  • Ruby Ridge: A House of Two Halves
    On a wedge-shaped site in suburban Wanaka, this holiday home grew from a desire to capture the breathtaking panoramic views across the lake and to the mountains beyond while incorporating a sense of shelter and privacy from the street and the extreme seasonal conditions.
    To create a home that seamlessly blends privacy with openness, Barry Condon of Condon Scott Architects designed a home incorporating two pavilions connected by a linking structure that acts as a gallery, guiding visitors between southern and northern pavilions.
    From the street, the southern facade is striking, devoid of windows or openings other than the recessed entrance, an area that appears deeper than it is due to a voluminous depth created by a dark, midnight stain that contrasts with the other player in the duet of tones on this facade, a noticeably lighter deep brown.
    The southern pavilion follows a curvature allowing for a transition around the wedge-like shape of the site. Behind it, the glazed gallery area leads to the northern pavillion, which takes on a wing-like form; its northern eaves jutting skywards in an angular formation to create a striking juxtaposition to the curvature of the southern-and rear of the northern-pavillion.

      Hoping it will look better on site once some of the garden grows. The house looked out of proportion with every building in the vicinity that we could see.

      @@comealongcomealong4480 I noticed that too. Although it's still a very unique design that you don't normally see everyday, which makes it even more beautiful than a normal home, in my opinion.

      @@darrellm9915 Yes to the high quality design. The glassed-in bridge linking the two sections of the H-shape is so dramatic. Hence the slightly shocked response when I saw the external view. Architect did discuss privacy as a priority.

      He may not have been born in NZ but if he says Wanaka has been his home for the past 15 years I think we can safely assume he's a permanent resident and therefore a Kiwi. I doubt I'll ever shift my accent but I don't let it define where I call home. And yes, beautifully designed home. 😀 Great work by Condon Scott Architects!

      A person born & raised in another country, even whom is now a permanent resident in New Zealand, is not a Kiwi. You don't change or erase your identity by residence.

      In NZ, in Wanaka, I doubt there'd be much change from $1.4M

      David Beechey Yes. I may have actually underestimated by 20%. I’ve seen similar cost over $2M (!!) The cost of materials, construction labour, profit gouging, engineering & “compliance” is out of control in NZ. Wanaka is also one of NZ’s most over-priced areas to live. This house & land to buy is likely over $3M. There are houses either side in that street costing $3.4M.

      David Beechey Just doubled checked on another property value estimator which is actually very accurate here in NZ and the estimated current market value of 11 Ruby Ridge is $2.74M -$2.93M.

      @@swerwerindiewind7334 ....Actually it does, although the name would still be sucky if the assassinations had occurred in Thailand, or Greece, or Samoa etc, it's just one of those things. Also as a NZer myself, even I understand the west maintains itself because of the existence of a western America that will defend western nations. If America falls from western values, the west takes a dive. Our world does revolve around America, whether one understands that or not.

      The street name is Ruby Ridge and the name Ruby originates from the small island that you see in the lake from the view from the house, that island is named Ruby Island. The history tells you that that Ruby was the name of a lady who hid out on the island. Interesting story.

      @@morrisanderson818 ....Abysmal, is my perception. There are weak & self serving men and women openly walking the halls of power in the US and powerful men directing the actions of those dire folk, that remain out of sight. Much the same as the pathetic denizens of the beehive in NZ in fact.
      This reinforces my statement. If the USA finally submits to the self indulgent wants of it's progressive stacking, victimhood claiming, oppression screaming, ideological ahh-swipes and unceasingly grasping dewish financiers that seek its demise because.... because... the west loses its most willing defender and is ready to be feasted upon.
      I'm a Kiwi currently in the US and it is currently in the hands of tyrants and morons, that see no further than their noses and/or wallets.
      The west is on a downward spiral that will continue on while the USA becomes less and less of a reliable and willing friend to enter the fray in the defense of the rest. The fact that its readiness to enter combat was darkly employed by those of more nefarious wants, in wholly orchestrated conflicts that it shouldn't have, does not represent the men and women of the land, merely their ill informed status, in the face of a corrupted fourth estate.
      A situation that mirrors itself in a far smaller manner in NZ in fact, with the actions of our appalling news media demonstrating the sheepish willingness of so many NZers to follow whatever directive they're given and making them the laughing stock of anyone looking on from less insular places.
