driven by this on my way to school a ton ! looks so pretty and convenient with lake pleasant and The new grocery store ! And not to mention the gorgeous home options
Never look at "the model". Look at the real house. They always trick out the model and pay closer attention to details. This thing probably has $100k in upgrades.
Under Arizona law (A.R.S. § 12-552), every new construction home has an eight-year implied warranty of workmanship and habitability by the homebuilder. However, before entering a contract with any builder I would want to clarify the terms and conditions of the home warranty in the contract. Thanks for commenting!
This master planned community is surrounded by the Peoria Regional Preserve. This neighborhood in particular pretty much backs the mountains. While anything is possible I don't see them putting apartments within the community. Thanks for watching!
There are two series of homes and depending on the series, smaller lots are 53 x 120 and the larger homes are 63 x 120. These are base numbers and you can get larger lots in the community but most typically these are the lot sizes.
Good tour. I like the square boxy flat roof architectural designs. They're cool. The guaranteed summer energy usage appears to be way low. We've got a 10 year old Del Webb energy star 1800 SF home w/o solar in southern Arizona and our electric bill in the summer is around 250 dollars a month. Are those numbers with or w/o solar? Thanks.
The numbers they're reporting are without solar. The builder should back up their claims. Typically if cooling parameters have been followed and your cooling charges have exceeded their guarantee, they will refund you the difference. Thanks for watching and commenting.
If you are under contract with a new build and have put earnest money down, you have the right to a 3rd party inspection during various points of construction. Although I have heard of many builder making it difficult for inspectors to do their job. Feel free to reach out if you have any other questions. Thanks for watching!
Maricopa county has no chance of water issues. I've been hearing this since I've lived here in 1980s and yet golf courses continue to multiply in number, agriculture canals, etc. You might want to research aquafers and the Colorado.
You won't reply, so I will help you out and anyone else reading this: Harmless, benign and innocuous well-established terminology and nomenclature doesn't always need to change (oh yeah, "evolve") through the times just because of woke weaklings. You didn't say anything about "master-planned community", did you? Why not? Are you cool with that? Are you a car guy? Do you also have an issue with "master cylinder" for your brake system? Instead of caving and giving into every 20-year-old RE professional changing "master bedroom" and "master bathroom" to "primary bed/bath" *yawn*, stay true and honest. The word isn't an issue, although people (like you, but you're "not nitpicking", as you say) want to find something wrong with everything. Thanks for reading my pet peeve! Peace to you and good luck to everyone. 🙂
I love how realtors turn everything into a feature. “So here we have walls, very modern” “yes thats a roof, really a must have” for real though thats a joke for 599k.
If anything it’s a touch low. Supply has not been able to meet the growing demand in phoenix and inflation has greatly devalued the dollar. The days of affordable housing is gone. That’s reality.
@@phoenixarizonaliving321 hopefully not. But if the right developer came along with a big enough check. I wouldn’t put anything out of the realm of possibility..
People love to complain because you cannot afford it. Nice homes but for me an acre lot is the smallest I want and I do not like HOA. I live in north phx near Cave Creek. No HOA over a arce I have no sidewalk no street lights ect. Each to your own. Lived in HOA communities nice but not for me anymore.

We looked at shea homes when we were building. Ended up going with Taylor Woodrow at the time. Now Taylor Morrison. Do you guys ends up selling the model homes? My front room (sitting room) has 30 ft ceilings

@@Imjusttryingtotellu to be honest resale homes are cheaper to buy because building materials have sky rocketed. Cost to build a garage is about $250 k. A garage???

Wendy, I encourage your grind. These next several years are going to be rough, but keep at it. The weak will fall down, the strong will remain.
Thank you.
That community also has all the rattle snakes from the mountains

Yes, we show spec homes whenever we are able to give an idea what the average home will look like.
Beautiful homes! Very helpful video. Thank you for the content.

They are beautiful houses!

What’s the base price for the last model the white big one
The base price is $690,990.
Next to this houses they gonna be apartments!
This master planned community is surrounded by the Peoria Regional Preserve. This neighborhood in particular pretty much backs the mountains. While anything is possible I don't see them putting apartments within the community. Thanks for watching!
East Los Angeles?
This is in Peoria Arizona. Thanks for watching!
How big are the lots?
There are two series of homes and depending on the series, smaller lots are 53 x 120 and the larger homes are 63 x 120. These are base numbers and you can get larger lots in the community but most typically these are the lot sizes.
Thank you. I have lots already and was looking for a builder, but it seems Shea doesn't build their models outside of their planned communities.
Check out NextGen Builders.
It’s 50 Mins From Downtown Phoenix 💯
I guess it depends on when you're driving downtown. Maybe during rush hour. Checking Google Maps, it says 30 minutes. Thanks for watching!
Very good except I do not like HOAs
Been there done that I am out‼️
I know. They are not for everybody.
You got that right. Drive until you qualify. 🤪🤑😭

Mine is bigger in size much lower electric bill. Mine is 20 years old

Damn a house like this in las vegas probably go for 800 or 900k
Thanks for watching!
It’s more than $800k . Don’t know where that $559k came from. It’s for clickbait.
No click bait. I make sure that homes in the community start at the price in the thumbnail.
In Houston it's like 300k
9 foot ceilings? No thx
What location is this?
This is in Peoria AZ. Community is called Aloravita. If you have any other questions feel free to shoot us a text or give us a call (480) 910-7943
WATER 😂

I'm nitpicking, but it would be nice if you referred to the main bedroom as such or primary vs master. Attention to detail.
Oh yeah? Tell us all why, Rick.
"attention to detail" means "pander to the woke nonsense"

Where is the water? Phoenix needs to invest in rain water harvesting on a massive scale. Water is life

ENOUGH IS ENOUGH FOR HOME HOUSING DEVEOPMENTS IN ARIZONA! 😵
why
Cry harder. Lol
California is coming 😂
Phoenix is overcrowded, stay home..!!!!
Go cry in the car😂😂😂😂
What a rip off!!! 600,000. Ridiculous price
Really? I thought it’s really cheap. Where I’m from 600k gets you two parking spots.
For someone living in Cali that’s a great deal!
What?! I wish we have new homes like this in California for $600k.

Public funding for private schools is not crap‼️ This is real good. You need to move to California.
Are the 🐀 rats at the Phoenix VA really bigger than cats ?
Crappy ceiling height, nine foot sucks.
Second floor ceiling heights. Higher ceiling means more area to cool.🙂

No gas station nearby is good . No junkies and no crap.

This community and surrounding areas, purposefully don’t put a lot of Circle K’s. I know Glendale 85301 has a lot. Check that neighborhood out….
Lots of cleaning. All the windows are wonderful during the fall and winter. Once the summer hits you need blackout curtains and shades 🥵
Looks small
The home in general or the bedrooms?
This is pure crap. I have stronger words, but i just won't.

NEVER live in a master planned community! Horrible
No background privacy. Yuck

The builders tend to sell the models when closing out the neighborhood.
