There are some reasons it's £25k. 1. Needs heaps of work and money to modernize and repair it. 2. Try getting a quote for home insurance, including flooding. This street was underwater during the last few big storms.

Would love to know what it went for at the auction. What worried me was that great dirty crack no doubt caused by the tree? Is it as a simple as cut down tree and re plaster? It’s a lovely little house but I’m not a builder so felt a bit risky to go view it when it first came on Rightmove. Thanks for posting the video.
