WOW! I love the layout with the raised center with the full 2 story tall ceiling making the small room feel MUCH bigger. I love the idea of having a screened in porch attached to the rear and a second story screened in porch with added open deck with huge sliding glass doors or French doors directly from the second story loft. Maybe a staircase or spiral staircase in one of the side rooms to save space in the living/kitchen/dinning front room. Thanks so much for sharing. As a DIYer I love getting ideas about construction. I built my tiny home 11ys ago and I added to it every year with my tax return money. I have 5 more years of projects to add, a screened in porch addition, outdoor kitchen, outdoor shower, outdoor jetted free-standing tub, lattice roofed herb garden, custom shower inside. There are times when engineered lumber like a LVL has advantages over organically grown wood products. Jeff, you could double up the floor joists with LVL's and not have to hang the floor from a chains.

Recommend a fresh air in/out system with the spray foam. It seals the house up so tight, the chemicals in everything inside needs a way to escape. Makes a big big difference

Jeff as a guy that built his 16'x24' (384 square foot) tiny house 11yrs ago I can say if you don't have plenty of room inside, make room outside. Which means useable space outside like, screened in porch, deck, patio, carport, pergola, fire pit with awning, outdoor kitchen. I have added 1300 square feet to the outside attached to my house with a 400 square foot screened in back porch, 400 square foot carport, and 500 square feet of fire pit awning making my total house 1700 square feet and my living 400 square feet. My house is too small to have guest over inside but outside I have about 12 friends over all winter to enjoy the fire pit, some BBQ or gumbo, and some brews all afternoon into the night. I LOVE my tiny house because it keeps my bills down with small utilities, small insurance, no house note as it was paid cash $25K when I built it and all additions are done with each years tax return. This allows me to not have to work overtime, take promotions at work, and to actually enjoy life, go on 6 day motorcycle trips a few times a year and enjoy my time off. And in 4yrs after a 25yr career in the fire service I plan to retire and make a custom toy hauler and travel the country with my truck, trailer, and motorcycle staying at RV spots, hotels, and cabins and riding around the back roads and see the entire country.
One of the things I learned from construction is I WILL NEVER PUT UP DRYWAY AGAIN in my house. I will only use wood boards. That way there is no mudding, no texture spray, no sheetrock repairing, and when I want to nail something up I can just use a screw to hold it ANYWHERE, never trying to find a stud again. Also with wood boards you can either have bright light colored wood that is stained, or clear coated, or you can paint one wall to change the looks. Oh yeah and ship lap on the ceiling too. Cathedral ceiling with exposed beams in a small room to make it look and feel bigger. And if I ever need to get into a wall just unscrew the boards and there is no sheetrock repairing needed. And if you want that "sheetrock" look you can always caulk the cracks and wallpaper some of the walls to change the looks.
Look good fore a barn style house how about do some live edge countertops with a river front in the middle it would also look good with some black accents, trim, paint doors, etc.
Jeff, like I said before that spray foam is the only way to go you r right it’s tight in the walls and heck of lot better then fiberglass insulation and yes, more videos on the house looking good !! Just idea get some all thread and then I think it’s called 2” or 3 “ stretched nut, threaded, clean through it, your eyebolt then weld heavy duty washer on it and then screw it all thread, and then I get a small clevis to go through your eyeball to your chain.
Heck Jeff make longer videos, I love to watch wood working and home remodeling and home construction videos.... you're not boring us we want more short videos and longer videos.
wow. I have seen a ton of those sprayfoam jobs and nearly everyone calls for trimming it in some way. I have never seen anything like this with a staple job and no mess. May have to link that guy because that is a game changer.

I put wood look ceramic tile throughout my basement after a recent flood. It lloks very good and so easy to amintain. You will love it. Poured a complete self leveling mortar on the floor so all the tile is perfectly flat.
Jeff, for the chain could you or your daughter take a run to a marine salvage business down by the coast. You may find something unique to use that would look good exposed. Appreciate you sharing, great looking progress.

15 ft is about max span on a 2x12. Probably would have opted for a TJI to get the span out of it with no supports and a spiral staircase for space saving. Red guard on shower walls is a must. If it were mine it'd be wall to wall, floor to ceiling t&g pine with some red cedar accent pieces. Looks great so far even tho im late to the showing

Yep, LVLs or engineered floor trusses. The chain idea up to the roof trusses is a little concerning to me.
