    Didn't know that tenants could hold back rent for repair to the property along with a notice. I just went through where a water heater went out, and my tenant got angry over it, and they threaten to hold back rent till they got hot water again!
    They couldn't wait for the process to happen, it's like some of these people think that you can just wave a magic wand and it's all fixed, right there in the moment.

      2024 rules in MA:
      "repairs need to be answered upon written notice and completed in a reasonable amount of time. (Usually 14 days since the notice was sent).
      If the landlord fails to do this, the tenant may withhold rent payments until the landlord finishes the repairs. This is known in Massachusetts law as the "Repair and Deduct" right."
