Do you think it's a good investment? I'm just wondering if I would have any issues selling in the future due to the high HOA fee.

It all depends on why you are buying this home. If you are purchasing it to live in for 7 years or more than yes. Some things to keep in mind though are that homes in Piru will not increase in value as quickly as homes in Ventura, Oxnard, Santa Clarita or even Santa Paula and Fillmore. Most people want to be within a certain distance of shopping centers, medical care and a super market. This is one reason that the homes in Piru sell for almost $200,000 less than the same home being built in Castaic. However, I don't think the HOA, at $220.66, will stop people from buying a home here. Another thing to keep in mind is that small towns are impacted first and hit harder when the economy and housing market decline. It also takes them longer to recover. Long story short, I think that Finch Ranch is a good purchase for someone who is looking to own a new home in this price range, likes a slower pace and is not inconvenienced by a little longer drive to go shopping. When you decide to sell it may be on the market a longer than homes selling in other towns/cities and for less. This makes sense because it was bought for less than what it would have sold for in those other towns/cities. Please feel free to give me a call and I can talk about this in more detail if you would like.

Anyone will get paid $5,000 when you put their name down as a referring party the first time you visit the community, (as long as you close on the home). You don't need to be a realtor to receive and then give back the $5,000 to the home purchaser.

Thank you for your comment. We provide more than just $5,000. For example, our most recent client who was purchasing a new home with us loved how we went and measured the rooms for her, answered all of her questions at any time of day, took videos of the different homes that were listed for sale so she knew if it was worth going out to look at it, helped direct her to the preferred lender that would work best with her personality (she said this was worth our weight in gold), made a video and took photos of the lot that she was contemplating buying, sent photos of what the base model came with, went with her to the design center, did a final walk through with her... to name a few of the things we do. We don't just refer and leave our clients. We believe in being there through the whole process. I hope that clarifies a few things. 😁 Again, all of this is at no extra cost to our clients...It does not increase the cost of the home and there is nothing our of their pockets.
