Great content as always. My son Matthew came up behind me when I was watching and said 'ahem' and he's so affronted I tried to watch one of your videos without him... I should know better!

Back in 2008, i saw 3 bedroom condos on Jane Street that were 125k. Unfortunately, the TMI was $1500 a month due to special assessment.

It's not just lenders that blacklist, it's also insurers. Realtors know about blacklisted properties but you guys still convince buyers to place an offer and pay a deposit, which they lose, because they cant get financing

How do you know if your condo is blacklisted?

I like Santos definition black list.
You need to check how the reserve funds and special assessment related .Check the condominium certificate for 100$.

That’s why you should never buy a condo apartment it will end costing you more than free hold and and you still don’t own it and 90% of condos board and management corporations are stealing from the maintenance fee, stay away from condos!

Skimming $$$ off maintenance fees and contractor kickbacks, with security guards all from the same place, mostly students, yet we're paying them like they're locals. These guards often come off as rude, secure in their positions thanks to backdoor deals and oblivious to their roles and codes of conduct. Condo life’s riddled with shady dealings, yet most folks don’t bat an eye as long as things run smoothly. It’d be better if unit owners ran the show, picking managers directly for full transparency on all expenses and contracts. Sadly, most residents can’t be bothered, giving free rein to the management. Despite the issues, I prefer condo living for its community vibe, a potential hub for connections if managed well. Freehold living feels isolating; neighbors barely know each other, contributing to a culture where domestic crimes-source of much of True Crime documentaries, in those areas often go unchecked. In North America, the focus on individualism and privacy trumps communal concern, viewing friendly approaches as intrusive.

Waste of money those high maintenance fees every month. Better spend a little more money for another building not back listed.
