Your last tip…YES! Every choice centered around the guest experience! The clean lines of modern design and the all crisp clean white look of of your decor is perfect for a beachside condo…a city apartment BUT if I decorated like that in our Montana mountain log home it would be ruined and dirty before I finished setting it up. I have real dishes there but my guests eat outside next to river in summer a lot…I have melamine dishes for outdoor use, even though I will not eat on plastic. We are bear country…I provide bear spray even though I don’t go hiking. I make choices for the guests.
👏👏👏 yes absolutely tailor your set up to your guest AND your location. Good insight. We’re all about the melamine option, even at home for our 5 year old who’s appetite is sometimes bigger than a toddler plate but is a bit too clumsy for the real stuff 😂

I totally agree.I was a contract nurse for many years and I recently purchased a new 3BR in the Philadelphia area and I want to market travel professionals.I have furnished the house with the same amenities as I have in my own home especially bedding and kitchen items.

For example, a client decides to hire you as their new property managers after working with another PM company, how do decide if you even want work with the new client, and then how does the transition process usually work and how do you convince the new clients to set up the property to your standards?
Can you guys do a video about dealing with neighbors? We just bought a home for airbnb purpose and currently furnishing it. The neighbors have been so nice and friendly and trying to find a way to tell them without scaring them. Our county allows short term rental for no less than 7 days so I think parties won’t be a problem but again you never know. Would love your advice on this topic

We’ve been in STR since 2005 using VRBO only. We are as booked up as we want to be. We attract more couples and singles and have come to appreciate that in lieu of more income. It’s less wear and tear and cleaning which we do ourselves. Renting is a two way street not all about money. Respect for our neighbors is also a huge consideration. So we don’t go overboard to attract families and kids. Technology is really a pain and as you say, its important to keep it simple. We have a Roku TV and added a Roku stick to the older TV. We don’t have cable or antenna. The Roku stick is so simple but some guests really struggle with it I think because they expect all sorts of paid subscriptions which we don’t offer.eventually we will buy another Roku TV. The only other tech we want is a camera (no voice record) for the driveway to see how many people are really staying and if they have pets they didn’t disclose. We keep things super simple for all concerned.
Making sure your items are in stock, great point. I was furnishing an AirBnB in Kingman, Az. went to the local Ashley Furniture store, the sales assoc. was very helpful, answered all of our questions, gave us an incredible deal on about $22,000 in furniture, everything was going smooth, UNTIL we went to pay for it. With a big, bright smile, the young lady said, “ok, that will be $21,874 and we can have that delivered, IN 2 1/2 - 3 MONTHS! WTF?!?! They literally had EVERYTHING IN RIGHT THERE! But was going to make me wait 3 months to “have it delivered!” Even the the store manager Tony wouldn’t help. Needless to say, we laughed in their faces, I told Tony he was an idiot. We bought all of our furniture at Mill’s Brothers Furniture in Lake Havasu. Nice people to do business with. We spent about $1100 more there, but everything was in stock and I had it in one week, with NO DELIVERY FEE!
I am trying to be as sustainable and USA made focused as possible. My next plan is to share QR codes for all my amenities. One example is sugar/cane made “plastic-wear” for kids Dishes instead of plastic! Dish scrubbies bought on Etsy. Made in America hangers.

Hi there! we have a mix of properties we own and properties we manage on behalf of owners. We haven't done arbitrage but there are plenty of people who make nice businesses doing arbitrage deals
I have the same problem with wrinkled sheets and pillow cases. Because I'm in a hot and humid area I prefer to use cotton sheets as they breathe well, but wrinkle horribly! What helps is not over loading the washer and dryer and removing and folding immediately out of the dryer. I only iron the pillow cases.
Try taking the sheets out of the dryer just before they are completely dry and put on the bed immediately, smoothing and stretching out as you go. If they get too dry you can spray with a light mist of water and smooth out. I do this with wrinkled cotton sheets and my linen duvet covers and it works well.

Bed cramming is by far the goofiest thing Ive seen at cheaper airbnbs. Its tacky and uncomfortable and is definitely inviting a party. I would say that no room should have more then two matresses in it. Lets say you have a 3 bedroom house well I would say king bed in master, king/Queen in second bedroom and queen/double Full bed in 3rd room. Twin XL is too small in my opinion for a grown adult man or even teen so having at least one full matress in a 2 bed bedroom is essential!

I have doubles in bedspreads so a clean set is always available for a quick turnover and the bedspreads are fairly quick to dry.
