Why does dubai continue to develop indepedent communities rather than thinking of the whole city as one. This creates horrible urban planning nightmares. Dubai has a lot of money and great developers and a very progressive government, but they are making so many basic mistakes.
The price per square foot seems extremely high relative to ready properties ? Perhaps better to buy in a few years. It would be great to discuss these important points as well rather just a sales pitch
Well there is nothing ready inside expo city which you can buy so you can’t compare this to any thing else ready in dubai south. Not only that the post handover payment plan if you consider that and take the rental value into consideration it’s not high. Plus the quality what Expo is building is far superior than the rest of the developers developing anything close by.

How can you justify 1400 a square foot for a first time developer when South Bay a few meters away is selling for 900 a square foot with a an experienced and proven developer?
Good question let me explain: 1) community & infrastructure in expo is far better than South Bay. South Bay doesn’t have a metro where as expo already has metro , offices , hotel , restaurants etc already operational. 2) Expo has already built the community so wouldn’t really call it a first time developer it’s the government itself 3) Location & connectivity of Expo is also far better than South Bay These are just a few reasons also South Bay is not few meters away it’s a few kilometers away. In dubai it’s always about the community and not just the developers experience. Over 24 million people have visited Expo and they know what expo is cant say the same about South Bay. The kind of entertainment spaces expo has and the events which are being hosted definitely add a lot of value to the overall community

Dubai sustainable city ready villas is 1,600 dhs per square foot - not 100 percent comparable but seems similarly priced.
