ways of society now days.

If he had any kind of deposit most of the damage would easily be covered all except for the bugs. It would take a couple of weekends of work to get that place ready to rent again if it was just him. The only thing really egregious is the bugs. He's just bitching on camera because he thinks some judge is going to see it and award him whatever he's asking (they won't). Even if he does win the thousands of dollars he probably wants he's never going to see it anyway.

Hey, I'm military as well, if you are renting out to people man, honestly just rent out only to other soldiers. If things like this happen all you need to do is contact their chain, which you should get the information when they move in, and they can easily snip their paycheck until damages are fixed.

The Property Management Comp. that my cousin had in Florida NEVER CHECKED THE PROPERTY! The renters didn't pay rent... My cousin was stationed with the Marines in Cuba for 2-years. When he returned to check out his home, he was in tears. He and his father (who flew down from Conn. to help him) couldn't believe what they saw. They had to totally replace ALL carpeting... Even the toilet was smashed to bits... (why would anyone do that... : / ) The place was a nightmare. Everything torn up. He had $14,000 worth of damage.
Could not prosecute for some reason - don't know what happened there... too costly for him to do so? Could not locate the party who rented .... For some reason could not prosecute the Property Management Co. either. Very sad story. Fortunately he is a young person, ... not retired as Mr. Nerkowski... My sympathy to you, Sir.

More damage, the higher the price per month. It's simple economics, how much does it take to condition the house and is it worth renting and doing all that labor? Welcome to the landlord world. Good luck we have been there many times and sometimes have to cut the loss clean the house and try to get it back on the market as fast as you can. Depending on the amount they owe and amount of damage it is to the house depends if you want to take them to court.
Ive learned from being a prior landlord.
We are responsible for upkeep of landscape,plumbing, etc.
This is why you ask for a deposit equal to or double( in CA) the monthly rental.
Plus proof of yearly income to cover any unseen costs in case the renter(s) flake on you and disappear in the middle of the night....
The landscaping was also my first thought in upkeep issues. If you are an out of state owner it is common to add more than just mowing to the lease, but landscaping design up keep has never been in any lease that I have heard of. Being that you had not seen the state of the yard until recently, this indicates that you do not reside anywhere near by, correct? The land lord I have now walked me through the connecting yards of his 3 four plexes and toted on about how much gardening I could freely do. He kept mostly Hostas, which I consider to be the office plants of the gardening world, and I had openly discussed putting in some more interesting flowers. It wasn't until I had transplanted all of the Hostas in the garden directly in front of my back porch and dug and planted 3 other gardens, that he informed me that he does not allow Anyone to use his outside water sources. This meant carrying water cans from my flipping kitchen sink. It didn't occur to him to tell me that he Only plants self sustaining gardens on his properties. Either way, you'll be hard to find renters who are willing to trim your bordering bushes and upkeep your taste in landscaping. That being said, there is no excuse for the interior of your home and I hope that unless there was agonizing domestic abuse going on, this person is held justly responsible. It is good to know that you didn't lose your home.

These are the risks of renting for profit-not that individuals ever rent for charity. He talks about what used to be "my wife and I's bedroom" which tells me that these tenants were the first people that he rented to after he and his family moved out. So this is somewhat of a lesson learned for this guy. You can vet the hell out of prospective tenants but you never know what they are really like in their day to day lives. This is also why people like me with good histories have a hard time renting because to avoid "trashy behavior" they add the clause of making at Least 3x the rent with plenty of money left to live on. This supposedly ensures that rent can and will be paid, and someone who makes say, $2500x3 which equals $7500 plus has income for expenses and disposable desires will not trash your house. Unfortunately, statistically this is true to be less likely. So landlords like this who have been burned set their standard that high or higher. I know this dude made this video for documentation purposes and is exasperated and angry, but he's not going to get the sympathy he's looking for from the general public ho are barely scraping by as a whole and have had more experience with shady landlords who are trying to get the most out of as little as legally and many times illegally possible. Many of us know those kinds of landlords over ones who have been treated like this. That's not to devalue his situation, though. What happened here was wrong and I hope that he has gained some much needed gut intuition rather than bitter jadedness. Landlords who rent from their gut fair much better in the end than those who rent to the highest bidder as a form of vetting reliable tenants.
We went in wv and lawn care is covered in our lease. We don't have to touch the lawn, they hire a company to maintain it. Probably just depends on your agreement.

I know I’m late to the party, but let me ask you this-
How often did you perform management inspections for cleanliness and proper care of the property? Was the ability to perform inspections even stated in the lease?
What happened to your property is despicable, no doubt. But what most renters fail to remember is that that house is YOURS. If you want to pop in once a month, and it’s stated on the lease, and they sign that lease, then guess what- you can perform an inspection once a month.
You also have to be willing to take action as soon as see that there will be some major issues going on. Is it worth six months of cash flow, if the place is going to be destroyed like this? Hell no, because all of your cash flow will go towards repairs, putting you right back at square one, making no profit.
The thing with rental properties, is that you HAVE to stay on top of the tenant. As soon as they begin to breach the lease, you have to come down HARD. Warnings, additional fees, and then a Notice to Vacant.
It’s YOUR property. Don’t let some jackass ruin it because you don’t care enough to manage the lease properly.

He was in a different state because he was in the military. And by Renters Home Law, Renters have the ability to be able to say "No" to inspections done by people other than the home owner. Becuase apparently its a breach of privacy.
You can get a good property manager for about 10% of your monthly rental income. Maybe they will charge a bit more of you want them to be more active, but still.
Say you live in a different state like the OP does. You want to rent your home for $1,200 per month. You hire a property manager for 10% of that $1,200, meaning you pay them $120 per month to run that property and keep the tenant in check.
$1,200 minus $120 is $1,080.
Let’s say your mortgage for that home is $700.
$1,080 minus $700 is $380.
So even after paying your property manager, you still net a monthly cash flow of roughly $380.
And that’s still not including the value of equity being put into the property WITH SOMEONE ELSE’S MONEY!!
Also, a property manager can advertise, and go through the screening for you as well. Professional ones will tell you if they think a prospect will be a problem later on down the road.

I rent 15 homes of mine. First thing is references..... know their history. I get a cleaning/damage deposit and have them sign an agreement. . if the leave it dirty, I keep the deposit and small claim the rest.

I have found that being a "nosy land lord" is the best option. The fact she was not mowing the grass should have put up flags the first month she was there. If renters know you may pop in at anytime they know they can't pull this crap. Get references and never, ever rent to family because even if they haven't paid rent you look bad for evicting a family member. I offer to mow the yard for 60 dollars extra rent a month. It gives me a good excuse for being there 2 or 3 times a month.
We got 8 houses and very often they have left the place trashed before they left and one of the houses they didn’t pay for a long time and trashed the place and we’re currently going to court to get her evicted. All the houses are rented currently but one will be open soon because the lady’s getting evicted. It was a really nice house too sitting on 20 acres and she trashed the place broke the windows ruined the grass. Her rent is 1000 a month witch is a lot over here in Missouri. Because I live in a pretty good house with 5 rooms 2 restroom 2 living room 1 kitchen and we only pay 450$ a month.
