I have a similar story with my dad and land buying and losing it divorce. Not exactly the same but similar. I now buy properties with lakefront in the midwest. I started a small investment group with a couple buddies.

No one in the right mind would pay that amount unless it comes with mineral rights even then still overvalued. I frequent your website often looking for the right piece of land. Assessed value has little no relation to the actual value of the property. As an east coast guy I can assure you these is reasonably priced and worth every penny. I am in the middle of a hurricane now but if this property is available next week I may hop in the car and visit it...this is an exceptional piece of property.

Not for me, too close to hiways, too close to neighbors and land or strips of land in between close neighbors, could be an issue, but that's me... other wise it's great land.
I couldn't afford it but for that price I like the river but would want no road but out in the middle somewhere for privacy, if it was a mile off that road ok
