  • We were searching for a golf course when we happened upon a new housing development, The Miracle Plus. They started selling detached homes on single blocks of land in this village about 2 years ago and have just begun building the homes in stage 2.
    We had already fallen in love with the Province of Ratchaburi and now we’re in love with this new village. The village is situated very close to Panurangsi Golf Club. The course isn’t of the highest standard, however it’s cheap to play and the caddies are very friendly.
    Let's just hope that there's still one available for us to buy once we're ready to move.

      Nice to hear from you again.
      You could build a bigger or more upmarket house for the money if you were to build outside of a gated community.
      But there are a few things that you need to take into consideration.
      Will you be able to find a reputable and reliable builder?
      You will potentially have to act as the Site Manager for the build to ensure that everything is done properly and on time. The build will take around 6 months to complete.
      A gated community offers the convenience of 24 hour security and in many cases, a pool, a gym, a clubhouse and maintained gardens.
      The gated community village committee can prevent your neighbour from turning their house into a shop / restaurant.

      @@OurLifeThai Just finished a 134 sq meter house in Sanpatong, 107 wah gorgeous lot, private, high quality construction, far nicer than any other I've seen. Same price, 1.4 million. Includes eight foot wall, chrome gate, five months to build. Done by Threepinthee in Chiang Mai.

    The 4BE/3BA was my favorite. Fantastic layout, huge windows with plenty of natural light, pleasant views, nice balcony. Only $144K. A great home for a family or entertaining guests.

    Loved the video Brad & Ta. I really think that Thailand is going places and has a wonderful future. I'll be there in a weeks time with my Mrs to look at some apartments. My dream would be to spend six months there and six months back in Melbourne. Hopefully lady luck has my back. Cheers guys and keep up the great content, it's very entertaining.

    I had an eye in the project also but half way thru getting there it’s provincial and lack of amenities made me change my mind! Beautiful place at the middle of nowhere not an ideal retirement indeed! Personally anyway. Just the thought how long will get Ta to work & back each day? Most important you must drive ! Great vlogg yet again now I saw it with my own eyes thanks Ta & Brad ja :)

    Very interesting. Presumably can only be owned by a Thai national or can a farang lease? In Thailand do they have builders warranty like Australia? What do you think it would cost for a complete fit out to a good standard (kitchen etc)?

    Hi brad , the 2nd house you had on was very nice , very nicely designed , I noticed the electrical plugs turned horizontal , here they are vertical. Electric fences to keep the 🦖🦖🦖’s our like on jerassic park . House, in ground pool here for tour lady, she make a nice wife I’m sure , John from Harwinton Ct 🇺🇸

    Nice development. Comparable houses in and around Bangkok proper will cost 4 to 6 times more depending on location. But I haven’t priced new homes in the last 2 to 3 years. If you don’t work in the city this place looks ideal. What is the commute time into Bangkok proper during off traffic hours? Is there any mass transit out in this direction?

      The Province of Ratchaburi has one train station and the trip to Bangkok takes about 2.5 hours.

      You are allowed to own an apartment in your own name. No back yard but less maintenance.

      It seems that I read a lot of complaints from people not wanting to potentially lose money to a Thai partner over property.
      Seriously, it's all relative.
      The possibility of losing $73,000 is a much better option than the hundred's of thousands that I actually did lose to my Aussie ex wife.
      Marriage can be a gamble.
      Real estate can be a gamble.
      Life is the biggest gamble of all.
      Whether to buy or to rent - as the Thais say, Up to You. ;-)
      Just make sure that whatever you do decide, that it is actually YOUR decision and not someone else's.

      Nobody in the United States owns their property .they just rent it from the US government . 50 years of taxes is probably about what your property is worth.

    Hi brad and ta i suppose they are a low price compared with australian prices i think the 4 bedroom worked out at around 200 grand au ,but after that you have to fit it out so probably may be looking at 250 or less ,here were i live a block in a subdivision will cost you 150 then your house ,the houses are so close they almost use the entire block and your back yard is about the same size as what you showed and also around the house good video does the state have a maintenance fee ? some of the new ones i have heard do for upkeep and security ,not so much a fan of the big windows and sliders mainly for security reasons and privacy anyway good video take care .

      20 baht per 4 square metres.
      A hell of a lot cheaper than local government council rates in Sydney.

    As I've seen "new" developments in China that after a couple years, start following apart. I'd be interested if you drove around an "older" "new" development...so we could see how it holds up after the humidity / weather and what kind of materials they used to build.

    Too bad I'm only 42 or else I would take that offer haha. Once you buy the house can you start knocking down walls to suit a different layout? I would get the 5 bedroom and turn it into 3 larger bedrooms. Maybe extend the kitchen. I know I know such a western way of thinking.

      It's not that common for Thais to purchase a "single house" as an investment property (particularly upcountry) and therefore not much chance of renting one of these homes.

      Come and do a educational visa for one year for Thai language and learn about way of staying from being here, talk to other students that are or have found ways to stay long term, the one year visa will give the opportunity to get a real taste of what it is like, depending on how quick you are to settle down, marriage can happen fast or if you want to take your time you can stretch out further university studies for 4-6 years before settling for marriage visas and then there is business visas you can do, depending on your age, education history and for business your budget I guess.. then there is always long term tourist visas depending what country your from, Many western countries etc can stay up to 9 mths a year if you don't mind going to other neighboring countries for a 4-5 months a year, sometimes its good to have break from thailand to appreciate fully, but remember it's thailand you gotta pay

      I support the Thai policy to prevent foreign land ownership.
      I don't believe that they are protecting their country from farang, but more likely from countries like China, Japan and Korea.
      Potentially half of Thailand (if not more) would be foreign owned if their law allowed it, particularly their farmland.

    If you can own the land and house. I recommend buy it and live in it for 10 year. You will save 10 years rent, and when you sell it in 10 years, the price might doubled or tripled.

      You won't save ten years of rent. You'll have tied up the money in the property. So the first thing you need to do is deduct from the rent you'd pay the dividends you'd receive from an equivalent investment in shares. Then look at the maintenance of the property. Then look at buying and selling costs. Then...😄

      We live in the Province of Samut Prakan and our village is about 20km's from the Bangkok CBD.
      A housing estate, subdivision or gated community is referred to as a village in Thai.

    Put a hide-a-bed couch or a Murphy bed in the old folks bedroom and make it a home office/video editing space. your guide is what i like to call the quintessential guide as they are almost always very attractive, clipboard in hand and only speak when spoken to. They are well trained not to offer unsolicited information. Be sure to ask about Monthly maintenance fee's that home owners are responsible for ie: anything outside of their mortgage and property tax payments like water, hydro, cable, internet, water and solid waste etc. this is of course from my Canadian home owner perspective, and if i may say your guide is so lovely. Looking for a foreigner BF/Husband? hehe couldn't let that go unsaid :)

      First off an apartment is a room/s in a building owned by one person/company and you can only rent. Condos can be freehold as long as the quota is 51% Thai owners or more. These are freehold but some condos are leasehold. Because you are not paying for the land they can be cheaper but not so much in central Bangkok as the land is in some of the best areas.
      A house you also buy leasehold. If you buy land through a Thai partner wife girlfriend ask about a usufruct to protect your right to live there no matter what

    If you ever buy make sure they do not put shinny tiles on the floor. If tiles ever get wet it is like standing on ice you will slip and fall and possibly break something. No such thing is high standard in Thailand its called Asian quality. All the wood is to hold up the forms for 2nd floor.

      George Johnson - For tiles you would look at the specification called coefficient of friction. It will tell you how much frictional difference there is between wet and dry on the tiles surface. I hoped you learned something besides perceived standards.

    I've yet to meet any farang's who live like this,mostly the one's I know,built house in the village areas that they live with there wives & girlfriends.

      They would happily do all their cooking outside.
      As I stated in the video, the house isn't even sold with a kitchen installed.

      I think I read something about homes for a $100 in Chicago. If you buy a house in Thailand you'll be missing out on the multiculturalism that you could experience in Chicago.

      Paul Sommerhalder Where do you get that nonsense? Funny, I have been living in southern China for quite a few years and we have NEVER gone without both hot water and HVAC. While some locals may not typically have hot water in Thailand where the temperature seldom drops below "sweating" , I quite prefer a cold shower in the summer. Meanwhile distributed tankless hot water heaters and split HVAC units have become extremely common throughout China and SE Asia. Similarly, gas is an exremely common option. Additionally, split units allow for more effective zoned climate control saving quite a bit of money. Given that they typically have so many more practical point of service tankless hot water and heating options (if needed), May I suggest going easier on the erroneous stereotypes and becoming a bit more familiar with reality. ;-)

      @@sdushdiu In the video, Brad makes a point in seeing if there are electrical hookups for heating water in each shower stall. In another video of theirs, a generous viewer purchased a wall mounted shower water heating unit for Brad and Ta because they couldn't take a hot shower in their home. They hired a contractor to run the electic so they could install it. Why Thai builders don't run hot and cold lines from a central point is a mystery to me. These are new and really-nice places, and first-world snobs like me want hot water everywhere. Does China run hot and cold water lines in their construction? Didn't mean any offense, but these units could have been built to first world specs.

    Do yourself a favor take the $ 73,000 , $107,000 or the $144,000 and buy a home in your country so it’s in your name . Rent the house out you’ll get about $ 1,000 a month take that money and rent a nice home in Thailand for $ 500 a month. If you have a long term
    Thai lady you can Will the home to her when you pass away.

    A foreigner in Thai is (Chaw tang chat) not that racist word farang. A foreigner can not have freehold for a house, can have thirty years leasehold . A foreigner can not set up a company just to buy a house that is Thai law .

      @@michaelcooksey7232 True. A condo will come with a kitchen, but a new house built in a housing development like this will not include a kitchen.
      If you are having a house built yourself (in your wife's village for example. 🤭), obviously you would have it built to your own specifications.
      The reason you haven't seen this before is that the majority of "farang" houses are built in the wife's village.
      This is mainly done for 2 reasons.
      1. Your new wife wants to be close to her family.
      2. The house will be utilized by the "family" after the farang husbands death or after divorce.

    73k to live upcountry?! Are they kidding? Thanks for killing any ideas I may have had that there were still regions of Thailand financially accessible with a small fixed income. I may as well just find a place in rural Georgia, Alabama, or Louisiana and just pretend I’m in Thailand.
