Worst building Quality. Almost all residents have seepage issue like me. Hollow sounds in floor tiles. Snacks in park. Lot of parking issue in both car and bike. No proper security system.
I Asked some common questions to the builder and they have given the below answers. 1. I would like to know the brand name of Cement, Rods, Switches, paints you use for the flats in KOC Dalmia and JSW Cements Tulsyan / Kamachi / Viki Rods Greatwhile - Switches and Cables Asian Paints 2. Which type of Bricks you use, like Bricks, Hollow blocks, ACC blocks, Cement block 8"& 4"inches solid blocks 3. What is the capacity of Sewage treatment plan (STP) 110 kL per day 4. what will be the water treatment plan (WTP) WTP for water softening purpose. Apart from this the borewell water is potable.
Its good to ask these questions to the builders as most buyers don't ask such questions. Borewater may be an issue in this area. You can check what type of water softener they are going to use - Ion exchange or only sediment filtration which would again depend on the actual water quality
Sir, i hav booked a flat here last month. They wil provide all the details in builders agreement right ? But for tat i have to pay 10% of the flat which comes around 3.8 lacs. If i am not satisfied with the agreement then they will not refund this money. So pls advise what should i do?
Hi Sir, currently this is buyers market. so they wont let go a potential buyer. Ask them to show a draft copy of the agreement to check the items. Also unless you dont sign where it states that booking amount will not be refunded, they have to refund it if the terms are not satisfactory. Alternatively you can put your terms in mail, get acknowledgement from them and then pay. This is my thought. If better clarity is needed, you can also take guidance from a lawyer.
