I worked for D R Horton as an employed realtor for over a year. It was horrible. HR even has on record high level management admitting that they knowingly practice illegal transactions in order to make more money. I’ve seen them screw over buyers so many times. When they required me to do illegal transactions, and I said no, I lost my job. I’m now fighting to get the income I legally earned in 2018 and haven’t seen. I do not recommend any buyer or realtor go with D R Horton!!

We bought a DR Horton House outside of St. Louis back in the 90s. They rushed us (and about 7 other families) into the house before it was finished because they wanted to close before the end of their fiscal year. After we closed they didn't want to do anything. We were missing things like the fireplace mantle. There were so many complaints that the city of Fenton, MO pulled their building permits and wouldn't let DR Horton work on any other houses until the existing homeowners were satisfied. Don't buy a DR Horton house.

Maintenance free aluminium trim actually means that DR Horton won't need to do any maintenance or repairs once it starts peeling and rusting out within the very first year; it becomes the homeowner's problem.

We almost bought a new DH home in Dell-Webb South Carolina, They went up 86K more in six months after we were going to buy. They would not do any changes and I said no way. I even toll them that I was a master builder and and inspector. They would not let me inspect my own house then I new that is was shit. We did go to the site in the evening when the crews were gone and what a shit hole. they were not following the UN codes. When we went back a year later I was shock to see how low the houses were built. They were be below the water table in some places. The water would have no place to go We were glad we did not buy at the time we were down there. By the way this year the houses are 68K more for a 1900 sf house. If they get alots of rain the houses will flood.

I think so much varies by community. Each community uses different subcontractors and have different project managers and construction managers who probably have authority to do whatever with materials. I owned a new construction DR Horton home before and didn't really have any issues with build quality but a couple of people in my community said they did. It's all a crapshoot with these homebuilders these days. They are all trying to cut corners to cut costs, they are hiring questionable subcontractors because these days, most subcontractors are questionable and getting the cheapest materials they can find. . It's a crap shoot with any homebuilder. So many large homebuilders are having complaints.

These are older houses. I’m not sayin that it’s great for the owners but DR Horton hasn’t been in charge of this neighborhood in 10-15 years or so. That’s a long time for something to rot. At a certain point you just gotta admit that it’s your house now and you gotta fix the flaws. Sure the company is scummy but these aren’t 1-2 year old homes anymore

DR HORTON - it is time to move to better construction design/technology (similarly like some home in Europe) to provide better long lasting and safer homes. Instead of wood framing inside the home, please use some other material like concrete with a layer of styrocrete or similar fire proof technology for insulation (16-18 inches of steel reinforced aircrete could give at least R30 insulation rating on the walls); the floor on the second floor should be concrete or aircrete or styrocrete; same thing for the internal walls; roof should have steel frame with R-50 steel insulated panels or flat roof with styrocrete or aircrete with R50 value. Imagine that: no wood framing, no drywall and associated finishes, no expensive wood moldings, no shingles that fly away with hurricane, no insulated HVAC ducks needed because roof panels will be insulated...instead the home will be fire proof, mold proof, termite proof construction that is much safer than traditional home construction in Florida and North America, no home insurance needed! electric bills cut in half! I would never worry about termites because there will be no wood used in home construction, so no extensive termite treatment needed, I would never worry for mold or wood rotting because there will be no wood. Even when someone fires a gun through the window the bullet will be stopped by concrete wall inside the home; currently you hear of many accidents when someone... even Police discharges a gun and a bullet flies through drywall and enters next room or neighbor's home. In addition, rooms will be more sound proof, people downstairs would not hear those on the second floor walking which is common in wood frame buildings. Lastly no carpets, carpets are huge problem for health when they accumulate all stuff including dust mites (causing severe allergies in long term and thousands if not hundreds of thousands in costs and in lost income), second floor should have ceramic tiles throughout, it is Florida people need to cool their feet in the summer....
