      You ever actually run a construction company ? Do you really know how much work it is ? And how slim the margins really are?

    When you say "options", what options are home builders offering? Do you mean things like a fireplace, upgraded cabinets, etc..? Or do you mean optional things such as making an empty space into a room by adding an extra wall? Because toll brothers has optional/flexible floor plans listed on their website, but there are no notes about pricing.

      Generally the options that are negotiated upfront or part of the sale include structural options like extra square footage, finished basements, etc.

      Sometimes they try to penalize you for not getting a loan by withholding incentives reserved for buyers who use their mortgage company!
