    Thank you for sharing and congratulations! This is a great channel and I hope it grows!
    The 1% rule is not difficult to find in Canada, it is impossible, prices and taxes are too high to make the investment decent, the cash on cash return is very poor when you run the numbers properly.
    My question is - what about taxes? Doesn't canada tax you very aggressively when you have income property in another country? Please answer or do a video about this as I have been looking at the US also. Canada is not friendly to property owners.

    Amazing information!
    However, please also include the time where you will be bleeding money that is when your tenants will be out and you will have no revenue but still you will have to pay mortgage payment every month.
    According to the information provided in the video, that will be around $30k ($3k mortgage) considering 10 month holding period.
    Also you may be paying insurance and property taxes.

      @@growwithnav just wanted to know over and above cash flow - the mortgage payment is also adding to your principal so in total actually cash flow should be more as rent is going towards interest and principal component correct? I have started watching your video and i must say being a CA that your finance knowledge is really insightful !

    I have a question. Why did u invest in so many units property when you know there can be vacancy as well instead of maybe one good apartment which guarantees income. Just curious to know coz here the risk is high

      It’s low risk in fact. It’s unlikely that all 8 units will be vacant at the same time - so we will Cashflow if a couple of units are vacant for a couple of months.
      With single family, if the tenant doesn’t pay or leaves - we got 100% vacancy and guaranteed negative Cashflow.

      @indo It is better to be a "real owner" because buying an apartment in a building, puts you at the mercy of general increases which are often higher than the increase in rents.

    How does this investment make sense ? Even with the lower interest rates of USA ? The rental yield is less than 2 % ...is there anything or any hidden benefits I am missing..

      You get 100% of the money out in 1 year and make the 2% yield on $0 😀
      And you still hold equity in a multi-family home. That’s pretty sweet don’t you think?
      The trick is to find a deal that would require enough remos to make it $0 home in a couple of years.
      The only other investment that would beat this is I investing in my skills and my business.

    Taxation is flat 30% in for non resident in usa i guess then canada will charge 20% plus = 50% income will goes into taxation Right ?

    To be honest it would have been a good decision had it been a single investment in home country or maximum 2 partners, 4 partners that too in foreign land and place like Cleavland I have my doubts.

    I understand you are a BiggerPockets graduate..but how can you completely ignore maintenance (5%), capex (10%) and vacancy (8%)...no mattter how much interior decor you do, you are buying a 130 year old property...this 23% provision will eat all your cashflow. Not criticizing your decision but just trying to understand your thought process

      Not ignoring it - it’s just that these numbers are unclear as of today and will be more clear an year from today when the basic planned Renos and completed and we get a handle on the actual interest rates, ARV and rents.
      Probably another video in a year with actual numbers would make more sense 😀
      For now, we have already budgeted $60,000 for all these until the building stabilizes. Multi- units can be difficult to stabilize at times and numbers can be a bit fuzzy.

    haha, i am honestly surprised by how optimistic your projections are. you are buying apartments in a very unsafe nighbourhood (based on US statistics, bedford is in the bottom percentile for security). Stop making stupid assumptions on this. Also, the amount of money you will end up spending on maintenance will outweigh the benefits.
