Moreover every man is not aware of complex laws. Few people who are not tax payers being sellers agrees with the purchasers. There may be more reasons but I have noted this.

( RAL मतलब रूरल एग्रीकल्चरल लैण्ड) खरीद - बिक्री में टैक्स रूल इतना complicated है कि CA के सलाह पर ही बेची या खरीदी जानी चाहिए. खरीदने वाले भी जबरजस्ती इतना दिक्कत करते हैं कि आदमी इन्कम टैक्स के दायरे में आ सकता है. जैसे आप कोई RAL बेच रहे हैं तो खरीददार पैसे ना भेज कर अपने किसी चार-पांच रिस्तेदारो के मार्फत फोन पे)/गूगल पे के माध्यम से आपके एकाउन्ट मे कुछ पैसे भेज देता है और बाकी बड़ा एमाउन्ट किसी बैन्क में आपके एकाउन्ट मे भेजता है. पैसा जमा करते वक्त स्लीप मे भेजनेवाला का नाम अपना ना देकर आपका ही नाम डाल देता है. आपके पासबुक में self लिखा आता है यानि आपने ही कैश जमा किया है. भेजनेवाला पुरी तरह इन्कम टैक्स से पूछ- तास से बच जाता है. जिम्मेदारी आप पर आ जाती है कि सिद्ध करे कि खरीदने वाला ही भेजा है. मगर कैसे सिद्ध करेंगे? उसका तो नामो- निशान ही नहीं है. इसके अलावे आप उससे कह भी नहीं सकते हैं कि मैं आपको पैसा लौटा रहा हू और आप चेक दीजिये क्योंकि लौटाने का मतलब है जिसने भेजा है. यहाँ तो self है यानि आपने कोई रकम खुद डाला है अपने नाम से. गाँव के लोग काफी चालाक हो गए हैं. वे ना तो इन्कम टैक्स रिटर्न भरते है और ना ही फिक्स्ड सैलरी जैसा एकाउन्ट होता है. वे लोग खेती या छोटे- मोटे ब्यापार का पैसा घर में ही रखते हैं इसलिए इन्कम टैक्स पूछ-ताश से बचने के लिए ऐसा करते हैं और फस जाते हैं बेचने वाले.
As far as I know you can choose to pay the Long Term Capital Gain (LTCG) tax of 20% with Indexation or you can choose to pay LTCG of 12.5% without Indexation. Here in your case Indexation is important as you bought the property in 1960. Now there is a thing called Cost Inflation Index (CII) in case of putting Indexation in your property cost. It's released by the government every year. But your property is way old. 1960. I couldn't find the CII for 1960. First you nevalue9 find out the CII in 1960. CII for 2023-24 is 348. Let's take CII of 1960 as X for now since we don't know that. Bought the property in 1960 at ₹30000. Calculation of LTCG of 20% with Indexation: 30000 * (348/X) = Y Sold in 2024 at ₹90 Lakhs. Your Capital Gain = ₹90 Lakhs - Y = Z A tax of 20% will be applied on the value of Z. LTCG of 12.5% without Indexation is easy: ₹90 Lakhs - ₹30K = ₹89,70,000/- A tax of 12.5 % will be applied to the above value.
Or you can put the whole money in buying another single residential property or use it fully in construction of a house in an already owned land and get full tax exemption. Just saying for your information.

Koi notice nahi aata. Aajkal property bhi aadhar se connected hai. Bechte hi IT ko bhi pata chal jata hai property biki hai to cash bhi liya hoga. Registry ke time par hi vo log apna 5-8L ka cut le lete hai jo buyer+seller dono ko 50-50 bear karna padta hai. Uske baad koi notice nahi aata.
