As of 1/1/2024 application fees are now illegal in Rhode Island Landlords however can charge tenants for the actual hard cost of running credit and background checks. This can only be charged for prospective tenants where these checks are actually performed, and the landlord must provide the tenant with copies of the reports. Landlords must also accept credit and background reports dated within the past 90 days from a prospective tenant if the tenant has already obtained them on their own, or from another landlord.
