  • More than a year ago I declared I'd be visiting Calabria to check out the real estate. In June 2021 I had that opportunity. We started the trip in Scalea Calabria and stayed right in the middle of the historical center. This video brings us to Santa Domenica Talao where we tour a house for sale in center of town.

    I am in the process of buying a home just down from the piazza there. This is such an adorable couple. I'm excited to meet them. The people moving there have all been amazing! Congrats on their dream coming true.

    I am a recent subscriber so I have been going back and watching some past videos. In one you wanted to increase subscribers, I have a few ideas if interested: get the town's history/background, how many expats live there and fit it in; tell people how accessible the house is (lots of stairs, parking far away, no bath on 1st floor); pin point property on a google map of give complete address; how far from planes, trains, waterfront; develop a Dauvo rating scale for approximate renovation costs and cost of local engineer; always include if central heat/electric/water/gas work. I suggested some of this to Chris (Super Savy) and she incorporated, it helps older people to understand and might help ratings.

      I didn't hire an attorney but my notio fees were €3500. However a notio does way more than a notary in the US. They do what a title company in the US would do.

    I wanted to first say that we enjoy your videos. We are planning to travel to Northern Italy next year to see if it feels like a place we would like to retire.
    There was some comments in previous video about removing stucco from the exterior of these old house and exposing the stone walls. I will only address the exterior walls and maybe cover the interior walls at a later date. I have just retired my architectural license last month. I worked exclusively on old building for over 50 years. I do not the type of stone used on these areas to construct buildings. But be very careful before you start to remove stucco. First ask why it was installed? Fashion, reduce maintenance, or because the stone does not weather well. If your research results in knowing where the stone was quarried is a good start. However, stones in one part of the quarry may not weather was well as other parts of the quarry. Carefully take off a part of the stucco to examine the stone. Was the stone scored to help secure the stucco? Does the face of stone come off with the stucco? Did some harsh method used in the past to clean the stone damage it? If you are committed to removed the stucco, be aware that the type and method of repointing the masonry walls is very important. Mortar this is harder than the stone will cause the face of the stone to spall. Examine how the mortar joint was struck and was it flush with the face of the wall. Remember that the mortar was designed to be replace every 30/40 years depending on different factors. Taking the wrong approach could shorten the life of the old building you love.

      I was interested in retiring to Italy too but you cannot simply emigrate their without qualification-- it's like the US, you can't simply cross the border because you have decided to live there. Visas last 6 months, then you have to leave the country for 6 months. If you are of Italian descent you may qualify for citizenship, but it takes years.

      Gerron retired is better south italy, i suggest abruzzo or molise..north is expensive, italy is small country but region by region there are huge differences..north is developed , mean more expensive , also a lot italians from north moving to south for retirement, reasonable cost of life, and excellent food

I was wondering if you'd be willing to share some of the real numbers... like closing costs, cost of living, budgets for home and reno. We set our budget already too, but I don't really know if it is realistic.

      @@ChrisTrubela Hi Chris, First and foremost, you need to have patience when doing this process. We have hit a couple of roadblocks along the way, but we have been able to navigate through them. As for a budget for purchasing a home, I will tell you that the home prices in SDT vary greatly depending upon size, habitability, amount of restoration required (or not if you buy something move in ready), and other factors. We set our budget at €75k all in. Our home is about 1250 SF. A little more than half of our budget will go toward renovations. Our taxes and notaio fees will be slightly under €4K. The cost of living in Calabria is definitely lower than where we live in the US. Some things like groceries are definitely less expensive, but gasoline costs more. From our conversations with locals, the utilities are less than what we are accustomed to paying. We will be working with a local property management service who will manage the property for €200 per year - significantly less than a property management firm here. I would highly recommend checking out all some of the videos on Super Savvy Travelers. Chris has done a some that specifically address the questions that you have, like cost of living and the process of purchasing a home. If you have other questions, feel free to reach out.

      @@jenniferpeterson9648 Thanks for the FAST reply. My grandmother and father are from Italy, and through research, I hear that can help with getting residency. We have set a similar budget. $80k Euros all-in... but that is for acquisition of our home, legal fees and renovations/some furniture. We were hoping for something modest. 2 bedrooms, ideally a view and a little balcony. Maybe I'm being unrealistic, but through research it would seem this is doable. I've been watching Chris' and Dauvo for a long time. It boils down to having the jitters over such a large change of lifestyle. I'm very excited for you guys. I hope you share you renovation and living experience.

    Just watched this video with screaming kids and whereby you showed these 2 ( unsuspecting ) stranieri who will probably have heart attacks before they finish the project. It will cost them 3 times what they expect and 3 times longer. They at the glazed eye stage of initial Italian fatuation. The Italians are soooo nice because they see $$ they bring to a dying town. Will see how much Italian she speaks when workers don’t show up and when they do charge double what she would pay in america. Inboccaallupo!

      Hi everyone.
      We thought we would answer a few of your questions. I will not go into the price, I will only say that we knew what our budget was before we left and we stuck with it. We saw several homes within our budget - some move-in ready with only cosmetic changes needed and others required a great deal more work. Many of them were far below our budget. There were an equal number that exceeded our budget.
      Our best advice to you is to have a plan that includes your maximum price, square footage, desired location, bedrooms, baths, etcetera, then do your research. We spent nearly a year investigating the area.
      We are blue collar, middle class Americans who have worked hard and saved toward our dream.
      I am not of Italian descent, but I had many Italian friends when I lived in Australia as an exchange student for a year. I loved their culture and how they embraced family-life. I visited Italy for the first time more than 10 years ago. I stayed a month and fell in love with the country, the architecture, the history, the food and above-all, the people. I have been back several times and I have spent the last six years diligently studying to learn the Italian language.
      We do plan to get residency once we both retire in the next few years. Until then, we will visit as often as we can and continue working on the renovation.

      Our front door is similar in size to the one we have in the US. While there are stairs, we believe that most of the furniture will be able to be brought in through the there. If all else fails, we can probably hoist it from the alleyway to the roof terrace.

    How can they retire" there without citizenship. Visas are only good for 6 months. Mexicans cannot decide to "retire" in the US, they have to qualify with visas or citizenship. Italy is no different. In fact Mexico is no different. You cannot legally decide to retire to Mexico permanently without qualifying for a long term visa or Mexican citizenship. If you ignore the law you live there as an undocumented alien subject to deportation by the government. My understanding is that you cannot purchase an automobile in Italy without being a citizen. Buying a home counts for nothing in terms of citizenship.

      Not sure where your info came from. Let me tell you what I know. I have lived in Italy for 8 years. I am not a citizen. Elective residency visas (not the visa I used) last longer than 6 months. One needs only renew when it does expire. Laws between the US and Mexico do not apply to Italy. People retire here all the time.
      You don't need citizenship to own a car, only residency which is easy to get once you have a long term stay visa of any type.

      We have done our research and we do plan to do elective residency once we are both retired. We know other retirees living in Italy on a resident visa who have been there for more than four years. And Dauvo is 100% correct, you can own a car if you have residency.

      Based on My personal experience, there are many options for acquiring residency visa and buying a car. Merely having an application for residency opens many doors and options. It helps to work with an attorney and the Italian consulate in your current area of residence.
