    Never look at "the model". Look at the real house. They always trick out the model and pay closer attention to details. This thing probably has $100k in upgrades.

      Under Arizona law (A.R.S. § 12-552), every new construction home has an eight-year implied warranty of workmanship and habitability by the homebuilder. However, before entering a contract with any builder I would want to clarify the terms and conditions of the home warranty in the contract. Thanks for commenting!

      This master planned community is surrounded by the Peoria Regional Preserve. This neighborhood in particular pretty much backs the mountains. While anything is possible I don't see them putting apartments within the community. Thanks for watching!

      There are two series of homes and depending on the series, smaller lots are 53 x 120 and the larger homes are 63 x 120. These are base numbers and you can get larger lots in the community but most typically these are the lot sizes.

    Good tour. I like the square boxy flat roof architectural designs. They're cool. The guaranteed summer energy usage appears to be way low. We've got a 10 year old Del Webb energy star 1800 SF home w/o solar in southern Arizona and our electric bill in the summer is around 250 dollars a month. Are those numbers with or w/o solar? Thanks.

      The numbers they're reporting are without solar. The builder should back up their claims. Typically if cooling parameters have been followed and your cooling charges have exceeded their guarantee, they will refund you the difference. Thanks for watching and commenting.

    Does Shea Homes support 3rd party inspections?

      If you are under contract with a new build and have put earnest money down, you have the right to a 3rd party inspection during various points of construction.       Maricopa county has no chance of water issues. I've been hearing this since I've lived here in 1980s and yet golf courses continue to multiply in number, agriculture canals, etc. You might want to research aquafers and the Colorado.

      Harmless, benign and innocuous well-established terminology and nomenclature doesn't always need to change (oh yeah, "evolve") through the times just because of woke weaklings. You didn't say anything about "master-planned community", did you? Why not? Are you cool with that? Are you a car guy? Do you also have an issue with "master cylinder" for your brake system? Instead of caving and giving into every 20-year-old RE professional changing "master bedroom" and "master bathroom" to "primary bed/bath" *yawn*, stay true and honest. The word isn't an issue, although people (like you, but you're "not nitpicking", as you say) want to find something wrong with everything.

      If anything it’s a touch low. Supply has not been able to meet the growing demand in phoenix and inflation has greatly devalued the dollar. The days of affordable housing is gone. That’s reality.

      This community and surrounding areas, purposefully don’t put a lot of Circle K’s. I know Glendale 85301 has a lot. Check that neighborhood out….

      People love to complain because you cannot afford it. Nice homes but for me an acre lot is the smallest I want and I do not like HOA. I live in north phx near Cave Creek. No HOA over a arce I have no sidewalk no street lights ect. Each to your own. Lived in HOA communities nice but not for me anymore.

    We looked at shea homes when we were building. Ended up going with Taylor Woodrow at the time. Now Taylor Morrison. Do you guys ends up selling the model homes? My front room (sitting room) has 30 ft ceilings

      At scale it will be more affordable than building a single house and so forth.
