Spent four days looking at model and spec homes in Sterling Grove with an eye to retire there next year. The gated and guarded entrances were a big plus, I doubt crime will be an issue. Note the Hastings is part of the top of the line range of homes. All will be over $1M when built. Probably pushing $2M, especially with a course view lot premium. I doubt anyone orders a Hastings and doesn't pile on the options. We loved walking through the model homes, seeing what potential each plan could be. Keeping in mind that the listed starting price is somewhat meaningless as the models are pushing double the price due to many upgrade options, front landscaping, wall treatments, pools, etc.
@sburns2421 Yeah, it is one of those areas you will never want to leave , which is kind of the point. My husband's retired Phoenix officer, and definitely, that is NOT a high crime area. If you're interested now or in the future, definitely reach out to me . One recent example is that I was able to get 60,000 off a 500,000 home purchase. It wasn't this Builder or Community, but it was very close to this. Also, Toll Brothers tends to have very high-end finishes as their base options, so you don't really need to go too crazy with upgrades unless you really want to. 😉
@@JefferySumner there are setbacks to Surprise....not much to do for those who want to have a nightlife as it is more of a family-oriented city. It's not how it used to be either with the red light runners, traffic, etc so there are some drawbacks like every city. However driving out to do stuff really isn't that big of a deal. Wish they had this house more readily available in Surprise however it is available in Gilbert too.
Very nice but there’s no way that home is $1M ….. just the upgrades would be $200-300k. Please be more realistic on the showing. It’s like looking at a Lexus but buying a base model Toyota. Both are very nice but one is clearly more luxurious. Beautiful neighborhood 👍🏼
Does the $1,000,000.00 Include the $300,000.00 in upgrades. Otherwise, it's just another overpriced, excessive HOA property. Lest we not forget the trades today that built it. It's value is likely 25% what you will pay and you will be spending more to fix the crap they will not. "It's Winthin Spec..."

Toll Brothers is known to upgrade the models quite a bit so what you see isn't necessarily what you get for $1million.
How large are the lots? That one didn't look very big. For 1million I'd rather have some space and not have neighbors right next to me. Too noisy.
