Good job on getting all the land. It is great the seller offered that to you. Many land deals go like this. I'm at 380 in Arkansaw. Payed cash, then took a loan. Then, I took a second loan. Then, I took a 3rd loan. I'm paying it off as fast as I can. I'm hoping to buy more in the near future. People think I'm crazy. I don't think they know the feeling of standing on your own property.
Dang man you are right! People who have never owned acreage do not understand the draw. It is life changing. The freedom to ride horses, grow cattle, have chickens, deer hunt, ride atv's, private hiking and so much more is very addictive and enjoyable. And cool fossil rich creek beds. Caves, etc. I had something amazing happen to me in Columbia in 1992 after visiting Rock Bridge state park. MO and I are a part of each other.

I'll say that when I was there, it felt like a sacred place, like the Indians that were there way back used it as a spiritual site ( maybe due to the Devil's Icebox?). Dreams are very important in native spirituality. And no I'm not part Indian, DNA test showed no marker. But then it got the % wrong on the Norwegian part, so... My mom had it done. The Indian was supposed to be through her line. There is a glitch in the matrix story here too LOL, another long story. And no, I am not a loony toony LOL.

My thoughts exactly "Go big or go home". Of course it can quickly turn into "Go too big, and lose your home". It does sound like you got a great deal on the additional acreage though, with some good upside even if you turn around tomorrow and tried to sell them w the electric infrastructure that exists now. Like you, i'm already tapped out on Missouri/Ozark land - bought mine 4-6 yrs ago in SW MO/NW AR, sold 1 of 3 that easily paid off the second lot and will allow me to be mortgage free on a small cabin being built on the 3rd. From the realtor i deal with that specializes in rural properties in MO, he says it is getting much harder to find larger tracks to buy but fewer qualified buyers are out there and those that wanted and had the means to buy , already have done so. Fewer folks want to get into cattle business that require the larger tracts, so he predicts the market will stabilize over the next few years
All very good info and yes very similar to our experiences. WE've lived through this whole thing when we lived in WI and watched the exact thing happen. Land prices skyrocket and it keeps getting cut smaller. While I hate to see it happen, we try to own as much as we possibly can. MO will keep growing as it is a very free state so land will likely continue its upward trend, even with a pullback at some point. Land is better than investing in gold, historically speaking. The State political scene is not good (as it should be vis a vis representative of the political slant of the citizen). We are a "red" supermajority but have some awful RINO's in Jefferson City (and some real good ones). We are heading in the wrong direction - one step forward, two steps back. ALOT of out of state money coming in trying to make it , w current trend, another liberal hell hole. Watch out and get involved at the local/state level and don't assume an (R) next to a politician name means they align with our beliefs. Personally I like both Gold and Real Estate. They are not always correlated, which is good. Both hard assets.

Yes this has been an amazing shift working out this whole deal. And I turned it over to HIM for clear signs, one way or the other. We were ready to walk away, but the tide changed and it was pretty amazing. Amen!!

It's all in your perspective. If there's one thing we've learned its that land has seldom ever let us down. So what would you say in 5 years if that 2 mil $ land was worth 4million? Would your perspective change? We sold our IL land for close to double what we paid for it. So we are actually buying land in a free state for less per acre than we sold our IL land. We just look at land as a very unique and precious life investment. Thanks
Yep, land is the 'real deal' in my opinion and from our life experience. Even during the 2 real estate market crashes that we've lived through land has held up much better than housing and has come back faster. We did very well on our IL land sale to put towards this one. That is unless you actually WON the mega millions some time ago and have been keeping that a huge secret also?? Selling parcels to pay for what you keep does work...but I still think you'll have to come up with something to bring a decent INCOME STREAM off all the land you retain. Any workable ideas??
We will be looking into different income streams for sure. WE have done very well with deer hunting so I might try to go full on leaser/outfitter. We'll also look at cattle maybe too. But we are open to more ideas!! It would be fantastic to be able to keep almost all of it!! And NO we did not win the lottery! lol
There is really never a 'good' time. But you do what you have to do if you really want to achieve your dreams in life. And we simply love the land and having the freedom it brings under your boots every single day. It is a mindset. And actually when you can borrow at half the going rate.. It really is a good debt to take on.
Cash is King! “The borrower is slave to the lender! Dirty green paper is what you borrowed to live the your dream! I wish you well, but I would rather be debt free and live in a blue state than be in debt and live in a red state!
I understand your comment. But I took a loan to buy a few hundred acres. I don't plan to sell, but land is selling at 1500- 2000 an acre more than I paid. Now, I am working to pay loan in the next few years

Heck, in the crazy states they are now shutting down farms if they find any chems in the ground! So you land becomes useless just because they say so!! I'd rather be free!

We will be looking into different income streams for sure. WE have done very well with deer hunting so I might try to go full on leaser/outfitter. We'll also look at cattle maybe too. But we are open to more ideas!! It would be fantastic to be able to keep almost all of it!! And NO we did not win the lottery! lol

This is a bad time to go balls. deep in debt.
There is really never a 'good' time. But you do what you have to do if you really want to achieve your dreams in life. And we simply love the land and having the freedom it brings under your boots every single day. It is a mindset. And actually when you can borrow at half the going rate.. It really is a good debt to take on.
Cash is King! “The borrower is slave to the lender! Dirty green paper is what you borrowed to live the your dream! I wish you well, but I would rather be debt free and live in a blue state than be in debt and live in a red state!
I understand your comment. But I took a loan to buy a few hundred acres. I don't plan to sell, but land is selling at 1500- 2000 an acre more than I paid. Now, I am working to pay loan in the next few years
Thanks but I disagree! I'd rather be in life debt, but in a free state with lots of land!! Life is so short and these comm ies are not going to get any better! Heck, in the crazy states they are now shutting down farms if they find any chems in the ground! So you land becomes useless just because they say so!! I'd rather be free!
Exactly.. We sold our IL land for nearly double what we paid for it.

Well freedom will have that effect! Especially with how crazy some of these states are getting with anti freedom, anti capitalism, and over taxation to say the least.

Well when you say 'develop' most people think subdivisions with lots of homes and small lots. Property like this would like be 40 acre lots, up to 100 acres, and maybe just one or two 10-15 acre pieces. If we can find a financial way to keep it all we sure will
