Wow what a fiasco and I can see how someone got into this sort of mess. I did ask my Mortgage guy who he recommended as a RE lawyer and he gave me a name and we are very happy with that choice. As far as a Realtor, I am still interviewing and will choose my own person based on a lot of questions I have that need to be answered first. Referrals are great but someone who has all the eggs in one basket isn't convenient it can turn out badly.
it's a strange video. the way Santo is describing the referral model is absolutely how it's supposed to work..... in theory. However, once all these professionals understand that they don't get paid until there is a closing, you will notice they all get much "closer". The response to this is usually, "clients are safe because agents want deals to go well so the clients come back to them" ... well what if the agent doesn't want their business again? or what if they are considering leaving the industry soon? yeah... who you hire matters.
Assuming the realtor, mortgage broker, or lawyer did something wrong there should be legal recourse. I think it's a mistake to put any onus on the clients. Ever. A client's job isn't to know the re business. That's what they pay professionals for.
