    I appreciate your honesty. The main challenge time and time again seems to come from finding builders/tradesmen who can do refurbs for a fair price and without you needing to be there to chase things along. Any advice on how to get a good builder and get them to stick to quoted prices and timescales?

      Mate I feel your pain… the hardest part of property game is the refurbishment and finding good builders.
      This is not a magic wand but what I find helps best is the better you plan upfront the better you can navigate the challenges. Creating your own program of work and specification.

      Only part of it if it’s not 100% business activity. But part is better then none
